The Most Disorganized, Poorly Managed Apartment Complex I Have Ever Experienced. STAY AWAY.

The Bluffs at Highlands Ranch is easily the most disorganized, poorly managed apartment complex I've ever experienced. I moved in a few months ago, and it has been an absolute nightmare.

Shortly after moving in, I submitted a maintenance request for a major appliance that wasn't working. MONTHS later, it STILL hasn't been repaired. I eventually submitted another request marked urgent, only for a maintenance employee to CLOSE it, claiming it was a duplicate and "not an urgent situation." Not urgent for YOU, perhaps, but certainly urgent for the resident paying full rent for an apartment advertised with a functioning appliance!

The advertised amenities are another joke. The primary clubhouse? CLOSED. Gym? CLOSED. Sauna? CLOSED. Hot tub? BROKEN. Nearly every amenity that might justify living here is completely unusable, yet residents are still expected to pay full price.

Communication is equally terrible. Most interactions with the leasing office go through an AI virtual assistant named "Avery." Getting meaningful help or accountability from actual management is incredibly frustrating.

Then there's the absurd number of third-party systems residents must navigate: one app for rent, another for maintenance, another for parking, another for AI-powered communication, and a separate company handling trash. FIVE different systems for basic apartment living. It's a disorganized mess.

The management company is based in Miami, Florida, and the entire operation feels completely disconnected from the actual resident experience. Maintenance personnel regularly drive around the property in golf carts, yet somehow basic repairs remain unresolved for months.

The biggest problem isn't simply that things are broken. It's that nobody seems to care enough to fix them.

This complex has no shortage of ways to collect your money, but when it comes to delivering functional appliances, advertised amenities, or responsive management, accountability disappears.

I genuinely regret moving here. Do yourself a favor and LOOK ELSEWHERE. Don't be fooled by the advertised amenities or leasing presentation. Living here has been an incredibly disappointing experience.

I am writing to you today as a resident…

I am writing to you today as a resident who has called Atlas Apartments home for the past six years. Over this time, I have watched our community evolve, and it is out of a deep sense of care for where I live that I am reaching out.

Lately, many long-term residents and I have shared growing concerns about the noticeable decline in our living experience here. To help illustrate what we are experiencing day-to-day, I have compiled our collective feedback, starting with the issues that feel most embarrassing and urgent to us as members of this community:

Garbage Chute and Trash Overflow: First and foremost, the condition of our garbage areas has become a primary point of embarrassment. Trash chutes are regularly backed up, leading to piled-up waste, harsh odors in common hallways, and unsanitary conditions. It is difficult to welcome guests into our home when common areas are consistently impacted by waste overflow.

Garage Security and Vehicle Break-Ins: Safety in our parking garage is a constant worry. Reports and personal experiences of vehicle break-ins have left many of us feeling unsafe in a space we pay to secure. The lack of visible security improvements or addressed vulnerabilities is deeply unsettling for everyone living here.

Facilities and Maintenance Delays: Maintenance requests—from routine repairs to critical equipment, such as delayed elevator inspections—are taking longer than ever to resolve. Water leaks and delayed fixes lower the standard of living we expect from a premier building in Issaquah.

Seasonal Comfort and Overheating: During warmer months, units become exceptionally hot due to the lack of built-in cooling, particularly on higher floors and exposed faces. While this is a structural aspect of the building, the lack of proactive support or advice for managing extreme heat leaves residents feeling neglected during heatwaves.

Management Communication and Office Turnover: Underpinning all of these issues is the frequent turnover in the leasing office. It feels as though as soon as a manager or team member understands our community's needs, they are replaced. This ongoing cycle results in lost communication, delayed renewals, and an overall lack of continuity.

When I moved here six years ago, Atlas represented quality, convenience, and a welcoming atmosphere. I still believe in the potential of this community and value our location and neighbors deeply, but the current trajectory is disheartening.

We are sharing this feedback in hopes that management will take meaningful, visible steps to restore the standard of living that drew so many of us here in the first place. I would welcome the opportunity to discuss these points with you directly and hear what plans are in motion to address them.

Thank you for your time and attention to these serious matters.

Do not rent from any Avenue5 property - they are crooks

My family of 4 lived at one of Ave5's property's in OR from Sep 2021- Sep 2025. One family member stayed another 4 months. The property manager (PM) there since 2025, lacks appropriate skills and knowledge and engages in unethical practices, while violating Oregon landlord tenant laws. He does not demonstrate strong communication, accountability, organization or professionalism. Even more appalling is Avenue5's standard to look the other way while pointing the finger back at the PM. The level of incompetence is astounding and goes all the way up to corporate.

