it could use some flexibility like allow you to prorate any given month and between months as well for every user to receive notifications about email and messaginf directly in our gmail account

The recent change with late fees is terrible. I can go into specific details again (email me if you want me to mention them again). Terrible. Terrible. Terrible. Email me if you want the details. But I've articulated them on the phone

Very efficient

I was able to address the co-signer issue I had.

Tickets take a while to respond to. I wish there was the function to show who paid right on the Home Screen like it used to.

Support was very helpful and walked me thru the whole process. It was very nice to have the help versus instructions and having me do it on my own.

Switching to this Buildium has been a great experience so far. It's intuitive to set up, the interface is clean, and it's already saving our team time on day-to-day tasks. Support has been responsive whenever we've had questions. Would definitely recommend it to others looking for a reliable solution.

I have experience using Buildium for day-to-day property management tasks in a U.S. property management company. I use it to manage tenant and lease records, record rent and money order payments, generate rent paid and bank transaction reports, create and send lease agreements, track security deposits, update property listings, and monitor tenant balances and HAP payments. I also use Buildium to upload documents, manage resident information, and support leasing and accounting workflows.

Payment funding still has some delays. Also, when we delist a property, it's not reflecting right away.

The people are great.

The software which is very user friendly and allowed us to start without a property limit. We joined Buildium when we were just starting with 1 door less than two years ago and today we are over 100.

Software has a lot of different back end settings which lets you customize what your users and vendors see.

Overall, I really like the platform. I'm still getting the hang of things, but having everything in one place is key to keeping our work organized and easily trackable.

One feature I believe would be extremely useful is the ability to assign tasks or work orders to vendors without needing invoice details upfront. Many vendors need to assess the situation first before providing a quote, while other times we already trust them to do the job and just need to upload the invoice later.

I called customer support on Tuesday with several questions about payments, vendors, and other topics, and James was exceptionally helpful. He gave direct answers, communicated clearly, and provided great additional information. Having well trained, patient, and kind people to help answer our questions is just as important as having a great platform.

FEASIBILITY - IT WAS EASY TO NAVIGATE THE DIFFERENT FUNCTIONS

I had to call because I could not find the solution in the help section. My situation was that a new tenant had gone ahead and paid her prorated rent and deposit.

I had a great experience with their customer service. The staff was professional, helpful, and responsive throughout the process. They took the time to understand my concerns and provided clear and effective solutions. I really appreciate their excellent support and would be happy to work with them again.

i like that owners and tenants can see whats going in in “real time”

they can log in an get what they need such as 1099’s. or dates and amounts they pay

its also open and i can work in sunday!!! LOL

i dont like the reporting we need more options to customize

do not like the prepayment allocation it has caused issues with late fees being added incorrectly
