I am a leaseholder at a development managed by Galliard Estate Management (GEM, formerly PMM), acting on behalf of the freeholder, Freshplant Ltd, part of the wider Galliard group structure.
My estimated annual service charge in 2012 was approximately £2,481. By 2025, this had risen to £5,400, with a further balancing charge anticipated — for a one-bedroom flat in a building with no gym or swimming pool. A mortgage valuer reportedly described it as the highest service charge encountered for a property of this type and location. The mortgage application was subsequently refused.
After years of concern regarding escalating service charges, and following widespread leaseholder complaints, GEM eventually issued correspondence admitting:
• “a failure to substantiate the level of reserves required”
• “lack of information provided to leaseholders”
• and acknowledged the financial hardship caused to residents.
Despite repeated requests over many years under Section 22 of the Landlord and Tenant Act 1985, I was refused electronic or postal copies of supporting invoices. I was repeatedly told that I would need to travel approximately 40 miles to inspect documents in person.
I also identified unexplained discrepancies in the accounting references used in correspondence relating to my Deptford flat, raising further concerns regarding transparency and apportionment.
After posting a previous review, Galliard requested its removal via Trustpilot moderation procedures. Trustpilot informed me that the review had been removed for allegedly containing “personal information” because it referred to company directors… whose identities are publicly available through Companies House records. Those references were included solely to explain the corporate relationship between the entities involved.
I appealed the decision. I explained that the individuals referenced were company directors acting in public corporate roles, not private individuals. Trustpilot nevertheless upheld the removal in a brief response which did not substantively address that distinction. The process felt largely procedural and automated.
I am therefore reposting this review in revised form, limited strictly to the underlying facts and my experience as a leaseholder.
To be fair, Galliard often identifies interesting and ambitious development locations. However, in my experience, when it comes to service charges, reserve funds, transparency, and leaseholder communication, the management experience has been deeply unsatisfactory and concerning.
There are also significant heat-retention issues within the development itself, although that is arguably a separate issue.

Service charges are outrageous and the highest in the area. And 50% higher than that stated by sales staff.
Galliard Homes and GEM Ltd are the same company (same directors anyway) but GEM say they are independent of Galliard and not responsible for Galliard's sales techniques and promises.
Surely the 5 star reviews on this company are fake?

Following Galliard’s response and to make it clear, while at the last FFT Hearing the case was adjourned, the FTT Judge would not have adjourned the case and booked out a further 3 days of Tribunal time if the case had no merit. The Judge read through the paperwork submitted even commenting that we had some valid points and on that basis has booked out a further 3 days of Tribunal time. Additionally, there are now 57 claimants who have submitted a claim to FTT against Galliard so it is multiple leaseholders who are fed up with the extortionate service charges racket which have increased by 240% over the last 8 years. If there was no wrong doing 57 people would not have submitted claims and the Judge having assessed our claim would not have adjourned the case booking out a further 3 days of invaluable Tribunal time.
The claim is against the Freeholder part of the Galliard Group.
We look forward to the Tribunal …

I deeply regret buying a flat from this developer. The property I received is nothing like what was originally presented—what was promised in the plans simply wasn’t delivered. One of the most basic expectations, functional opening windows, was completely ignored. The flat was finished to a very poor standard, and it honestly feels rushed and subpar.
To make matters worse, building management was handed over to their sister company, Galliard Estate Management (GEM). Since then, service charges have skyrocketed year after year. In my experience, these fees feel completely unjustified—especially considering they seem to be used to address ongoing defects that should never have existed in the first place.
The service charges are now multiple times higher than comparable buildings in the same area, with little transparency or value in return. It’s incredibly frustrating to pay such high costs just to fix problems caused by poor construction.
Overall, this has been a very disappointing and stressful experience. I would strongly advise anyone considering buying from this developer to do extremely thorough research and think twice before committing.

My experience with Galliard Homes has been extremely disappointing and stressful. There are serious concerns around unethical business practices, particularly in how developments are marketed compared to what is ultimately delivered. There are signs of improper or substandard conversions in my development resulting in excessive and unreasonable service charges, causing extreme stress and anxiety.
What’s most troubling is the lack of accountability—issues tend to be brushed aside rather than properly acknowledged or resolved. The whole experience with Galliard and their many partners has caused significant stress and has undermined my trust in the company. Never buy from Galliard; it will turn into your worst nightmare.

