Owner of a listing on Flipky - Price Increase of 33% just for listing

I am an owner of a condo, and list it on flipkey.

I just received an email that they will increase their annual fee from 299$ to 399$ per listing. This is not just ridiculous because it is an increase of 33%, it is also ridiculous, since you pay them 3% for each booking you do over their payment system, which was introduced middle/end of 2013. That means they increased their prices 2x, one time on the base line and one time on each booking!

That's why, I suggest most of our guests to directly handle the payment and booking through paypal. Of course there is a similar fee, but at least I am not throwing all the money at one company, while I do not receive any service. Check out www.airbnb.com , that's how it is done. No basic fee, and then a fee based on the amount you earn. Great customer service, immediate response and super easy to use, additionally you receive the money in almost any currency you like. The only unfortunate thing is, that all other vacation rentail booking sites are even worse, and you should be listed at least on 2, to increase your coverage and capacity usage.

In any case, just wanted to let you know, that they charge tremendously from you, for now real added value.

Feeling screwed before I even book

I am trying to rent a Condo in Puerto VAllarta at the Penenisula. I have been in contact with the owner I think and he gave me a price of 9600.00 but when Flipkey gives me the price it is 10,850.00.. What is the difference.. I would like to deal with the owner as we have in the past but not with FlipKey,, I feel the owner is not getting a good renter for 3 months and the reason is Flipkey.. I do not feel secure in sending money to them.

Security deposit concern

After renting a property via Tripadvisor / Flipkey I was surprised to find that my deposit had been released to the owner of the property due to missing items. My understanding was that Flipkey would hold the deposit for 10 days. They released it before I had even returned home and failed to give me a real opportunity to respond. If the 10 day period had been honoured then my money would never have been released. As it stands, I have been promised the money back from the owner (this promise was made one month ago with nothing received). I feel that Flipkey acted negligently by not engaging with me. It is obvious that if I live in the United Kingdom and rent a property in the Philippines, it is likely to take some time to return home. I haven't mastered the power of teleporting yet. I thought that was what the 10 day period was for; to allow customers to return home and to give both sides the opportunity engage. I appreciate that sometimes owners may require the full and immediate release of a security deposit but $120 for little more than an alleged missing towel is excessive. Unless extenuating circumstances apply I would have thought it right to hold the security deposit for the full 10 days so that sufficient time can be given to resolving the dispute. Given my experience I would like to warn all customers: you can lose your security deposit without even knowing what hit you because, in the exact words of Jessica, a Flipkey advisor -'Nowhere does it state that FlipKey must hold refundable damage deposits for 10 days. If an owner chooses to process their refundable damage deposit through FlipKey, FlipKey will hold the deposit and automatically refund it 10 days after check-out so that the owner does not have to manually process the refund. In the event that an owner does file a claim on a damage deposit, FlipKey will work to resolve the claim in a timely manner. Our policy is to notify the traveler of the claim and if no response is received within 24 hours the claim is processed as requested.' Obviously if traveling long distances with connecting flights etc. it isn't always possible to respond within 24 hours! Flipkey refused to adequately address my complaint and were both repetitive, demeaning and rude.

just realized they had me advertised in VA and the property's are in NY, their really on the ball, i have no time to correct their business or teach them anything!
Its time to up date my credit card info this must mean they cant access my $$ so i am going to drop them for the poor and lack of business,
just the vendor reviews are enough to get me sick! Flip Key Sucks.
Sorry Flip Key you need to do the right thing, here goes another one!

Hustlers

In december i booked and paid a villa from june to july. I got confirmation on mail, and everything seemed ok. When i by coincidence contacted the owner, he said he knew nothing about our booking. Flipkey than canceled my booking and refunded $524 less than what i paid. They blamed currency changes, and i lost this money. If i would'nt contact the owner my self, i and 13 more people would arrive in Portugal without accommodation.

Agreed - Flipkey Just Lost over 30 Properties of Mine!

Flipkey works for the owners, correct? Without us, there would be no reason for them to exist. The guests do nothing but merely use the service. The service is there because of the owners' actual need to list their properties.

Why was it a bad move for Flipkey to change their already HIGH existing $399/year annual plan to that of "LIST FOR FREE and ONLY PAY US when YOU BOOK A PROPERTY?"

