As a a realtor, I've been using Airbnb Calculator to generate revenue projection reports. It's very customizable compared to other tools (e.g. adding logo, expenses, edit comps).

I was really excited about using this platform to find a future holiday let, but I quickly realised how inaccurate the revenue predictions were once I started matching them with actual revenue figures, received directly from the hosts. In some cases the revenue featured on Airbtics was double of the true amounts received directly from the host of the property.
There is no way that I would recommend using this platform to others, as I believe the inaccuracies make it worthless.

Terrible platform, not only are there huge inaccuracies in their predicted revenues for listings, the platform it self isn’t very good. I’ve used this for approximately 3 months in order to support the purchase of a holiday home and the revenue figures presented for four separate properties were drastically different from the financials presented by the sellers. In one example, Airbtics claimed the past 12 month revenue for a property was £30k, but when given the financials from the seller, the actual revenue was £13k! I experienced the same with three other properties. Don’t waste your money, there are other platforms out there that have greater levels of accuracy.
After receiving your response on here, I just want to reinforce that all four properties were widely different from your revenue amounts and I did provided details on three of the properties to your customer service along with the true revenue figures. I also want to confirm that all four properties had been active listing for a minimum of 24 months, so that should not have affected your revenue amounts. I find it highly unlikely that this isn’t a regular occurrence given that I’d only identified 6 properties that I wanted to look at for purchasing, 4 of the properties revenues were a complete mismatch to the actual figures and 2 property owners wouldn’t share their financial information, so I could not verify.

It was quite impressive. I thought this was a very good tool. Somehow in my head I had $119 a year. Now I am confused. It is way more, but there are two price structures, one $63 a month and the other $29 a month, and both on an annual basis. I plan to use it for my personal needs, and I might only need it for a month or two, But I did not see that this was an option. Other than that - perfect.

The simulator is likely the best available on the internet. It's very effective and delivers clear information.
Few doubts are about last 12 months statistics... are they actuals ? or potential ?
In addition, it seems that the platform commissions are included in the revenues, therefore they don't contribute to the final profit. This is not so explicit and in my opinion it should be more clear.
Said all the above, it remains the best available tool, may be the top with those few adjustments.

Not clear and not user friendly. The system always took long to load info and is very unplessant to even after having paid the higher subscription... several features were still locked.
