Great experience renting a house

I had a really pleasant experience of renting a property from Collison Hall. Liz and Maria were both extremely helpful and informative. They took time to explain to me when there was an issue in the process. They reassured me and advised how to overcome the issue. I highly recommend this agency. Thank you.

A Renter’s Nightmare

A Renter’s Nightmare

My nightmare began just six months into my tenancy agreement. What started as a small roof leak, which I immediately reported to the landlord as per my agreement, quickly escalated due to multiple failed attempts at repairs. The landlord’s repeated "bodge" jobs made the situation progressively worse, eventually rendering the property uninhabitable. I was forced to leave, as it became unsafe to stay.

After trying to resolve the issue directly with the landlord, I decided to involve the property management team and informed Cristina about the situation. Unfortunately, her first response was a threat of re-renting fees, rather than offering any real assistance or addressing my concerns. By mid-December, just before Christmas, I was left without Roof windows in the property. Cristina sent one email in December apologizing for the situation, but there were no follow-ups or escalation, which I would have expected from a professional property manager.

I found her handling of the situation to be unprofessional, and her actions seemed to favor the landlord’s neglect rather than the tenant’s safety and comfort. I would not recommend this company to anyone seeking a professional rental experience.

Until the middle of December our Property Management team were unaware of the ongoing situation with the repairs as you were in direct contact with the Landlord. The role we had agreed with the Landlord was that they wished to deal with repairs themselves and that we would facilitate communication where required, and when you contacted us in mid-December to request an early release from your tenancy we engaged with the landlord on your behalf to try and find a resolution.

In accordance with the Tenant Fees Act 2019, we were obliged to inform you of the potential costs associated with early termination. Landlords are permitted to charge tenants for ending a tenancy early where it results in financial loss or reasonable re-letting costs. However, we understand that this was a difficult situation, and in the end, your landlord agreed to forgo any early termination fees.

When we contacted you in early January it was to advise you that your landlord had been trying to reach you to address your concerns but had been unable to make contact, you informed us that you had in fact already vacated the property in December.

We would like to assure you that our team always strives to act professionally, fairly, and in line with our responsibilities to both tenants and landlords. At no point was there any intention to disregard your concerns, and we regret if this was the impression given. Our priority is to ensure that all parties receive a fair and balanced service while adhering to the legal framework in place.

We value all feedback as an opportunity to improve. In this instance we will be looking at how we make it clearer about the extent of our role. We remain happy to discuss any concerns further if you wish to contact us directly.

Great Performance

Collinson Hall have been managing our residential estate for a couple of years now, and they have provided the most courteous and professional service. They deal with all Block Management issues thoroughly, and in a timely fashion. Tracy and her associates have been a tremendous help, and we look forward to continuing with them into the future.

I rented a property from Collinson Hall…

I rented a property from Collinson Hall in Bricket Wood July 2022 - April 2024.

The whole experience has been awful, with the house we rented for £2300.00 pm being in a constant state of disrepair with Collinson Hall employing contractors who have acted inappropriately, showing racist apparently 'joke' videos to myself at the property, never arriving when they were supposed to, being aggressive to myself and my family and leading us to move out early as the experience was soo traumatic.

The person looking after our property at Collinson Hall is part time and no-one else seems to be able to take responsibility, we've been waiting 10 days for our deposit repayment with no recommendations at all.

There was no check in report made, which I can only assume was an oversight on Collinson Halls part, but one which has caused difficulties and as such I have raised a dispute with the TDS and the ICO with regards proposed personal data breaches made by Collinson Hall.

I would highly recommend anyone considering renting or buying from Collinson Hall to think again, as my experience with this agent has been horrendous.

Holly Marshall-Clarke delivers a most excellent and efficient service

Holly Marshall-Clarke was appointed by Collinson Hall as Property Manager for our Chalfont Place Estate 6 months ago and straight away made a positive impact in transforming management of our blocks of flats. Holly delivers a most excellent service to Chalfont Place residents and Directors. She is wonderfully efficient, extremely conscientious, always very courteous, immensely patient, gives prompt attention to all matters, thinks things through, shows good initiative and provides everything we need for efficient management of our estate. Best of all she heeds what is said in emails, acts on them and keeps us updated on progress.

St Albans house rental

Collinson Hall has been managing the rental of my home in St Albans since July 2022. The sales team was super friendly and informative when we put the house on the market. I had mixed feelings about the maintenance team, due mixed messaging and slow response times early on in the tenancy. Collinson Hall listened to my feedback and said they would make an effort to meet my needs as a landlord, which I appreciated. However, communication continues to be poor with the maintenance staff, and I need to get involved with / chase up every little issue. Collinson Hall has only ever said that they are doing a good job and they have not been open to accepting that they have space to make any improvements.

Awful service

Awful service, never rent through them. They don’t return deposits at the end of tenancy.