Yes, it's a listing for FREE, but what they don't mention is this....

If you are an owner listing with Flipkey. Would you want a third party to hold your money UNTIL the guest checks in and then wait 24 hours afterwards to pay you?
With the 3% booking fee, pitched as FREE, this is exactly what is happening!

- Most of us owners already have a nice deal of around 2.5% or less. Why does Flipkey want an extra .5% then again, hold our money until 24 hours after the guest checks in?

This also puts us " the owners " in a very bad situation! Most owners like to know that their property is secure with the guest booking it and the money has been paid in full, but when we don't get paid until 24 hours AFTER the guests check in, we don't feel secure about it. Yet, FK states " you can always see it online, but we hold it until 24 hours after the guest has checked in for THEIR SECURITY " not the OWNERS NEEDS.

2) Another thing FK doesn't really mention, but basically you have to read the fine print.

They will not allow us " the owners " (reason for FK in the first place) to directly communicate with OUR POTENTIAL GUESTS.

They "block/hide" the potential guests contact information, as if FLIPKEY were the ones " in charge of the booking of the owners property and we " the owners " are merely using the service ". That is incorrect.

The owners are " in charge " of booking their OWN properties and the guests are merely using the service.

* FK pitches it as, " we offer security for the guests to call us/inform us that the property is what they said it will be "

People!! CSA Travel insurance does the same thing and you can either buy it FOR your guests or direct the GUESTS to it, yet the BIG DIFFERENCE is NOBODY holds your money.

3) This is most important reason as to why I just pulled over 50 listings from FLIPKEY.
--- They don't understand why forcing us " the owners " to allow them "FK" to hold our money is such a bad idea. Do not list your property with Flipkey. You will be sorry if you do.

Owners/Manager DO NOT list your property with flip key!

Flip key is totally unethical in their business practices. We listed our property in Cabo and I just had them remove it. I should have checked reviews first.

They has an option to pay a yearly fee of 399. but removed it after a few days. They do not give you any way to communicate with potential renters except through their email system. You get no phone number to speak to them till they make payment. Then after they do make a payment you get to speak to them. If after speaking it is not a good fit, they charge you a fee to cancel!
They are very rude on the phone if you need a question answered.
long story short, list your property on Homeaway or VERBO. Stay far, far away from flipkey!

FlipKey pads THEIR bottom line while SHORT-CHANGING snow-bird guests & owners.

FlipKey as management policy so devalues their customers - they think they can "fool" their own customers! Snow-bird guests & owners - Just to save a few pennies on their server search capacity.
Try a search for stays over 60 nights.. I won't work & they won't admit IT IS NO ACCIDENT. FINALLY after months of emailing their customer service.. and calling them on it.. they admitted.. When they could have a pop up to let their users know or do the same searches that TripAdvisor does. Who hired these clowns posing as marketing managers?
What are the highest rated web sites to make FlipKey's bad faith practices well known?

Our product development team has confirmed that we do not cater to long term rentals by design at this time. I submitted the information you provided when you sent the first message about it but unfortunately, they have not made any changes to allow long date ranges. We appreciate our customer feedback so that we can improve our services. Long term search dates may be something we will consider revising in the future."
Management's that are dis-honest,devalue and "fool" their customers end up being the fools.

Horrible for owners, horrible for renters!

FlipKey is the worst of the worst for anybody looking to rent out their vacation home or rent one.

Why it's bad for owners: FlipKey does not follow it's own policies. You will find yourself bending over backwards to answer inquiries quickly, to constantly update your listing, etc. They will tell you that this will reflect your search position on the page. It won't. You can look yourself and you'll clearly see properties are organized by who has the most properties listed. This means that crappily run management companies are getting listing priority over many of the quality listings of private owners. Their customer service is the worst I've ever experiences. If you call to ask them why their sorting isn't working as they say it should...they'll tell you lies and refuse to escalate you to someone higher in management.

Furthermore, they are trying to force all the people into accepting their online booking, which is quite seriously flawed. They do everything they can to prevent contact information from being shared between owners and renters until after the booking. You can only communicate through their email system. It's impossible to call a potential renter ahead of time and ensure that your property is right for their needs or that they meet your terms and conditions. For instance, we had no way to even make sure that they met our minimum age requirements in advance.

