I wanted to give ZERO stars but could…

I wanted to give ZERO stars but could not. Foreclosure academy defrauded me and did not honor their refund policy.

I was aggressively coerced into buying fast track (which I could not afford). I told the sales agent that I work 3 jobs just to make ends meet after losing my job for a long period of time during Covid and I was in great debt. I was NOT an easy sell and after 5 calls, they convinced me to charge $7000 for fast track on my credit card suggested I quit my extra jobs to focus on this because they were SO CONFIDENT that in 90 days this program would pay for itself and make me money. They told me the only students that fail are the students that don’t follow the program. I cried with the academy- I was vulnerable and explained my hardships and that I’m raising 2 autistic toddlers and can’t afford this financial risk. They heard my story and my pain and still guaranteed me that I would not lose money and guaranteed me a refund if I wasn’t successful.

I followed the program exceptionally well and was a STAR STUDENT! And I never made a single dollar. I didn’t quit, I continuously pivoted strategies and asked for help and was engaged with the coaches and did above and beyond what’s expected in this program. I invested over $12k in this program between the course, fast track and paying for a VA for a full year and I never even got a warm lead.

I asked for my refund and the academy sent me an email acknowledging all my hard work in the program and DENIED MY REFUND!

I truly hate these people for what they did to me. I don’t even write reviews but this program infuriates me to my core. My life is WORSE after joining and there is nothing I can do about it except warn others to STAY AWAY! I also know SEVERAL students from my same cohort who were hard working with similar vulnerable stories and were not successful and were not granted their refund either.

Firstly, we want to express our gratitude for your dedication and hard work throughout the program. We've thoroughly reviewed your account, and we appreciate the efforts you put into following the program steps. Coach Charlie has been committed to assisting you, going above and beyond our standard offerings to support your success.

We also acknowledge your frustrations and concerns regarding your experience with our sales process. We sincerely apologize if there was any miscommunication or misunderstanding. It's important to note that our refund policy is outlined in the membership agreement that all of our members must sign prior to becoming a student. Refunds are granted based on specific criteria, and unfortunately, we're unable to make exceptions beyond the agreed-upon terms.

We genuinely regret any financial strain you may be experiencing and understand the disappointment of not seeing the expected results. Despite the challenges, we encourage you to leverage the knowledge and skills gained during your time with Foreclosure Academy. Many of our students have achieved remarkable success, and we believe in your potential to do the same.

Hello Rodney,

We understand that your interaction did not meet the high standards of service we aim to uphold, and for that, we extend our sincere apologies. It is certainly not our intention for any valued customer to feel overlooked or inconvenienced.

Upon reviewing the timeline of your refund request, we observed that our initial response to your Saturday, December 2nd email, was sent on Monday, December 4th, and based on your comments may not have reached you. We regret any miscommunication and acknowledge the frustration this may have caused. As part of our procedure, our team diligently awaits confirmation from clients before processing refunds, recognizing that decisions can sometimes change once our clients receive assistance and information from our team.

We have a 30 day money back guarantee for all our courses, we stand behind this 100%, and as soon as we were aware that you were still wanting a refund we were happy to provide you with a prompt response by processing your refund and sending a confirmation email to you.

Regarding the concern about a potential double charge, we investigated the matter thoroughly. Our payment gateway records indicate only one successful transaction, preceded by a failed payment with a 'fraudulent card' error message. We have emailed you the transaction error and failed receipt for your records, and we hope that helps clear up your concern that we had attempted to charge you twice for the product.

We hope this additional information provides clarity on the situation, and we sincerely regret any confusion or inconvenience you may have experienced.

Should you have further questions or require additional assistance, our dedicated Client Operations Specialist team is at your disposal. You can reach out to us via email at contact@foreclosure.academy or by phone at 202-740-9591, Monday to Friday, from 9:00 am to 5:00 pm.

Thank you for affording us the opportunity to rectify this situation, and we genuinely wish you the very best in all your future endeavors.

