Site has promise but clunky and hard to use.
I have 34 rental units. Most are hip apartments in renovated historic structures. I have started using Avail as most of my residents do not have check books and want to pay the rent electronically. Unfortunately the site is clunky and feels like it is a work in progress. Nothing like using Amazon. I recently struggled tor two days to update my tax information. I suspect that a good portion of the problem was the interface with the IRS system. I have hope that I will get better at using the site over time and Avail will revise their system so it works better.

Left Washington DC to North Carolina to put a deposit down when out of state paid rent deposit application fee and it was a scam im stranded pregnant no gas to get home no food and cold in my car and can’t get money back oh and no family. Don’t use this site I cried because I’m 4 months pregnant and stranded I pray I don’t lose my child because I’m at high risk the scammer even tried to get me to work with him saying he has other properties I can stay in this is not safe for no one

My experience with Avail has been great!
My experience with Avail has been wonderful. As a first time landlord, this website has been extremely helpful. For an exceptionally reasonable $5 per month, I have been able to find renters, process their applications and the necessary documentation for applications (credit reports, background checks and criminal history), create a personalized lease and follow up with rent collection and maintenance requests. Totally happy with the experience. As for the banking logon information request which others have noted, I opened a totally new and separate account from my regular bank accounts with a totally new and separate unrelated password and gave them that for processing my monthly rent. I linked the accounts through the bank and can transfer money to and from the rental account as necessary without compromising my actual bank account. Highly recommend!

Plenty of websites ask for my routing…
Plenty of websites ask for my routing number and check number to pay by bank. Websites I trust like mortgage payments. Avail ACTUALLY ASKED FOR MY BANK LOGIN AND PASSWORD. NO FRICKIN' WAY!!!
My option, pay by credit card which levees a huge 3.5% fee. Tack that onto to your rent! That's $35 for every $1000 paid!!!
This app sucks, don't put this horrible app onto your tenants.

Hi James, on behalf of the team, I wanted to be sure to offer my sincerest apologies for any troubles you ran into with using Avail — certainly not the kind of experience we aim to provide. That being said, I do want get a response up to this so not to leave it unaddressed. We are up front about the cost/fee to using a Credit Card to pay rent; and while we don't often advise it, we know that some renters like to have it as an option for points with their card provider. Still, a 3.5% Credit Card transaction fee is fairly standard. I also wanted to directly address your point about banking details; Avail uses Plaid and Stripe to handle all credit card details, and all of that information is highly encrypted.
Plaid uses their global network and local expertise, so our customers can see their financial data and make payments directly from the app, but please know that this is a one-time user authentication process where users authenticate directly with their bank via secure Open Banking integrations, eliminating card and direct debit chargebacks (and we do not store these details).
This then provides our customers with the ability to schedule one-off or recurring payments into accounts (like bank transfers, standing orders, and variable recurring payments), as well as one-off or recurring payments out of accounts (like withdrawals).
Please keep in mind that Stripe is also PCI Compliant which is the most stringent level of certification available in the payments industry. I’d also like to include a friendly reminder that Avail will never provide full credit card numbers within a user’s account. The only thing that surfaces are the last 4 digits of that credit card or debit card number. Keeping this in mind, it would not be possible for someone to hack into an Avail account and get access to all credit card information.

Lastly, I can understand the concern given constant news reports of hackers, phishing, and cyber-attacks. It’s still a good idea to be careful, especially with personal information.
