We viewed Milby Meadows and was greeted and attended to by Alan. Alan was friendly, helpful and really knowledgable about the site and about the future plans which helped us when discussing whether to proceed. I really liked how Alan wasn’t a ‘pushy’ sales advisor which we have experienced at other properties we’ve visited.

Given the poor site planning, the houses opposite us were built three years after we moved in. During the whole construction process, vehicles were parked everywhere, causing a lot of inconvenience to residents. In addition, we often found litter in our front garden. We escalated these issues to customer service many times, but they did not consider them to be a problem.
What’s more, even when they agreed to fix something, they later moved the goalposts after it was inspected by someone else.
Avoid this irresponsible builder. It has really wasted a lot of our time dealing with them

I purchased a lovely flat at Fresh Wharf Estate and initially had a very positive experience thanks to a responsive and proactive management company. Unfortunately, Countryside later switched the management to POD, and since then the standard of upkeep has significantly declined.
The estate now feels neglected, with repairs not being carried out and little to no communication from the management team. Issues are left unresolved, and there is a clear lack of accountability.
It’s particularly disappointing because the previous management company set a high standard they were efficient, responsive, and ensured everything was properly maintained. Had I known the management would change to this level, I would not have chosen to buy here.
My partner and I recently reserved and bought a 2 bed flat at Meridian One development through Countryside Homes.
In terms of the flat itself, it’s amazing! The build quality is superb and having owned a new build before, Countryside have given much much more thought to space, storage space and sturdy build design, insulation and security. The flat is beautiful and we are so happy with it.
In terms of Customer Service, I’ve known nothing like it before. The team are with you every step of the way but in a supportive and approachable sense. In the past I’ve dealt with some awful property sellers but these guys are down to earth, genuine, nice people who aren’t trying to oversell everything. Shannette was so nice and helpful when we were processing the sale and I wish every salesperson was as genuine and approachable, committed and hardworking as Emmanuel Folivi, who is a top, TOP guy!!! (Countryside please give him a bonus!) I can’t praise Emmanuel highly enough and I think a true mark of his worth is how I noticed all of the residents there (who had obviously had dealings with Emmanuel before when buying their properties), were all so pleased to see him and say hi to him. Emmanuel really helped us with the sale, with negotiations, with property knowledge and with recommending us solid and effective mortgage brokers and Solicitors. He was transparent and highly responsive and made the whole process really smooth for us. Therefore we’re actually really grateful to him and his team and we’re really impressed and happy with our Countryside experience.10 out of 10!! 🙏🌞

We worked with two sales reps on site for nearly two years in total, from seeing the site and knowing what house type we wanted, then having to wait until the phase they were on became available, and finally the six months of build.
Sometimes we felt that the team weren't particularly proactive in getting back to us or sending updates, and sometimes we got mixed messages or messages not being passed on, which we found frustrating.
We bought off-plan and were able to choose all our options, including kitchen, flooring and tiles. We found the kitchen colours very samey and would have liked something brighter to choose from, but are pleased with the one we opted for. Some things weren’t done when we completed (such as missing lights and sockets) and had to be rectified after we had moved in.
The tours we had of our home were very thorough, with both sales and site reps there to answer any questions. Our snagging surveyor found 115 issues, mostly paintwork and edges that weren't neatly finished, but also some more substantial items like air in the radiators, dishwasher not fitted correctly, doors sticking, creaky floorboards. We also discovered after moving in that the guest en suite had a leak and that was fixed and made good within a few days, and it took a few weeks for all our appliance manuals to be supplied.
The site team have been generally good since we moved in and have dealt with all the snags, but it took more than five months to get everything sorted, which is longer than we expected given that most things were quite minor. We are still waiting for all the paperwork and sign-off for our solar panels, and our gas meter was not commissioned correctly which is still causing issues with our supplier.
We did have one significant issue - several ripples appeared in the downstairs flooring. On investigation this turned out to be due to cracks in the slab. The team arranged for the whole floor to be removed, the slab repaired and new floor laid. This required us to leave our home for over a week. We received daily updates on the work as requested but it did not go to schedule so we had further inconvenience and had to stay in a hotel longer. We then had to chase several times and submit a formal complaint for our expenses to be repaid, and to get a compensation offer. We did not receive a formal apology. We were also told by two of the workers that the cracks were noticed before they initially laid the flooring and they chose not to do anything about them, and that the floor was then not properly laid. We have seen the same issue in other properties on the estate which they have also ignored. The new floor is fine so far but the work was not done to the best standard and we had to get them back to sort a few areas.
Another issue of note is that the landscaping was done differently from the plans we were shown. We were told before we moved in it would get rectified, and then reassured regularly it would get done over the next few months. Eventually it was sorted more than three months after we moved in.
on living here while they are still trying to sell homes, we have not enjoyed the sales team pointing into our windows as they show potential buyers around. The site has now been complete for two months but there ahs been no activity on creating or maintaining the green spaces.
The house itself is stunning and we love it. But unfortunately Countryside’s standards do not live up to expectations.