Sincerely,

After watching the Foreclosure Academy…

After watching the Foreclosure Academy video, I emailed them asking why the checks they showed were 5-8 years old! They also talk a lot about the pandemic, and it's been over for quite some time! They responded that the reason the checks they show are old is because they have to get authorization to share images of the recent checks. That shouldn't take 5-8 years! Buyer Beware!

Hello Donna,

Thank you for sharing your concerns, we genuinely appreciate the opportunity to address your observations and provide further clarity.

We understand your question about the age of the checks featured in the Foreclosure Academy video, and we acknowledge that your inquiry reflects a commitment to making informed decisions.

The checks showcased indeed date back several years, and our team is actively working on updating our content with recent checks and success stories to provide the most accurate representation of our students' achievements. Obtaining authorization is a crucial step in this process, ensuring that we respect the privacy of our students while sharing their success responsibly. This is an ongoing project initiated this year, not over the last 5 to 8 years.

In response to your comment about the pandemic, while it has been officially declared over, its lasting impact on the economy continues. The aftermath has contributed to an increase in foreclosures, creating opportunities for our students to assist those in need, which is why we feel that there is still relevance to mentioning the pandemic.

We also wanted to kindly highlight that, in our response to your email, we had the pleasure of sharing some recent success stories and screenshots of students successfully closing deals. This was meant to offer you a more current perspective on the remarkable achievements within our community. Furthermore, we included the websites of a few accomplished students who have not only established their businesses but continue to thrive, showcasing the sustained success our program can foster.

We appreciate your vigilance in seeking accurate and timely information. If you have further questions or if there's anything specific you would like to discuss, please feel free to reach out to contact@foreclosure.academy, or call our customer service line at 202-740-9591 Mon to Fri from 9:00am to 5:00pm, where our Client Operations Specialists will be more than happy to assist.

This company probably does suck, and the process extremely tedious. Don't give up.

I read the reviews and they are definitely interesting. However! I believe its the company itself that sucks LOL I have been in this arena for quite sometime 1999 initially just dibble dabbling. Had no clue and no success. So I did as the other fella said. "Tapped Out" But, I got back into it on my own (which you can do BTW) Just has a lot of paperwork and the first few months require some grinding to get the correct documents and state laws. Personally, if I had to do it over again I would have simply dropped money into one of these stupid programs to get the system and forms/contracts. THE FORMS AND CONTRACTS ARE THE MONEY MAKERS. Figuring out the system as well. If you have an entrepreneur's drive, (and programs like this one hopes you don't. LOL Unfortunately) You can get your money back on one deal. With that said if you've already spent your money. Don't let the screwed up customer service and failed attempts discourage you. THIS IS A VERY LUCRATIVE ARENA. If you get at minimum the forms and the system. The leads don't need to be purchased a trip to any county court record for foreclosures as well as realtors office is sufficient. Get your feet wet with those. My first hurdle! I wasn't verifiable as a legit business. I got a lot of. "Who the heck are you" "Why should I trust you" "Why do I need you" So on and so forth! You need a legit web presence a legit business number. It will be worth its weight in gold.
Took me 19k and 7 months to make my first 40k not having a freaking clue. 2nd deal 29 days 15k (No additional money spent) It eventually gets to the "(I can do it in my sleep" stage. Bcs you hire VA's hmmmmm

They don’t tell you how difficult it is…

They don’t tell you how difficult it is to get leads from court houses and their uncooperative staff. There is a time limit during which you can get those refunds and a lot of these houses have been bought by investors because they go cheap.
There is a lot more involved than what they are saying. It’s a lot more than 3 steps. I have bought a course from a competitor, same bs as this one, and wasted my money.

Dear Michele,

Thank you for taking the time to share your experience. We appreciate your feedback and would like to take this opportunity to respond to your comments and concerns expressed here that reflected your journey with one of our competitors programs.

