You are treated like royalty when you come to look. But once you sign on the reservation form everything changes. I’ve bought new before so it’s not my first rodeo. We made 5 visits to site flagging multiple issues that needed resolving if we were to proceed. At no point was a concerted effort made to undertake any remedial works, to any of our raised issues. Having lost all faith in the company’s ability to make progress we regrettably pulled out of the purchase. Only at this point we were informed Bennett’s do not make good any snagging until after you have signed the contract. - Thus , committing you to the property and all its potential issues. Which having read many other reviews here appear to be a common complaint.
Some of our issues included
• Expensive unprotected appliances, covered in dust and plaster
• Wall sockets finished with silicone to hide the fact they weren’t flush to the wall
• Tiles with no finish to the top edges
• A level of silicone work around the property that a child could do better
• Door hinges so badly fitted that the doors were split
• Sockets that are not flush or level to wall surface
• spindles that looked like a dog had chewed them and handrail that had been varnished whilst someone was sanding
• All the window frames in the kitchen (didn’t check the rest of the rest of the house) have gouged PVC where they have been adjusted.
We even had to make a trip especially to choose flooring options. Subsequently to be told this wouldn’t even be ordered until we had signed the contract. Why would I sign a contract on the promise of everything being made good when no effort has been made in the 6/7 weeks since we first went to site.
I could go on but what’s the point. On a positive note they were happy to keep every penny of our reservation fee!

The build quality is fair but with many cosmetic flaws internally and externally.
The big problem comes when you have to contact customer care!
Their approach is that ‘The answer is NO, now what is the question!’
The lady in customer care seems to be an expert in every aspect of construction so she doesn’t need to get an expert to look at defects before she makes her decision!
Comments like
“No that is normal for a combi boiler” when the pressure in the shower head falls away dramatically when the kitchen tap is used,
“continuous running extractor fans is normal “ even in the middle of the night!,
ugly brown staining through the white paint on stairs timbers after 4 months ownership “periodic redecoration is required as part of routine homeowner maintenance” ,
Cracked floor tiles “The tiles had been in place for some time prior to completion, and on this basis we do not believe it is it is reasonable to conclude that the crack is a result of either poor workmanship or a defect”
Basically if you buy it then all the problems are yours.
Therefore I would recommend you don’t buy from Bennett Homes.

Your answer to everything was NO,
I had to threaten you with the NHBC before you did anything.
Yes you did eventually agree to a test of the hot water system by one of your contractors and it was proved that the flow in the shower drops from 12 litres per minute to 6 litres per minute when another tap is used. This is horrendous when you are in the shower but you continue to say that this is acceptable 🤔!

From sales to completion and moving in, every member of the team has been helpful and proactive. It was our first time buying a house and we never thought we’d be interested in a new build but the quality and finish is fantastic and we are very happy with our new home.

I have just bought a lovely bungalow in Garner Close, Plot 24 Heritage Park. What Bennetts didn’t advise on completion was that I would be living on a building site, with work still going on. My advice to anyone looking to move to Garner Close is wait for at least 2 months, road not completed, no road signs, mud everywhere, all very disappointing for early residents

The Bennett Homes Handyman service is great. Dave worked extremely hard putting up mirrors, pictures, bathroom cabinets and toilet roll holders, plus some other necessary items as well. He works fast but very efficiently. Thank you!

My husband and I have been looking at the Watton Herritage Park for a while now, we recently had two visits to the site, the first visit Nicola Austen gave us a tour of the bungalow we were currently interested in, but was unable to go inside due to health and safety, we were able to see how big the grounds were and the position of the bungalow which helped.
We returned for another appointment with Nicola the following week to view the bungalow and a four bedroom house we also liked, absolutely nothing was too much trouble for Nicola, not once did Nicola rush us, Nicola was also able to answer all our questions, and also give us some information about the area.
I would like to say thank you very much Nicola for all your help, could not have asked for more.
The site is very nice and the four bedroom house is beautiful but a little bit too big for us, we may even give this another visit though.
Nicola Ausden at Heritage Park Watton was very helpful and friendly. She was very knowledgeable and answered all of our questions.
Nicola Austen at Bennett Homes in Watton is so helpful and understanding of your needs… she is very easy to speak to and nothing is too much trouble. Highly recommend