Hello everyone,
We moved to Fletton Folly, Peterborough in September 2024. Before that, we had already been living just a few houses away, so we thought we knew the area and the development well.
Before purchasing the house, we spoke with the Countryside sales office and they showed us the property. They mentioned that there had been a lot of interest in the house, but previous buyers had pulled out for various reasons. Despite that, we decided to purchase the property.
Before moving in, we informed them that the house needed cleaning and the garden required proper landscaping. The sales office agreed and assured us that everything would be taken care of before our move-in date. We informed them of our moving date a month in advance, yet when we arrived, not only had the garden not been sorted out, but the house had not even been cleaned. There was not even a fibre internet connection installed.
About a week after we moved in, they finally sent a cleaning company, and some work was done regarding the fibre connection, but the garden was still in terrible condition. When we raised this issue again, they told us that since summer was almost over, they would sort it out before the following summer. We agreed.
Later on, mould started appearing in different parts of the house. We reported the issue, and technical staff came to inspect it. However, they claimed the problem was due to poor ventilation caused by us, essentially blaming us for the mould. At that time, we had a newborn baby, so we neither had the time nor the energy to continue arguing with them. Eventually, we gave up and handled the cleaning and treatment ourselves.
Then, my wife fell in the garden because of a piece sticking out from the ground that clearly should not have been there — or at the very least should not have been exposed on the surface. When we reported it, customer service again insisted that it was supposed to be there. However, after we persisted, technical staff came out and admitted we were right; the piece should not have been there, and they removed it.
Later, we discovered that the house had actually been built 1–2 years before we purchased it. The mould issue they blamed on us was in fact caused by them. Because the property had not been properly ventilated for years, once we moved in and started using the heating regularly, mould developed in the most commonly used areas of the house. When we raised this issue again, they once more denied responsibility. Again, rather than wasting more time and energy dealing with them, we resolved the problem ourselves.
As for the garden, they never fulfilled their promise to fix it either. Nearly two years have passed now, so naturally we ended up doing everything ourselves.
In summary, I strongly recommend avoiding buying a property from Countryside Fletton Folly. It is not just us — many residents here are unhappy, not only because of the issues themselves, but because there is no real willingness from Countryside to properly resolve them.
We experienced dozens of other issues similar to these as well. I have only tried to summarise and mention the main problems we faced.

honestly had such a great experience buying our house with countryside homes! mostly down to how amazing the team at Foxrush Walk have been. Danielle in the office is an absolute star! we had a nightmare with the chain from selling our old house, but Danielle went completely above and beyond to help us through it. she was always on the ball, super responsive and did so much chasing behind the scenes to keep the sale moving and support us! Also would like to mention Karl on site has been just as brilliant too! nothing has ever been too much trouble for him and he’s sorted any build questions we had so quickly. This is our second new build home and these two have made the whole thing a breeze! couldn’t recommend them enough!