At Foreclosure Academy we do not sell our courses as a ‘get rich quick’ scheme. We let our customers know that if they follow our system and reach out to us if they get stuck, our system does work, but we are transparent that they need to expect to do the work, have dedication and perseverance to reach their goals. We have never claimed that it’s a 3 step process, or that one will get quick and easy success.

Many of our coaches were once our students, and they all have gone on to build successful businesses in the foreclosure overages industry, helping countless people, all by following our system we teach!

You are correct that there are time limits to claim the overages, each state has its own statute of limitations and we teach all about this in our modules. We also teach our students how to source the overages and leads, using the very methods our coaches use in their successful businesses, and the methods our lead sourcing team uses to provide our Fast Track coaching students with over 5000 new leads every month.

Homes being sold at auction because of a foreclosure are usually a good deal compared to the market value of the home, but that doesn’t come into play when determining the overage. The starting bid price of a home is usually set at what is owned on the debt, whether it is a tax or mortgage debt, and the difference between that starting bid and the winning bid sets the overage. The overage is not determined by market value compared to the winning bid, so just because a home sold for below market value does not mean that there is no overage available to claim.

We hope this information helps clear up your concerns. If you have any questions please feel free to reach out to our team at contact@foreclosure.academy or call 202-740-9591 Monday to Friday, 9:00 am to 5:00 pm EST.

Hello Dove,

We appreciate your feedback and take all concerns seriously.

Our intention is to provide valuable opportunities for individuals seeking financial success in the foreclosure overages industry, while they help others reclaim what is rightfully theirs after the unfortunate and difficult event of a foreclosure.

We are not in the business of making empty promises or profiting at the expense of our members. To underscore this commitment, we offer a 100% money-back guarantee on both our comprehensive course, Foreclosure Secrets, and our coaching program, Fast Track.

Foreclosure Secrets, our extensive core course, is backed by a 30-day, no-questions-asked, 100% money-back guarantee. We encourage our customers to delve into the modules, experience the depth of our training, engage in our exclusive members-only group, and interact with our team of coaches. Then they can decide if our course aligns with their aspirations.

Similarly, our coaching program, Fast Track, is supported by a 100% money-back guarantee, contingent on active engagement and effort. Qualifying for a refund involves proactive collaboration with our coaches, making calls to leads provided through our free CRM software, and diligently working towards securing a contract throughout the 3 or 6-month program. This is clearly outlined in our membership agreement that all Fast Track students read and sign prior to joining us.

We believe in our products and our customers, and also emphasize that success in the foreclosure overages industry demands dedication, perseverance, and time. While we don't promise overnight riches, we are committed to your success.

We regret any misunderstanding and welcome an opportunity to provide you with further information if you have any follow up questions or concerns. Thousands of dollars wasted…

Brief response to FA’s reply below:

I did the mini course and the Fast Track Program. I know of others who did everything by the book. The 100% money back guarantee is a lie. No one got their money back. Their canned-like responses dance around specific points made by our reviews to cover themselves. Based on their responses, I firmly believe this program is now knowingly scamming others at this point. Any positive reviews found at this point are paid reviews on obscure SEO-heavy review websites.

I hope this prevents many others from investing not only money but their precious time in this program.
——
This program is sold as something entirely differently than what it is.

1) The market is over saturated. There are hundreds of people calling the same leads they provide to you or even the the leads you source on your own.
2) They told me this was a “business in a box” and I was told the only way I wouldn’t make money, was if I “sat and did nothing”. As a tech-savvy, business-savvy individual who spent any extra moment I had for months, I realized this was not what I signed up for.
3) Their mini-course (which was about $500) offers the bare basics and even the Fast Track option omits a TON of super important info, including the fact that so many states have serious rules about running this kind of business - so much so, if you are found making calls to people in certain states, you can get fined and charged with a misdemeanor. The Academy fails to tell you any of this and instead act as though there are endless leads to be had around the United States. Truth is, most states are not able to be worked on.
4) There is maybe 0.5% success rate and this isn’t due to lack of trying. Another friend of mine had followed everything by the book - even working SUPER closely with one of the main admins for 8 months and hasn’t hit one deal.