We moved into our New build constructed by Bennetts five years ago today!!!!!
The problems faced from the first day frankly were an absolute shambles!!!!
We had over seven pages double sided of A4 listed with issues!!!!
The guy in charge of rectifying this sent in a team of people who would make handymen look like craftsman!!!
The list of original issues are to long to list but I shall highlight one for you.
All the plastering in the property was a shambles to the point if you waved your hand over it you would probably cut yourself.
Well second day in they sent a labourer round to rectify the plaster issues with a brand new orange 50p bucket from B@Q and a bag of easy fill.
After an hour I popped in to see him and offer a cuppa and to my surprice he had finished the whole house.
The labourer was sat in the hallway on top our our brand new carpets sitting on the bucket full of easy fill upside down.
I asked him how he had finished so quickly and he had explained he had done the one wall that needed doing.
I then explained that all the walls needed doing and there was only one that didn't need doing.
He explained that he had mastered his eye over the walls and the only one he did repair was the one that didn't need repairing!!!
Bennetts were fully aware that I ran my own construction company building houses for developers but they continued to not resolve the issues in correct manners and techniques and continually caused more issues!
After several complaints to the company in the first few weeks the chap who was a director in charge of rectifying our issues told me"I don't know what you problem is its only a £350,000 home"
I had to remind him that this didn't include my interest payments on mortgage or the help to buy!!!!
We have gone threw there staff members left right and centre to fix our issues and these are not getting resolved.
We have had structural issues, constant leaks (five times from one bathroom)
The last time I had a visit from Bennets was the 27th September 2021
YES 25 MONTHS AGO!!!!
This was after Brian Cooper organised rectifying all of our issues.
Unfortunately Brian tried pulling the wool over my evens and really insulted me and every person in the construction industry who applies to the construction methods and regulations used and set by law.
He had organises our fascia and soffit to be replaced on the property and required scaffolding.
After the scaffolding was taken down the scaffolders damaged the fascia on our front lean too.
After telling Bennetts and Brian I was unhappy he organised a meeting with me, himself and Edward Parker (Managing Director)
Before they entered the property I highlighted this issue with the the damaged fascia and his reply was "that wasn't us must of been like it when you bought the property"
I then had to remind Brian that I bought the property from them NEW!!
Unfortunately the reason we got this response was Brian is always looking for an excuse to cut corners on the cheap (Bodge Job)
At this meeting I showed both of them my brickwork was out of level which would result in lack of insulation in the cavity effecting the heating of the property and the energy efficiency set by law and what they advertise in there rating.
Both said that they would have to check the margin of error for brickwork over a sqm.
Even tho I explained I new being a builder it was 4mm and our brick work was 4inches out of square over a sqm (100mm 96mm over tolerance) they wouldn't except this.
What they did except is that for the house to be right they were confident that they couldn't reach the standards set by regulations and law.
Instead of putting my property right the following day the emailed me an offer of £3000 for them to walk away from the property and I would have to resolve myself.
This £3000 wouldn't even cover the scaffolding!
They asked me for an idea of what it would cost me to put his right to which I sent on 5th December 2021 (23 months ago) and to date I have not received a single response or had the issues resolved.
We had a detailed reported constructed from a building inspector which he commented it was the worse report he had ever had to put together, but called out for being BS in Brians words.
Since then we have holes in our ceilings, we have to use a battery powered Latin in the ensuit, radiator in my daughters room has to be on full due to the lack of insulation in garage and gable wall, patio can't be finished as they haven't finished the boundary, driveway is extremely dangerous for anyone waking down it plus 12 pages of other issues.
On our estate two of my neighbours moved into there property and there houses flooded because Bennetts forgot to connect the mains drains to there houses.

We are delighted with our house in St Edmunds Park Hunstanton, Norfolk The layout out of the house is great and so is the finish – a lot of attention to detail and focus on quality. The Bennett team is incredibly helpful, friendly and go out of their way to make the move/settling in your new home as smooth as possible.
In particular, Liz, David, Andy and Dave have been fantastic – Liz helping with the purchase process, David with the familiarisation tour, Andy making sure everything is as it should be, and Dave, the handyman, who made our move in so seamless.
Andy and the customer service team at Bennett have responded promptly and resolved any snagging issues. Nothing is too much trouble.
We are so happy in our new home and love being there. The location is great – amenities close by and the beach is less than a 15 minutes walk. Everyone is so friendly.

We completed at the end of April and overall have been really happy with our new home. Generally the quality of the build seems good, hence our choice to buy with Bennett Homes. Snagging issues are to be expected on a new build and we’ve had a number of them, but they’ve been addressed quickly and efficiently. Customer care have been very responsive, Maria and Louisa could not have been more helpful or proactive 🤗
On site, Andy has been an invaluable first contact. He’s approachable, friendly, pro active and communicative, keeping us in the loop with issues that have arisen. Finally, a shout out to Dave, a true asset to the company with his cheerful approach and willingness to help and take the stress out of moving home which is inevitably a stressful thing.
To date, we feel that we’ve made the right move and love our new home, it’d be nice not to have all the dust outside, but that’s the price you pay for moving into a new development still under construction 🤣 We have confidence that anything that may crop up in the future will be dealt with as efficiently as had been the case so far🙏🏻
