Scam. I was very optimistic using Avail for our rental property. It was super easy to setup the lease with the tenants and all the startup. Then comes the rent for the first month. It says the tenants payment didn't go through because of something on their end. They were going to try again. Come to find out Avail took the money anyway but did not give them credit nor send me money. My tenant sent me proof from their account. I email Avail for assistance and wait. I try to call and get told everyone's busy and to call back. I email Avail again and wait. It's been 18 days and Avail has my rent money and I can't get anyone to answer an email nor get anyone on the phone. I had a premium account and have since cancelled our account. This was such a disappointment and they still owe me money.

Very dissatisfied with this web based company. I got locked out of my account and they banned me from access with having to show even more proof it was me. with ID, Deed etc. I didn't get to update my password with a link they sent me they just continued to keep me blocked. The worst website/company to deal with just to post a add for house for rent. Zillow rocks!

I had to adjust the tenants rent for a specific month to include a one time reduction from the agreed upon monthly rent. Avail was very helpful by crediting the tenant the reduction I had agreed upon with my tenant. The hold conversation with Avail took less than 10 minutes and they were very helpful.
Avail is a great landlord toolbox. The payment portal makes rent collection seamless. The forms library is helpful.
Great platform for managing rentals.

However, Avail still needsto add more features, such as:
1. Option to automatically prorate the first rent charge is available with internal online lease template. It is NOT available for external/uploaded leases.
2. Ability to international numbers be added to Leads contact info
3. Need identifiers by rental unit when payments are posted to our bank acct. Hard to reconcile payments received as we have to know the amount and differentiate based on the amount vs having a payer identifier. What happens when we have two units with the SAME rent amount?
4. Need ability to have a Lease template with variable fields that are populated based on lease info. We can copy an existing lease to a new lease but that means keeping track of the last version used and we have a few lease templates that we use (i.e., furnished vs unfurnished)
For the most part the basic functions work. Rent, maintenance requests, late fees etc. However, from a management standpoint, there are things that I could use that isn't a feature. I cannot add other administrators or accountant is a big one. Also, no mobile app for easy access remotely.
The only feedback I have is I wish it taken 5 days for my tenants rent to hit my bank account.
This website is a joke, just like any other website that I have used for my properties. I have several properties with them, and at first they were like we’re the one and only Holy Grill website. They will deposit my rent money the next day if I pay $9 for each unit. Of course I did that and my money was deposited a week after each month. The best part is there customer support. 3 days I tried to call them and no one answer. I sent them an email requesting a call back, their answer is you can email us instead of calling 😳. Thanks for nothing. I cancelled all of my rental properties with them. Save the headache and go to a different website.
We have listed our home for the past year and a bit. We have be fortunate to have amazing guests and really appreciate being able to work directly with the tenants is great. We have and will continue to recommend FF and Avail to our friends/family looking to list a property for rent.
I love the ability to do multiple tasks such as send lease, collect rent, receive tickets, etc, all in one application.
As a landlord, I’ve had a pretty good experience using avail.co. The platform has made managing my rental properties easier and more efficient. The user-friendly interface allows me to easily track rent payments, communicate with tenants, and handle leases digitally. They offer a lot of functionality that some of the bigger brands charge an arm and a leg for. I highly recommend avail.co to any landlord looking to streamline their rental management process.
There is no way to archive or download a property's records (rent payments, leases, etc) in order to stop being charged the monthly admin fees! The only way, according to the support rep, is to delete the property from the app & lose all records! Or pay Avail their monthly fees to keep the unit active.
What rent collection software company would ever set up software without including a way to download the data for that property before deleting it? I should have just signed up to free version from beginning. If only landlords knew that before signing up for the premium paid plan.
I would not recommend them to anyone for this reason.

