Where do I even begin? Dealing with Anthem Management has been one of the most frustrating and demoralising experiences I have ever had. From the very first interaction, it became clear that honesty and professionalism are simply not part of their vocabulary.
Promises are made freely and broken without apology. You are told one thing to your face and something entirely different happens behind closed doors. When you try to hold them accountable, you are met with deflection, delay, and outright denial — as though the conversation never took place.
Communication is non-existent unless it suits them. Emails go unanswered, calls are ignored, and when you do finally get someone on the line, you are passed from person to person with no resolution in sight. Every interaction leaves you feeling as though you are an inconvenience rather than a client or customer deserving of basic respect.
What is most alarming is the complete lack of integrity. Money and commitments seem to disappear into thin air, with no transparency, no accountability, and no willingness to make things right. Others deserve to be warned before they make the same mistake.
Avoid at all costs. There are far better, more trustworthy organisations out there who actually deliver on their word.

If I could leave 0 stars I would.
I recently sold a flat which was managed by Anthem and I would never buy a flat again.
The entire sales process was stressful with them not responding to emails.
I no longer own the flat (thank god) and am still waiting for a response to an email they sent to me about account balancing in May.
The dates on the invoice make no sense. It looks as though I am owed money from last years service charge and have I had a response? no.
I have sent numerous reminder emails, no response.
I fully sympathise with any one who has a property managed by these people.
I’m hoping by leaving a review I will receive a response, and also hoping this will be the last interaction I have with them.
Edit ** Following on from the below response. They have not in fact answered the query. I was passed to someone else who has yet to respond.
The fact it’s taken me to leave reviews to get a response from a management company says it so I believe my above review still stands.

Awful company. I pay £300 a month but they send me a bill amounting to £829.52 to pay in advance when the invoice is described as "anticipated service charge expenditure". They charge £3000 for external landscaping when we have nothing of a garden! Tenants complained about lack of cleaning, their management fee is £7140.00. I can't belive such awful company does exist when we could find a better agent for a lot cheaper.

An impressive ability to send strongly worded emails before establishing basic facts.
The management company appears highly efficient at passing responsibility onto leaseholders, although considerably less efficient when it comes to communication, investigation, or responding to genuine concerns.
Particularly memorable was receiving a “certified fail” notice for a fire door inspection that apparently never took place — the report itself stated “Door Not Accessible”, and no prior access arrangement had ever been provided. Equally reassuring was receiving complaint emails regarding alleged smoking without any evidence that the source had actually been identified.
One does get the sense that sending alarming emails is considerably easier than properly managing a building.
A rather frustrating experience overall.

Parcel theft is a huge issue in our building, but these lot couldn't give a toss. I'm only a tenant, so I feel for the landlords who actually have to pay these cowboys. Absolute robbery.

Not sure what you pay for with Anthem. Distinct lack of any action or response to requests. Had more development managers than hot dinners and not one of them has managed to be of any use.
Lack of any diligence around adoption and don't feel they are ever working for the residents who pay them. Can't quite get my head around how this business model operates and functions other than to be paid for work that is never completed.

Where to start.
If you plan on buying an appartment that has this company as housing, dont. They will take you to the cleaners and then invoice you again even thought you have paid. They will triple your service charge when the building itself isn't safe and the fire and rescue services head office have to get involved. It will leave your appartment unsellable. No moretage will offer and no invester will invest. You will become trapped and miserable with no out as you slowly get more and more into debt trying to stay afloat. Do not subject yourself to this life we are living.

We're living under Anthem Property Management, previously Hazelvine, and they do absolutely nothing, except take our money. It took 4 years and over 100 emails plus numerous phone calls for them to repair a leak in my bedroom ceiling, and during that time, I had to sleep on a sofa as I have lung problems, (COPD & ILD), and the black mould was dangerous for me. They ignore emails, except for the Accounts Dept., who email you immediately if you say you're withholding your payment, however, the Maintenance Team just ignore the maintenance requests. Our flats have gone down a lot in value due to the state of the block. (by approximately £20,000), due to no maintenance being carried out on the outside whatsoever. I have lived here 8 years and whether they were Hazelvine or Anthem, the service is still non-existent. Currently speaking with professionals to see what the next steps are to removing them from their position, as the amount we pay for the service charge, we deserve a Management Company who cares about both the property and its residents.
Update 20/02/26 - After being told in Anthems Trust Pilot response that someone would contact me in 2 working days, we're now 6-7 working days in. I emailed Anthem again on Thursday 19th February to say that no-one's contacted me & should I update my Trust Pilot review. Exactly 2 minutes later the person mentioned in Anthems response emailed me back to say they would respond by the end of the day, however, no response received. I've emailed them again today, however, again no response. This is standard practice for them.
In my first review I wasn't clear about the present problems we're experiencing. We have a long list of necessary repairs required and I have sent 12 emails over the course of the last month, to which I have received NOT EVEN ONE response. This again, is standard practice for them.
I have also given them some financial queries as there are some suspicious activity within their charges and end of year statements. They have claimed for things they haven't done, including the stairs hand rails inside the building. This was never done, however, was on their financial statement. They also claimed for interior decorating that hadn't been done, and they only done this last year following concerned residents bringing it up to them.
I believe it's time for a forensic financial analyst/investigator to look through their Accounts.
Sending my 13th email, (numbering communications as advised by professional body), to them today, which I'm sure they have no intention of responding to. At least by them acting like this, it only strengthens our case for when it will be needed.

Terrible management company - had contractors washing the windows with paper towels, urgent maintenance issues are treated poorly with no urgency at all - requiring follow up phone calls to get anything done. Unbelievable how much they charge for getting someone to cut the grass

My experience when Anthem took over the magement of our block of flats from GEM has been distressing. I have been reporting a leak through the roof since October last year and still there has been no resolution. The leak has been getting worse, we have damp in our flat, mould and a damaged ceiling not to mention health concerns as a result. Most of my emails are not responded to and I am not told of next steps. Our building is in Slough and will be happy to share the details to get this looked into. The service is extremely poor.

Anthem Management Bristol - Easily one of the worst management companies out there. Rat infested, doors/gates/lifts broken for months without fix and constant delays on getting contractors and terrible at communicating. Would avoid any dealings with these people.

I am referring to Anthem in Bristol, that manage the building I live in. The drain pipes in the bin area have been broken since last September. As a result, the block of flats I live in has become infested with rats. This company does not reply to requests nor take any action.

I am a new home owner on a leasehold agreement with Anthem Management. They are slow at responding to correspondence. They have addressed my service charge to the previous owner and have left the lift broken for months after moving into the building. Truly terrible customer service, whilst increasing rates above inflation with little justification. I wouldn't mind paying increased rates if the service was close to good.
