I have been client of Firstcaution…

I have been client of Firstcaution since 2020 and honestly wouldn't change for anything else. Precise and ponctual response to all my concerns all the time.

I made a guarantee with Firstcaution and it was a great service and only one day later I had the warranty that I needed for my rental flat. I had a great experience.

They are borderline frautuent

I was told to pay for damages separately while my deposit was still sitting with them. THIS IS INSANE. The whole point of a deposit is to DEDUCT FROM THAT AMOUNT. NOT TO PAY ON TOP OF THAT while the company keeps the full deposit locked. Instead of simply subtracting the amount and returning the rest, they tried to squeeze more money out of me first. How is that even remotely acceptable? HOW IS THIS NOT FRAUDULENT?

My deposit was held for A MONTH. Customer service was a complete joke. Delays, vague (or no) replies, no straight answers and on top of that a lot of unanswered questions that I had to ask several times. This is not a small mistake. This is predatory behavior and it feels fraudulent.

However, it seems there may be a misunderstanding regarding the respective roles involved. At Firstcaution, we do not manage the rented apartment or any potential repair work. We never request payments for repairs. We provide an alternative to the traditional bank deposit and act solely as a guarantor.

In accordance with our procedures, we only release the deposit to the landlord once we receive either a signed agreement between the agency or landlord and the tenant, or a legal judgment in favor of the landlord. We do not make any deductions or request any payments outside of this framework.

If additional amounts have been requested from you for repair work, we recommend contacting your property management agency or landlord directly to obtain clarification about their origin. Some costs may also be covered by personal liability insurance.

We would of course like to help clarify your situation. Unfortunately, with the information available here, we are unable to identify your file. We therefore invite you to contact us by email or by post with your full contact details so that we can review your case in detail and provide you with a clear response.

I took out a rent guarantee policy and they were quick in sorting this out. Special thanks to Anaïs for their support with this.

Incompetent scammy administration

Firstcaution SA is hands down one of the most incompetent companies I have ever dealt with.

The entire process was chaotic, non transparent, and handled with shocking unprofessionalism. Internal communication seems nonexistent. Different employees give different statements, invoices are sent that you are later told to “ignore,” and refunds are delayed without clear explanation.

On top of that, I was effectively charged two full years of “administrative fees” despite using the service for only six months. I had already paid an administrative fee at the beginning, yet they still kept another full annual fee and justified it as non refundable administrative costs. That is not a service, that is a cash grab.

The lack of accountability, transparency, and basic competence is unacceptable. I would strongly advise anyone to think twice before using this company.

There may be a misunderstanding regarding the fees. We do not charge administrative fees for the first year. The initial amount corresponds to a fixed annual premium, calculated from the start date of the lease until December 31 of the same year.

From the second year onward, we invoice an annual premium along with a CHF 20 administrative fee.

The first year’s premium is due in full and is non-refundable. After this initial year, if you move out during the year, you may request a pro-rata refund of the annual premium.

We truly regret if the communication you experienced felt unclear or inconsistent. Clear and transparent communication is very important to us, and we are continuously working to improve our processes and client support.

In case of a change of address, the rental guarantee for the existing apartment must be closed, as it is linked to a specific lease and landlord. A new guarantee must then be issued for the new rental property.
For existing customers, we offer a 50% discount on the premium for the new rental guarantee as a loyalty benefit.
We would also like to clarify that we do not understand the reference to a CHF 100 charge. The premium is always calculated as accurately as possible, based on the guaranteed amount and the lease start date.

The worst service and awful support.

The worst service and awful support.

I've applied for an insurance deposit and received everything within couple of hours (which is good), but then I had to cancel it because I've received a requirement from the property management to use another provider. I've requested cancellation and didn't receive a proper solution how to do it.

But then after 1 month Firstcaution started sending me invoices via email and post with threats that I have to pay to avoid extra fines.

After many emails with their support they still refuse to cancel the application, even though me or property management haven't signed anything. So basically the fact that I applied gives them the right to ask for payment for me.

It feels like scam and the service is just awful. The problem is still not solved and they refuse to cooperate because their support team is quite incompetent.

I suggest you to avoid this company.

We would however like to clarify how the process works. Once a rental guarantee has been issued, it can only be cancelled upon receipt of a confirmation from the property management or landlord. This confirmation must attest either that another rental guarantee has been put in place, or that the lease has been cancelled and the guarantee can therefore be released. Without such official confirmation, we are unfortunately not legally allowed to cancel an issued guarantee.

As soon as we receive the appropriate confirmation from the property management, the guarantee will be cancelled immediately and the related invoices will be voided accordingly.

We hope this clarifies the situation. Please be assured that we remain fully available to support you and to assist in resolving this matter as quickly as possible. Supporting our tenant clients and our partners is very important to us.