I am very disgusted with these people. I spent $110 on an ad that 1) was falsely advertised and 2) the lady was beyond shady and was rude to boot. The house wasn't even for rent, but a small CHILD SIZE room compared to the rest of the house. The ad for one needed to be worded better and made known that the "landlord", more like a fake investor.., was a FRAUD. The house isn't even done yet and she had people living there. Expecting people to share dishes and stuff.. I was not even in the slightest bit comfortable and she also expected my boyfriend and myself to have the $1000 up front when I was just coming to look. I don't trust avail either since I can't be spending my money like this right now with such a small time frame I have to move out... I wouldn't trust these people ever again with anything and I'm going to fight it to get my money back. They can keep saying it's nonrefundable, but I was wronged and felt uncomfortable around their "landlord". The ladies name is Monica (the "investor"), house wasn't ready or up to par, her tenants didn't seem all that comfortable around her, and the house is 113 bunting, San Antonio, TX. 78227. ⛔️!!!!!DONT TRUST THESE PEOPLE!!!!!⛔️
11/13/2023: I called the avail.co customer service phone number and got a live person. I explained that I didn't want to verify the listing using SS & DOB because of risk for identity theft, but also because they're not collecting rent for us and sending tax forms at the end of the year. So they showed us a workaround and got it listed.
11/8/2023: We have 1 property listed for rent in Texas last year, and found a nice tenant for a year. I used other resources for rental contract, tenant screening, and rent collection. Now we wanted to just list again and avail.co is asking for SS & DOB in order to verify landlord account? Sounds like a scam to steal identity to me.
I am a landlord using Avail. I have had a great experience using them for a year. Their staff has been extremely helpful with resolving any questions. Potential tenants do not need to do a credit/background check to request and have showings. That is only later if they decide they actually want to rent it. There are scammers everywhere and everyone needs to do their due diligence. Avail itself is not a scam, only a management platform. Blaming Avail for criminal intent is like blaming the car for allowing a drunk driver.
I have used Avail.co to collect my rent from different tenants for two years. It's always predictable and timely. Avail notifies them a week in advance of when it's due, confirms when it's scheduled and paid. When I make mistakes or have questions, the online staff responds quickly. I pay a fixed $7 each month for any total payments, including deposits, and unlike venmo/paypal etc there is no percentage charged. I'm asking this year's tenants to choose automatic scheduled payments. Then I will have no concerns. I see some of the complaints, but I think people are trying to use it for other services. Notifying tenants and collecting rents it does like a breeze.
By May, finally got it straightened out. The service is now set up and is working as a way to pay rent. My original review gave 2 stars because getting setup was so awful, and the lack of technical support was equally awful. So now I have added a star. With a little bit of good website design, this could be fixed. I would recommend to Avail to do a little user testing of the website and have a word with the designers.
Original review: This might end up being a useful service, but the onboarding has been very time consuming and frustrating. The website does not work with any browser except Chrome, as far as I can tell - which I don't normally have loaded on my computer. The "Help" chat bot could not interpret simple questions. On the initial screens, there is no phone number you can call for help. The chat bot will give you an email. (Later, once you have a login, you will find it deeply buried in the website)
When trying to connect a bank - I tried 3 different banks - none could not be used on their service. Neither the website nor the chat bot tells you THERE IS ANOTHER WAY (linking with account numbers).
I have wasted a lot of time trying to set this up, and so far it's not finished. If it works out in the end, I will give more stars.

This App looks awesome and simple on the frontend but as soon as you start using it, you see every flaw the development team put out there. Their PLAID API setup is not properly setup, and it's clear they didn't read the documentation to put it in. The Development team is so bad it's likely offshores like a 3rd party software company. Their support is quick to dismiss there actually being a problem before even given the proof that there is something wrong with their system. Like this is a system I am forced to use to pay rent, I have no choice in this matter. I've called I've emailed, absolutely no support. If your a Rentors this app doesn't help you much, it gets it all together I guess in a bundled package but I would hate for someone to go through this process and not be able to pay you rent just because this company doesn't care.

Truly confused by some of the negative reviews because I've had nothing but a great experience. Everything is handled online. They generate the lease agreements. The lease is signed on-line. Rent is paid online. When I did have an issue (user error) I called and they immediately fixed the problem I caused. Looking thru the reviews though, I see nearly everyone is from someone who is misinformed. For example, linking your bank account. Yeah, that's normal. When I applied for a home loan the lender had me link ALL my accounts, including investment accounts using the same secured site Avail uses, Plaid. I pay $5 a month per unit and Avail does all the work. Great deal in my opinion.