On 1/15/2026, I notified the PM and staff in writing the unit had been vacated by our roommate. I provided my forwarding address stating I paid the security deposit and asked the remaining deposit minus cleaning fees along with a receipt be sent to me. I received confirmation in writing 1/20 specifically confirming a cashier's check would be provided within 30 days, minus fees with the requested receipt to the new address. PM responded shortly after asking permission to dispose of the personal belongings that were left behind. I authorized it. 34 days later I asked PM for status of my security deposit, and he decided to hide behind Avenue5 and provided their general email address for the corporate billing dept.
After 2 requests, Laura M. Avenue5's Billing Specialist, emailed me the accounting statement. I was shocked to see fabricated charges that consumed the entirety of my $2160 deposit and showed a balance of $518 due. The email said charges are not discussed by email and to call with questions. I knew right then to to document everything.
I left several voicemails. When Laura finally called back I asked why they didn't mail the accounting statement within 31 days as required by law and defensively, she said, "Normally we do, but we weren't provided with a forwarding address!" I explained it was provided and staff acknowledged it in writing. She then said "Well we can't control what the office staff does, we're just the corporate office." She instructed me to email her my questions and she would pass it on to the PM for review and response. In my email I demanded that either my full deposit be returned or explain charges in more detail and provide receipts. PM refused to provide receipts, details and explanation. He flat out didn't respond. On March 9, Laura emailed me a moveout inspection report and on March 11 called to advise she spoke with the PM who stated there would be no adjustments to any of the charges. I asked for a point of contact to escalate the matter and she stated there was no one else I could speak with. I emailed hello at ave5 and no one responded. I took them to small claims court. I lost because they had coaching and direction from their fancy corporate lawyer and I was a renter without representation and despite what they agreed to in writing they found a legal loophole, stating I had no right to the deposit as I was not on the renewed lease for the 4 months the remaining tenant was. What the judge did note was that I wasn't the appropriate party which tells me she knew they were in the wrong.

I had no legal right to the deposit I had proof of paying. Not once, was I ever informed by anyone at the property or Avenue5 of this. Yet they communicated with me from Jan 20 - Mar 11 2026 providing confidential information about a unit and tenant that I had no right to receive. In doing so, they violated ORS 90.425 Unlawful Disposal of Belongings by asking for my authorization to dispose of the remaining tenant's personal belongings. They violated HB 4123 Violating Privacy of remaining tenant, by providing me (non-tenant with no rights) with the accounting statement, move out report with pictures and discussing the tenant's financials with me for a 50 day period after the rightful tenant moved out.

The most frustrating part, is the lack of accountability or consequences.
Other laws violated include ORS 90.300 sections 11, 12, 13 and 14.
Charges were - carpet - $1623. Trash - $300. Heavy Cleaning - $575. Blinds - $150. Drip Pans - $30. No quantities, unit costs, receipts or labor records provided. Drip pans are not noted on inspection report and no pics provided. Carpet is noted as good, unit had less than 300 sq ft with 5+ years of use and pics show the same area 4x in each of the 2 carpeted rooms, no pic of carpeted stairs, no deduction for depreciated value and noted stains upon move in. 12 pics of blinds show nothing beyond normal wear and tear for cheap blinds in unit for almost 4 1/2 yrs of tenancy. Unit's kitchen range, hood, counters, cabinets and inside pantries were noted as dirty upon move in.

I posted pictures to back up my claims on Google and Yelp.

White Toyota FEMALE FILMING, almost RAN OVER ME!

At Avenue5 Residential LLC for 6 months, they have consistently dismissed valid complaints about cigarette smoking and marijuana for 5 months. Now they're trying to do a bad faith eviction. Today in the parking lot b/t 8:45 and 9am a white Toyota pickup, w/male driver, female passenger w/dark longer hair wore/white baseball cap almost ran over me WHILE THE FEMALE FILMED ME. Avenue5 Res. LLC property manager followed me in his car, filmed me in the parking lot, the following week he and one of the maintenance men followed me again. Today a different maintenance man followed me around the property and was across the drive from when the Toyota screeched by and almost hit me. In my opinion in retaliation for reporting the neighbors smoking marijuana and cigarettes for the umpteenth time. Every negative review (est. 4k on Google, Birds Eye, BBB, Trust Pilot, Yelp) you read a/b Avenue5 Res., in my experience is exactly spot on. I’m writing this to try to protect myself, just now getting to the point to be able to type and stop shaking.
5:09 pm a New 4 door Bronco -Green/Black trim followed me all the way from Bldg. C to Bldg. A and stopped to watch me carrying my dog. At our landing, top floor I could see the Bronco going on the parallel Road going back to the parking lot at Bldg. E, D. It is disturbing.