Same issue with leaseholders at every building they manage. Do not say you were not warned.

I strongly advise anyone considering buying from **Galliard Homes** to think twice and speak directly to existing leaseholders before making a decision.
As a leaseholder, my experience has been extremely negative. Service charges have **skyrocketed** over the last five years, rising from around **£2,400 to £7,500 per year for a single flat**, with little transparency or justification. Many of us believe these charges are excessive and unfair.
These excessive service charges have had a **direct knock-on effect on property values**, with flats in the building **losing up to 40% of their value**, making them difficult to sell and leaving leaseholders financially trapped.
There are also serious concerns around **mis-selling**. The actual internal flat sizes are **smaller than what was stated in the contract**, something buyers only realise after moving in.
Electricity charges are unusually high, and on top of that, managing agents add **up to 200% commission on maintenance and repair jobs**, massively inflating costs for leaseholders.
The lifts are another shocking example. Required works were ignored for years, and now—after five years of inaction—leaseholders are being forced to cover a **£1.7 million bill** to fix problems that should have been addressed long ago.
Living conditions have also affected residents’ **health and wellbeing**. There is no clear or reasonable procedure for opening windows or accessing fresh air, while additional charges are imposed—something that should never be acceptable in a residential building.
Do not be misled by the **suspicious number of 5-star reviews**. If you want the truth, visit Trinity Square and speak to any leaseholder directly. You will hear a very different story.
**Avoid Galliard Homes at any cost.**

Phenomenal service, incredible team and unbelievably helpful. Fast response and nothing was too much trouble. They all went above and beyond to ensure that I was happy and satisfied. I can’t say enough good things about them. I wish more companies were like this.

I recently bought my first home with Galliard Homes and I honestly couldn’t be happier. As a first-time buyer, I went in the process expecting it to feel overwhelming, but the whole journey was much smoother than I’d imagined. The team were on the ball, especially when I had (a lot of!) questions. They made sure I never felt rushed and everything was explained clearly so I always knew what was happening & when.
The finish of the flat is great, it all feels good quality and is well designed. It feels modern but still warm, and most importantly, it already feels like home!! I have barely had to put the heating on this winter which is a real plus!!
Buying your first place is a huge milestone, and I’m really happy with how it’s turned out. Their recommended solicitor was also brilliant and the communication was on point.

My journey with Galliard Homes has been a bit of a roller coaster, but it ultimately turned out very well and the team at Galliard, who helped me through the process, were great. Joe Neidus especially was extremely responsive and knowledgeable, and knew how to get things done whenever I needed whether that was before or after I moved in. Aside from a few administrative issues which prevented me from moving in for a few months, the property is of great quality and the area is developing nicely. I appreciate the responsiveness of the team whenever there is an issue. I look forward to seeing how Galliard develops and how the area around the property becomes better for residents.

Galliards are a disgusting deceitful company with zero morals.
My business went bankrupt during covid, and my health took a turn for the worse, and as a result I had no means to take out a mortgage for an off plan flat which I was decieved into paying double the price 3 years prior .
I sent them email after email (through my solicitor ) to try and reach some sort of agreement, or even get a portion of my £75k deposit back, but these money hungry vultures were too busy with their tight daily routine to even bother agreeing to a f2f meeting with me , and I ended up loosing my hard earned cash. Disgusting, unethical, zero moral of a company. This happened in 2021, I have just found their trust pilot page.

Very generous of you to reply to me after months of requesting one (over 4 yrs ago) through a solicitor you Co advised me to use when Galiards mis-sold me an off plan property for a price no agency was able to put on the market for me, as it was sold to me at 20k more than same size properties you had on the market (which I found out very late as one of your recommended estate agents advised me) 3 years before!
In essence, which is again not surprising, you’re telling your legal department didn’t receive any request from my then solicitor back then?
I will take this up with him this very week. After all, I picked him from a list of your own recommended solicitors.
Yes there are risks, but as a corporate company you have zero values, no morals (I was battling Thyroid cancer) you lie through your teeth to get every last penny you can from vulnerable individuals such as myself, a whole package of lies and deceit to be honest, and you have the audacity to advertise yourself otherwise.