Please note: the TDS returned most of the deposit back when challenged proving Collinson Hall are terrible and their reply below is in bad faith.

I understand from my colleagues that the majority of the tenancy has run smoothly and that it is the deposit return that is causing issues.

I understand that the dialogue about the deposit is ongoing and that you should have heard more today. Should you remain unhappy, you are able to refer the matter to the TDS (Tenancy Deposit Scheme) who will consider the matter and make an independent judgement on the fairness of the retention.

Should you be unhappy with the way that Collinson Hall have handled the matter, please note that we do have a complaints procedure which can be found in the “About Us” area of our website. Should you remain dissatisfied with our own investigation and response, the matter can be referred to The Property Ombudsman, who would independently investigate.

Outstanding service

Throughout a long and protracted sales process, Ron and the team at Collinson Hall, St Albans, were fantastic in their level of service and support. In particular, Sales Progressor, Alison Stephens, went over and above in her endeavours to complete our sale. We can't recommend Collinson Hall highly enough.

This agency is extremely coniving and…

This agency is extremely coniving and cunning. The staff that we dealt with were always blaming issues and repairs on the tenants us and trying to get us to pay for things that should be covered by the landlord. The staff on the phones are only looking out for the landlords best interests not the customers. They are constantly trying to swindle tenants by not carrying out necessary works to the property and asking for a raise in the rent with no intentions of fixing any current issues. They have also been extremely dishonest and greedy by trying to steal our deposit money and trying to justify taking it based on made up lies about cleaning. Avoid at all costs our landlord was only interested in his rent money and not maintaining the property and offcourse Collinson hall will stick by whatever the landlord wants even if it goes against regulations as long as they get their cut pushing customers to avoid paying maintenance costs etc.. AVOID AVOID AVOID

If you don’t wish to engage directly with me/us, we have the TDS impartial arbitrators that will help resolve any disputes around deposit retention. We also have our own complaints procedure that you can follow if you have a complaint about the company or staff. Should you not be happy with the outcome of that process, you can refer the complaint to The Property Ombudsman, who will independently review your complaint and might make an award to you if we are found at fault.

I know that deposit retention is a tricky area and we do try to be fair to all involved. Amazing service from Becky

Amazing service from Becky. She made the whole sales process completely stress free. She kept us fully informed from start to finish. She was a pleasure to deal with and treated us like valued customers. If I were able to give them more stars I would have. Well done Collinson Hall.

St Albans - John Sullivan and team

I would recommend John and the team without hesitation.

After an AWFUL experience with Strutt & Parker St Albans (from a selling and buying perspective), John came in and was a breath of fresh air.

He understood the situation quickly, looked for the "right" buyers for the house (adopted a very targeted approach v the previous scattergun approach) and sold to a solid cash buyer (who was also lovely) in under 4 weeks.

Hes honest, direct (manages expectations) and personable.

Any queries were promptly answered by friendly staff who guided us through the process with experience and knowledge of the property we were interested in.

We were especially impressed by time taken to cater for our situation and the process moved quickly and smoothly.

Totally untrustworthy and total disregard for tenants

We've had an extremely negative experience with Collinson Hall as tenants and wholeheartedly agree with comments on Trustpilot that they only show duty of care to their landlord clients. They have misled us into a stressful situation and we're completely shocked by their malpractice over our entire dealings with them. After years of renting with other estate agents, our experience with them is totally unprofessional. They are completely ruthless and uncaring, seemingly thinking they're above the law. I would urge anyone who is unfortunate enough to have to rent through them, to get second opinions on any of their documentation and don't trust a word they say!

Lied about tenant requirements to get higher comission

We had an unpleasant interaction with an agent from Collinson Hall when applying to rent a house.
An agent was pushing us to pay rental payment for the whole year in advance on the basis of her Landlord worrying about our solvency. Despite of me and my wife disclosed for the check wage income covering 2,5 time annual payment and savings 2 times higher than annual payment. (without liabilities).
After a week of idiotic ping-pong we have been approved. But due to irresponsible approach of the agent we decided to turn down nice house offer, as dealing with that agent during lease period can be risky.

Firstly to address your comment in the subject line. Collinson Hall would not earn a higher commission and the company has not lied about tenant requirements.

The referencing process is the only mechanism by which a landlord can check the financial viability of a proposed tenant. Like many of our clients who have suffered financially as a result of the COVID-19 pandemic, this landlord asked us to make additional enquiries during the referencing process to allay some concerns. As such we were acting on our clients instruction in a reasonable and diligent manner. It is what we are expected to do.

We apologise if you felt that the additional queries raised were unwarranted. We were simply endeavouring to act in our clients best interests and do not believe our actions should be considered irresponsible.

Collinson Hall is regulated by ARLA and The Property Ombudsman (TPO) and we work to their respective codes of conduct.