I am a disabled veteran of the US military. Living at the axis at the park managed by Avenue5 in Charlotte NC .I just had to pay $200 to have a boot removed from my car because I parked in the only available parking space last night! Also I am paying $75 for internet monthly, there is low pressure water (I’ve been told it’s because of the way the complex is built; below street level), the A/C breaks down constantly, the pool is not cleaned regularly and I’ve had an invasion of millipedes. It’s not the “deal” it seems to be.

We lived in a very nice townhome at Springwater Crossing in Gresham Oregon. Because the company could not get control of the garbage issues we had to deal with rats coming into our home and destroying carpet and personal items. Contacted this company over a 5-month period about these issues that our buildings were having. No response until I brought DHS into the fold. Had to move out at end of our lease because we could not deal with such incompetence. Now they are charging us over $1800 for damages. Something is not right. Do not lease from this company.

After we moved out it took 3 months to receive a final move out invoice and statement. The invoice did not notate the credit for the security deposit and we were out of town when we received this invoice after almost 4 months from vacating. There was no final move out statement included with the invoice. Our rent was always paid on time and we were renters in good standing. They immediately threatened reporting to credit bureaus and the person we spoke to , Denise, was rude and threatening. We will never rent from a property they own or manage in the future.

Terrible administration

I lived in this condo and had serious issues with the move-out process. I left the apartment in better condition than when I moved in, and during the move-out inspection, the person conducting it confirmed that everything was fine. Yet, management charged me nearly $1,700 for stove cleaning and carpet replacement—charges that are excessive, unjustified, and clearly fall under normal wear and tear. I repeatedly requested the return of my $600 security deposit, citing Florida law, but they ignored all communications. Since the new Avenue5 management took over, the condo has been a total mess: the landscaping is neglected, grills don’t work, and teenagers constantly enter common areas like the clubhouse and gym, causing chaos—walking around without shirts, yelling, disturbing everyone—and no one takes responsibility. Their lack of professionalism and disregard for residents makes this experience extremely frustrating. I do not recommend renting here if you want a fair and transparent process.

Move-Out Charges Without Supporting Evidence

My experience with Avenue5-run management lacked transparency and follow-through. At the property level, roach complaints were brushed off, and basic operations like trash handling were poorly managed - the trash compactor repeatedly overflowed, broke, and created strong odor, with garbage piling up nearby. Amenities and upkeep also felt neglected.

Move-out was a circus: disputed charges, requests for basic documentation, a strong push to keep everything "phone-only," and then threats of collections. One interaction ended with the representative hanging up rather than addressing the request - in my case, Joshua Brewer. Posting this so others know to keep everything in writing and request documentation early.

Stay Away From anything Managed by Avenue 5!

I moved into Mission Tierra Apartments, Tucson Az on 2/3/2025, and less than 12 hours later--on the morning of 2/4/25--I found four cockroaches climbing on my kitchen wall and going behind my dishwasher. I reported it to the leasing office immediately. Robert told me the unit would be sprayed that day, but when I came home from work it wasn't. When I returned to the office, he told me it had been sprayed but couldn't provide proof because "the information was on an invoice" and asked me to come back the next day.

I took time off work the next morning to meet with the manager, Rebecca, who told me the unit actually was not sprayed on 2/4/25 and that the only recent treatment was a preventative spray on 1/28/25. She said pest control couldn't return until 2/11/25, meaning I had to live with daily cockroach activity for over a week.

On 2/11/25, the unit again was not sprayed. Rebecca told me the contractor didn't come because the office was closed and they couldn't access the keys. She rescheduled for 2/18/25 and gave me a key to a vacant unit to stay in, but that unit had a dead cockroach in the carpet, so I couldn't use it. Because I have a pet, I was told my pet had to removed anytime pest control came to treat my unit, which would caused additional costs -- none which would reimbursed. I had to stay in a hotel because the temporary unit wasn't usable.

On 2/13/25, pest control finally came, but instead of spraying as promised, they only baited the unit. I then hired a professional cleaning company (Time Maid), who found dead cockroaches in my pots and pans, behind the refrigerator, and behind the dishwasher. Less than an hour after they left, I found more running around. Over the next several days, I continued to find multiple roaches in the kitchen, dining room, and bathroom.

My worst moment was waking up with a cockroach on my face, crawling down my bed.

