Deposit not returned despite clear agreement

We rented a property via Tijdelijk van Huis and paid a €3,000 deposit before the start of the tenancy.

The deposit was invoiced by them and paid to a bank account in the name of Tijdelijk Twee Woningen. Communication was handled through tijdelijkvanhuis.nl.

After the tenancy ended (1 December 2025), a final inspection was carried out and it was confirmed in writing that the property was returned in good condition and that no part of the deposit would be withheld.

According to the contract, the deposit should be returned within one month.

Despite multiple requests, a formal notice of default, and involvement of a collection agency, the deposit has not been returned.

At this stage, the company is arguing about which legal entity is responsible, even though they invoiced, received, and held the deposit.

Based on this experience, I would strongly advise future tenants to clearly verify:

which legal entity you are dealing with,
where your deposit is held,
and under what conditions it will be returned.

Getting the deposit back

We moved to another house and are still waiting to receive our deposit back. According to the contract, the deposit should be paid in 2 months. We didnot receive our deposit back, there is no answer from our mails, sms, whatsapp messages and calls. Do not select them, do not trust him!

I am one of the landlords renting out a…

I am one of the landlords renting out a house through Tijdelijk van Huis / Excellent Concepts B.V. (KvK 57682283). Initially, everything went smoothly, but when it came to returning the deposit (€3,000), problems began. No contact, no answering the phone, no responding to emails. Only after several months of payment reminders was I able to recover the deposit.

I advise you to be careful with this company!

Unreliable Service and Withheld Deposit

I had to rent out my home due to a long-term work assignment abroad. Since I still had an active mortgage, I decided to work with Tijdelijk van Huis. Initially, their service seemed professional and responsive, but everything changed once my property was actually rented out and they got the deposit and the fee. From that point on, they stopped answering phone calls and emails altogether.

It has now been three months since the tenants moved out, yet Tijdelijk van Huis is still withholding the security deposit and not answering my calls. What’s even more concerning is that this isn’t the first time this has happened.

I strongly advise against trusting this company.

Tijdelijkvanhuis.nl failed to payback…

Tijdelijkvanhuis.nl failed to payback the deposit even though the owner approved it right after the rental period. Three months followed with numerous phone calls, emails, and lots of empty promises and broken commitments to me and to the owner of the house I rented. Only after sending a registered notice of default, which wasn't accepted but was legally considered received, I finally got my deposit back after three months. I advise to never do any business with this company.

Scammer

Do not hire or rent your apartment via this company. They take your deposit during beginning of tenancy and will not return back even though landlord has asked them to return back the deposit to tenants
