I’ve been using for them-over 6-months and have had no success. The leads go nowhere and the applicants don’t seem to comprehend the pre-qualification process. Which leads me to believe they are not applicants at all. Just fake responses coming from them. I’ve emailed their support team multiple times butc get the same response each time. I was guessing at first they were sending all the good leads to agents, but after reading the reviews it seems agents are not fond of them either.
I’m a private landlord with just a few rentals that my husband manages. It shouldn’t be that difficult to find tenants. Zillow has found several tenants in the past. However, they aren’t doing so well, lately. The property’s are within the range for rent in that area, and are clean and units are in good condition.
The properties were under several management companies over the past 30 years and we recently stopped using them a couple of years ago. We had used several in the area but they were not pushing them as they were others.
We noticed businesses with more properties were getting rented much faster. Also, the management companies would allow people access to our properties by providing a key once they gave $40 and provided their drivers license. I’m sorry, but that’s not good enough for us and it’s not safe to give out keys like that to anyone, nowadays.
I didn’t appreciate that way of handling the process and refused to use anyone who treated my property with such disrespect. This day and time there are scammers who will gravitate towards this type of leniency. I would advise against this practice. I spent many years in loan processing/credit and collections management and seen how properties had been destroyed by those who were angry with the process required. Not to mention, other issues that can go wrong.
Renting your property through a management company takes away most of your rights as a homeowner and leaves you vulnerable and them blameless.
Trust me we would rather use a reputable company. My husband does not want to manage them. Unfortunately, just not able to trust any of them in that area after what we went through. Not until they change their practices!
From my experience, if you do choose to use a management company, Read the contracts completely and make sure you understand it well. Seek out the advice of a real estate attorney if you don’t.

I have been using Avail since 2018. It is a good website/app that could be great, but they don't seem interested in improving the user interface.
I love the lease creation system, this is actually the only reason I still use Avail. This process is straightforward, easy and professional, kudos Avail.
Other user interfaces, however, are so frustrating and confusing I want to tear my hair out! For instance, to find out if a tenant has paid rent, but it has not hit your bank account is impossible to figure out. Why not just put a notification in your inbox that payment was intitiated. You have to search and search and search and then finally in a buried area of the website you can figure it out, so frustrating.
Another issue is that a tenant recently moved out, but there is absolutely nowhere to tell avai the unit is now vacant and to stop drafting their bank account. It is maddening!!! The tenant got a draft after he moved out and I had to Venmo him his money back.
In my opinion it's as if the designers of the website don't actually use the software. The intentions are good, but execution is mediocre. Please, please please just make it simple and straighforward guys. When Zillow gets its lease creator tool going, I'm outta here.

I enjoy the program but think it could be better with a little effort.
1. Easily exportable or printable Rental Ledgers. I often get request from Renters for a copy of their Rental Ledger, and I end up having to create one from scratch. Of course, I can see your information, but it is not printable in a professional format.
2. Lease Renewals is getting better but still not as smooth as it should be especially when adding the new payment schedule for the tenants. I just don't understand why we can't have electronic signature on Lease Amendments instead of having to print it out and having people physically sign the documents and then upload them back into the system.
3. Would be great to have a section that we could use for potential eviction for tenants that are behind on their rent.

I cannot change the rent payment due date because your system doesn’t allow it. As a result, I have to manage my bank balance carefully each month. What an inconvenience!

If you have more that one property and need rent payment report, you cant get a report for only that property.
If you want to post an extra amount received above the normal rent, it won't let you post it for that month, you have to put it towards the next month. This makes tracking incorrect

When Hurricane Helene hit Spartanburg SC in September,2024. The damage reveal damage to the sewer system. All Star/All Valley Realty told me that I damaged the toilets that would not flush. So I hired and paid for a plumber to do a temporary fix. The property has a tree roots growing thru the sewer line. They refused to complete the repair so I had to moved very fast. The plumber said the lines will burst. To this day I didn't receive my _800.00 security deposit back. I am very disappointed and will never rent or recommend this realtor again. Please check who uses your services. They were charging late fees based on the day the funds hit their account not when the payment was done. They will continue to lose tenants based on the way they treat them.

I have been using the avail platform for a few years now to run my rental properties and it has really been amazing! The website is so easy to use and my renters can contact me about work orders and pay their rent online which is very helpful. I have used this app for 3 years. I have finally gotten the hang of how it works. It is not incredibly user friendly but the support staff is pretty good. There is sometimes issues when my tenant owes money for back rent but the app will not allow a payment over the amount stated even when it is back pay.

I have used Avail for about 2 years. For the first year it was fine, but about six months ago they started switching deposit dates at the last minute. I called and they said it was the tenants' bank. But it started happening with every tenant with different banks. This month I received a message that rent would be deposited last Wednesday, but nothing. Customer service said to wait until end of day. Nothing. Thursday, customer service said they would call me back. Nothing. Friday, a second rent payment said it was deposited and nothing. Customer service said they had emailed me (never happened) and I needed to reverify my account. I did that and had to wait 5 hours for a call back so they could resend the money, which they said would now not arrive until Tuesday. On Monday, I called because I did receive an email saying rents would not be deposited because they are having a problem with Chase bank and I need a new bank. Money again would take two days to deposit. Still nothing. Losing clients. Can't trust anything being told to me and still missing money.
