This company is a big racketeering fraud. This is probably a great way for people with money to pay rent. However, if you're like the millions of us barely scraping by in our MAGA world right now, it is a nightmare. They try to take rent out the day before it is scheduled to come out. This has happened several times. Which causes rent to bounce and then they conveniently get to attach more fees when this happens. Myself and four others are currently talking to a pro bono attorney office over the hardships you can understand this has caused so many of us. Millions of Americans in today's horrific economy are already struggling enough and this company is awful!

Tried to post my home for rent but was unable to complete the posting because verfication requires last 4 digits of social insurance number which I don’t have as a Canadian so unable to use the platform. Disappointing.

Avail is an example of a small company that built a great product for landlords, but then got acquired by a larger company (Realtor.com) that more than doubled prices and destroyed the excellent customer service. Phone support used to be great. Now their phone support is not available during published times and I have been on hold today for 90 minutes. Also, AVAIL charges $9/month per rental unit (highest price I've seen) and yet I discovered that they've been overcharging me (not hard to do the math) ever since I removed a property from their site almost a year ago. When trying to alert Avail of this error, I haven't been able to get a reply from them by phone or by email. For a small landlord who wants an economical, efficient way to collect rent online, I recommend you look elsewhere.

Landlords, Be Aware.
There is a serious fraud scheme going on the Avail platform where a former tenant can dispute a legitimate payment after moving out and Avail immediately pulls the money from your account with no notification, no verification and no request for documentation.
If a tenant can simply click dispute and Avail automatically drains the landlord’s account, this platform is a major liability. It provides ZERO protection for landlords and hands all the leverage to dishonest tenants.
Avail is not a safe system.
If you value your money, do NOT trust Avail with rent payments, you can lose funds instantly without any due process.

Update:
After posting this review, Avail responded with a generic explanation about their ‘process’ I need to make this very clear, their reply is not accurate in, in fact it’s misleading.
For starters, Avail did not notify me of anything, either being a dispute, or a temporary hold, totally nothing. The money was simply pulled from my account with zero communication. If there is supposedly a ‘process’ landlords are not included in it. No email, no warning, no request for documents.
Your customer support also admitted that the billing department cannot be contacted directly and that there is no timeline at all for a response, it can be weeks or months, no one knows. That means landlords are stuck waiting for weeks while their money is taken. I saw another landlord’s 3months of rent was taken for the months that are in the middle of the lease. That is not a fair or transparent process.
If what you claim were true, the landlord would at least get a notification saying, ‘A dispute was filed, we are temporarily holding funds pending review’ But nothing like that happened. The money was just removed.
This situation is unacceptable and this will be reported to the respective authorities. Avail needs to stop pretending that landlords are protected here. We are not. The platform leaves landlords in the dark. That is the reality, it’s totally a fraud.

I called Avail to update my phone # as I purchased a new phone. The young lady that took my call said everything was good to go for me to get a verification code so I could access my profile which did not happen. So I called back and spoke with Anthony he then told me it would take 24 hours to get the issue resolved on their end. I waited 3 days and still cannot get the verifacation code. I called this morning and Anthony answered after I was on hold for 29 minutes and then rudely hung up on me after I gave him my name. In all todayI have been on hold for 90 minutes without anyone taking my call. Their help page says that they answer the phone in 3 minutes or less. I am trying to schedule a rent payment.Additionaly I was still on hold for another 45 minutes !

I had trouble setting up rent collection. Despite following the instructions outlined in the education video in the Help Center, setting up the rent collection in the final step was not as straightforward as it was made to seem. In fact, as of this writing, it is still pending. Everything else worked fine including setting up the tenant screening, leases, and linked bank accounts for rent deposit.

This company is extremely irresponsible and unprofessional. Their tenant background check is a joke. I trusted their background check and rented my property to a guy who was later found to have several court records of failure to pay rent plus eviction and domestic violence. I ended up losing almost eight grands because of this terrible tenant. When I reached out to Avail, asking why their system didn't find any court records of that guy, they just shrugged their shoulders and said that their system can't check my state's data base and their fine print says that they are not responsible for any loss due to incorrect background information. Are you kidding me? If your system can't check those critical information for my state, you should at least warn me!