Furthermore, if money is collected in advance, FlipKey wants to hold onto that until after the stay. Most people rent their properties because they cannot afford to pay for them directly. They rely on rental income for paying bills. FlipKey holding the money until after the transaction is not going to work for most owners.

Why it's bad for renters: Besides charging the owners 3%, their new system charges 5-10% additional booking fee to renters. Why would you want to pay that when you will probably find the same property on HomeAway or VRBO that will not charge you the extra 5-10%? By the way, that's why they try to stop people from communicating directly...they want to get that 5-10% out of the renters. Most companies have subscription services where you can pay an amount per year to advertise on their site and they pass no additional fees onto renters. Not FlipKey!!

Furthermore, do some research. Look at other sites. It seems that people have tremendous problems getting money back for security deposits, etc. Apparently the customer service isn't only horrible for owners, but everybody online says it is for renters as well.

AVOID THIS COMPANY!! You have a lot of better options out there. This is not the place to go for a vacation rental.

Unexpected commission on rental

We settled on a months rental in Florida through Flipkey and were given the breakdown of the costs by the owner,so far,so good.When we came to pay the deposit plus the damage deposit the cost had increased by over $100 which was a nasty surprise.This turned out to be 5% commission which Flipkey doesn't tell you about until it's too late.We have rented properties many times in Europe through Owners Direct,Homeaway etc and we're never aware of this type of charge before.RENTERS BEWARE.

Unhappy customers; both vacation home owners and vacationers

I have had my property listed for rent on FlipKey for a few years. Their service and data management is getting worse by the day.
1) They respond to my concerns with FAQS instead of actually solving the problem. In the most recent case, someone posted a review to my website erroneously. It was meant for another listing, I presume. There's no canned answer that is going to remove it. They must do it. As of day 5 it still was not done, which could have cost me thousands of dollars in rentals.
2) Their proprietary e-mailing is getting more cumbersome. I can't see inquiries on text messages without having to log into my account, which is a huge inconvenience. This is much unlike HomeAway.com/ VRBO.com, who is not only responsive, but works to keep Owners happy, is user friendly, and cares that their customers are making money and being successful.
3) FlipKey requires you to Approve all reviews before you can even read them. That is just absurd and unfair. They are asking you to agree with them before you can read them. And then they post them right away; whether they are legitimate or not.

4) Read the reviews from people who have rented homes and paid through FlipKey. The attorney general should be investigating FlipKey. If you're thinking of renting or listing your property on FlipKey - run the other way.

ABSOLUTELY NOT!

Flipkey has no peer review, no profile details or information, no security measures that I am aware of to protect guests or hosts, and no conscious regarding the plight of their hosts or their guests. They DO have HORRIBLE customer service, and ridiculously unfair cancelation refund policies, very misleading "insurance" coverage and dishonest employees.

My unit was vandalized by the first Flipkey guest I hosted. I have hosted with Airbnb over sixty five times and have always had issues resolved amicably. Flipkey is literally a shot in the dark when it comes to knowing who will be staying at your property.

Very, very scary "company".

Advertiser disappointed by the attitude of flipkey

I'm an advertiser flipkey , and I do not accept payments via flipkey because I believe that the relationship between owner and customer is the best thing . the customer sends me a deposit of 25 % of the total cost through bank transfer and then they can decide whether to pay the balance upon arrival or by bank transfer a few days before his arrival . I adopt this method and I was always good. to do what I pay an annual subscription to the site flipkey , while advertisers who opt for payment via flipkey the subscription is free . the complaint that I have is that by choosing not to obtain payment via flipkey , I find myself in the last place of the site's home page in my region , although compared to the other I have a lot of reviews and all positive. I have a feeling that flipkey relegated to last place my ad to force me to choose to be paid via flipkey . I say this because before it came into force on their payment method, my ad was in first place on the home page . they have never given a plausible explanation to my complaints, I do not think I will renew my subscription
although in the past I've had good results with them, but I notice that they have no interest in retaining the old advertisers.