This business was profitable and easier at one point but now there is so much red tape and so many programs selling promises of this being a fully profitable business. Sadly, if you’re signing up now, you’ve missed the boat.

This company knowingly misrepresents the program and charges anywhere from $7,500 to over $10,000. They claim you can make the money back with one deal, knowing most will end up tapping out. They also
claim it takes thick skin and dedication but even with that, there’s a VERY small chance of you making consistent money with this program, and they know it.

I signed up thinking I’d help people and make some money at the same time. Instead, it’s been a terribly time-consuming and costly experience and one I and others, feel completely misled by. Please do not waste your money. You will regret it. I certainly do.

Hello Kate,

We appreciate your candid feedback regarding your experience with our Fast Track program. It's disheartening to learn that your journey did not meet expectations, and we sincerely apologize for any frustration you may have encountered

We would like to take this opportunity to clear up some of the misconceptions that have been mentioned here.

Our Fast Track program is backed by a 100% money-back guarantee, contingent on active engagement and effort. To qualify for a refund, participants must actively work with our coaches, make calls to the leads provided using our free CRM software, and diligently work towards securing a contract during the 3 or 6-month program. This is made clear in our membership agreement that all of our Fast Track students must sign.

Our dedicated coaches, experts in the overages industry, are committed to supporting our students. While they provide extensive knowledge, success ultimately hinges on your involvement. We've designed the program to include virtual assistant training, helping with tasks such as lead calls, website setup, paperwork, and sourcing legal support when needed.

Each month, we provide our members with thousands of leads that we load into their CRM software, offering the flexibility to choose their working state and county based on state regulations, which we thoroughly cover in our program. Compliance is paramount, and our coaches stand ready to assist throughout the process.

Our coaching support extends 24/7 through private messaging software and students' CRMs, which we cover usage costs. We are dedicated to keeping our students informed on the latest industry rules and regulations, ensuring they operate within legal parameters.

Regarding our core course (you referenced it as a mini course), Foreclosure Secrets, it's a comprehensive program designed to equip you with the knowledge and tools to thrive in the foreclosure overages industry. Course modules are the same in both Fast Track and Foreclosure Secrets course, the difference is in the support, software, coaching, VAs and other deliverables that are a part of the Fast Track Program only. Here's a brief rundown of what’s inside the Foreclosure Secrets course…

We teach our students how to:

- Navigate the public data to recover mortgage and tax sale overages and empower homeowners.

- Access government databases for free leads, identify potential claimants, and assess potential overage earnings.

- Master the art of communication with property owners, heirs, and individuals owed surplus funds.

- Utilize scripts for phone, email, and letters for effective outreach.

- Gain a comprehensive understanding of legal processes and receive templates for every step.

- Outsource tasks from day one, optimizing your focus on closing deals and securing payments.

Our goal at Foreclosure Secrets is to provide real value and support to our members on their journey towards financial success in the foreclosure overages industry.

We are not in the business of making empty promises or profiting at the expense of our members. This is why we offer a 30 day, no questions asked, 100% money back guarantee when you purchase our Foreclosure Secrets course. We stand behind our products and our customers.

We emphasize that success in the foreclosure overages industry requires dedication, perseverance, and time. While we don't promise quick riches, we are committed to your success.

Our desire is to witness our students thrive, and we have celebrated numerous success stories. We regret that we were not made aware of your challenges during the Fast Track program. Our coaches and customer service teams are here to provide additional support and address concerns promptly.

We wish you the best in your future endeavors. If you have any further questions or feedback, please contact us via email at contact@foreclosure.academy or by phone at 202-740-9591, Monday to Friday 9am to 5pm EST.

Buyer beware

Requested refund because services were not provided as possible. Requested locations and did not provide leads for that area.
I hired a VA as suggested even they weren't able to materialize things with the shared leads between members
Overbilled one month and even that has not been refunded. Underdeveloped program. VERY small number of success stories. I believe only 1 in 3 months.