When I requested a refund or assistance, management told me I would not receive one.

Edit: Found another roach hours after posting this review.

Edit 2: Still finding cockroaches daily. Management continues to deny any pest presence and refuses to provide documentation. Attached is a new one climbing my bathroom door.

Edit 3: Found another one coming home from work. Despite management saying pest control reports "no activity," I'm still finding multiple roaches every day, including the largest one yet crawling out from under my fridge.

(These are edits from my initial Google review back in February.)

New Update (Fall 2025): Agreement Refused & Water Shutoffs

Back in February, management sent me a mutual release and settlement agreement due to the uninhabitable conditions. As of November they now refuse to honor their own agreement -- even though the same issues are still happening.

During my time living here, there have also been multiple water shutoffs with very little notice (usually two hours or less), and several times the water was not restored when promised. Water has been shut off on:

03/06/2025

07/03/2025

07/07/2025

08/19/2025

08/29/2025

11/11/2025

11/12/2025

Between the ongoing cockroach infestation, the repeated water outages, the contradictory information from staff, the refusal to provide documentation, the extra costs I've had to cover myself (including cleaning fees, hotel stays and new pots and pans), and the fact that management refused to honor the agreement they originally offered due to these conditions, this has been one of the most difficult living experiences I've ever had.

I strongly recommend staying away from this complex.

management offered $ to delete review

MANAGEMENT offered me a savings of over $400 to take down my honest review.

5550 Hollywood was the worst place I have ever lived. The building was not safe or secure. Management showed zero care or respect — for residents, concerns, or basic safety. It was nearly impossible to get ahold of anyone.

They even put up signs in the elevator offering a $500 bonus to current residents to recruit others — because people don't want to live here.

They advertise this place as “luxury,” but it’s in a location where public disturbances were constant. I experienced daily issues with cigarette smoke, people loitering and blasting music outside my window at all hours. It’s a non-smoking building, yet my neighbor smoked.

Noise, smoke, and chaos at all hours — 2am, 4am, 10pm — you name it. I was constantly being woken up and never felt at peace in my own home.

When the air quality (AQI) was over 200 management left the buildings windows open, exposing everyone inside, to the horrible air quality from outside.

Literal boogers were on the wall for months. 4th floor, right by the elevator, I bet they're still there too. In 5 months, I only saw the hallway vacuumed once. It was disgusting — dirty, unsanitary, and clearly neglected.

Packages were left on the floor unattended — theft risk was constant. The sidewalks around the building often had broken glass, which was dangerous for my dog. Management said there's nothing they could do about it.

There were multiple security incidents. The building next door had men on the roof in the middle of the night — one incident involved a man throwing heavy objects off the roof. I called the police, and the person remained up there for 38 minutes after the call. One night, someone also accessed the roof of our building. Another time, someone defecated in the pool, and they had to close it.

I signed a 13-month lease and I left after 5 months. The area was dangerous and management was unresponsive and dismissive.

The final insult? After I posted a review describing my experience, the regional manager offered to waive over $400 in move-out charges if I removed my reviews from Facebook and Google. I didn’t take the offer — because future residents deserve to know the truth.

My advice: Do not move in here.
If you value safety, peace, and being treated with basic respect — look elsewhere.

As a current resident at a property…Disappointed by Lack of Policy Transparency and Accountability

As a current resident at a property managed by Avenue5 Residential (Heritage Plaza in San Antonio), I feel compelled to share my experience due to the lack of transparency, consistency, and accountability I’ve encountered.

Recently, my guest’s vehicle was towed from my assigned, paid reserved parking space—despite my full knowledge and permission. The justification provided by property management was that the vehicle wasn’t registered in their system, and a guest pass had expired months earlier.

However, nowhere in my lease is it stated that a resident cannot allow a guest to park in their own reserved spot. When I requested clarification, I was referred to a “friendly reminder” email, not a formal policy change or signed lease amendment. I’ve repeatedly asked for written documentation supporting this enforcement and have yet to receive anything that reflects a legitimate policy change acknowledged by residents.

What’s most concerning is the inconsistent enforcement of these rules. Prior to this incident, rental cars and other guest vehicles were parked in my reserved space without issue. Yet this time, a $260 tow was enforced without warning or proper explanation.

This situation, combined with frequent maintenance issues (such as a repeatedly broken gate) and vague communication, has left me deeply disappointed in the standard of management provided by Avenue5. For a company of this size and reach, I expected clearly communicated policies, fair enforcement practices, and a higher level of professionalism.

Unfortunately, that has not been my experience.