I rented through them instead of where I normally go for a cabin in Tahoe. it was all a lie. the cabin was not what it offered and when I returned I cantacted them and the owner trying to get some refund due to not having what I was promised. if you do not notifiy them by midnight the first night they will not help get you a refund. I even said that I discovered stuff all weekend not just the first night they basically told me sorry and I got screwed by the owner......they are a company that wants money and will let anyone post and not hold them accountable if you use them you will get 1/2 or less of what offered and no way to get your money back.

Cannot Trust this company

I recently wrote a review on the Flipkey review page about a hotel we stayed at in Miami and they did not post it on their site. They communicated with me through email and promised to post it within a few days but never followed through by actually posting it. It is now a month later and they won't even respond to my email when I question why they haven't posted it. In the review I told how bad the conditions were. Their refusal to post it or communicate leads me to believe that they may be protecting the location I reviewed. I will never trust their site for reviews as a result.

Feels like you're vacationing at home!

We stayed at "2-Unit Beach to Bay Cottage...NOT Grandma's place! " in Bradenton Beach, Florida for 2 weeks over Christmas 2014. It is an amazing little duplex 1/2 a block to both the gulf and bay side of Bradenton Beach. Walking distance to all the local sites and a short drive to many more of Florida's amazing areas and sites.

Fun, spacious, affordable!!

My family and I stayed at this wonderful and cozy cabin for a weekend. The cabin was nicely decorated and large enough to accommodate 8 people and 2 dogs. The surrounding nature around us was the best part. I would definitely recommend this place. Lenny (the owner) and his wife, are very friendly!

Beware transactions where Flipkey (or any company) holds your money

And this applies to both owners and renters. Why should Flipkey keep your money between booking and arrival? If the company goes out of business both owner and renter lose. If the renter cancels outside of the owner's cancellation policy the owner is stuck with an empty property and a chargeback. Everyone's best protection is to have direct communication between renter and owner, read the terms carefully, and get it in writing. "Pay per booking" is not protecting anyone. The only "assured" profit goes to the broker. Owners take a big risk of losing their rental fee if the guest cancels at the last minute and disputes the credit card charge. Renters are not protected by Flipkey or any rental company .... best protection is to make sure your rental home is licensed by the city it operates in and talk to the owner.

Refund policy: Canadians beware!

Paid in full with Canadian credit card for a rental in Canada, which was cancelled by the owner two days later due supposedly to a calendar error. Refund received ok, but $150 less than I paid. Flipkey says because the money was converted to US and then back again to Canadian for the refund, they cannot and will not do anything. Amazon, Sears, and others seem to be able to handle this kind of thing correctly and fairly with their .ca sites. Very surprising from a company like Trip Advisor with international aspirations.
Canadian (and other non-US) customers be warned! Book through a site where you can pay in Canadian dollars.

Rip-off!!

I have received a large booking that is due to come in to my rental for December 2014 and as it came through Flipkey, I was obliged to use their booking/payment system. It was my first time using them and I agree with all the other comments here of what an appalling company they are to deal with. I called in advance to ensure I was comprehending all the terms of their payment system and was told that there is a 3% cc charge. Fair enough. The guest just paid 50% and then I get notified that the guest has been charged a booking fee of nearly $800US! I ask what this is for and they say that is what the guest has to pay them for using their service! However, they have not done a thing, aside from send the enquiry on as far as I know!! Next thing. I notice that "funds will be sent to you within 24 hours of check-in"! I called them and told them I had not been told that this is their policy and I was informed that its in their terms and conditions. This means that they stand to make interest on the money of the guest (my money) for the next 10 months. At this stage, its nearly $9,000 and by September it will be increased by that much again! So, in addition to charging the guest a booking fee(!!) charging me cc interest (fair enough) they also stand to earn interest on the money they hold back. My question to them was: "so what happens if your company goes bankrupt in the next 10 months" Answer "this is not likely to happen because we are Tripadvisor"!! I wonder if Lehman Brothers adopted the same principle?!!

Up until now, I have only ever used Homeaway/VRBO which is a professional and easy company to use. I pay to list with them and get the monies straight away. I have never in all the years dealing with them, had a problem.

I am pulling all my listings on Flipkey as I cannot deal with a company such as this.
