We had a really positive experience selling our home through Hopkins Homes' part exchange scheme and then purchasing our new home. The whole process was simple, straightforward, and hassle-free from start to finish. We found the design of our house thoughtful and well crafted, with that clever charm Hopkins Homes brings!
We particularly valued being given the opportunity to sell privately as part of the process – a nice touch that suited our circumstances well and gave us extra flexibility.
Communication was excellent throughout, with a smooth handover whenever team members were away or on annual leave, so we never felt left in the dark. Any questions we had were answered quickly enough.
A special mention for Kim, who was fantastic throughout – knowledgeable, reassuring, and always clear on timelines and expectations. That clarity made a difference for us and we appreciated it!
Kim has been a great asset to the process, and we couldn't recommend her, and Hopkins Homes, highly enough!

Not a very good experience. All smooth at the start but then things dragged on, some of which was due to my circumstances, and a total lack of flexibility from Hopkins. It was other little things like very few updates, a total lack of options/choices, I asked for regular photos as we live 150 miles away, got one, taken out of the door of the sales office. Render colour changed last minute. Site manager couldn’t have been less interested, when I said I was keen to get in before school in Sept for my daughter, he literally shrugged his shoulders, wife was told ‘your house isn’t the only one we’re building’!! We pulled out of the purchase, reservation fee was kept but no communication, receipt or confirmation provided.
Moved on….

No issues raised were too much trouble to fix and always dealt with quickly and professionally
Site crew and sales staff are so friendly and helpful regarding any concerns or help you might need and all snagging issues are dealt with promptly

We’ve had an ongoing issue with the grouting in our kitchen floor, a structural engineer has also been out luckily the house is sound. He told us there was not enough screed under the tiles meaning the grout is constantly cracking open. We’ve now have a hole in our floor for over a month. Hopkins are very good at selling houses but there customer service and aftercare is shocking and we’ve had experiences of rude staff we are now also being ignored by the company so we will be contacting the NHBC this weekend about the ongoing problems

From meeting the lovely Kim who guided me through the buying process keeping me updated and who was always on hand giving good advice throughout, to moving in day, having my handover with Andy who showed me how to use everything, and who went above and beyond to make sure the house was perfect. We purchased our new Hopkins Home based on clear verbal assurances from the sales representative, Daisy, that our garden would be a flat, usable space comparable to the show home. As we are not professional landscapers or civil engineers, we trusted the expertise and "premium" reputation of Hopkins Homes to deliver what was described.
Since moving in, we have discovered the garden is a steeply sloped "landscaping nightmare" that is physically impossible to level due to fundamental design conflicts created by the developer:
1. Damp Risks: We cannot raise the levels without breaching the neighbor’s garage damp proof course.
2. Structural Failure: We cannot lower the levels because the boundary gravel boards have been installed with insufficient depth, meaning the neighbor's land would collapse.
We were unable to inspect this during the official home demonstration because the Site Manager did not have the keys to the rear doors—a significant oversight that prevented us from raising concerns before completion.
Despite their own contractors admitting on-site that the levels are "completely off," Hopkins' head office has responded with a "fob-off" email, hiding behind technical drawings that were never explained to us as laypeople. We were sold a level plot but delivered a significant financial and structural liability.
We expected much more transparency and integrity from a developer of this size.
I recently purchased a property at The Elms, Woolpit and couldn’t be happier - The attention to detail and service for site, Ben & Georgie as well as assistance from Customer Services, Samantha, Lauren, Olivia, and others has been nothing but amazing - Hopefully they keep it up🤩

We were buying a 2nd hand Hopkins Home from a vendor who was buying a new Hopkins Home - we had a few problems relating to our sale and the help we got from Hopkins Homes was superb even though we weren’t buying from them ! In particular Katherine Grant was an absolute star, with her knowledge and contacts we were able to keep our chain intact and complete our move, which at times looked destined to fail.
Since moving into our 5 year old Hopkins Hones the local sales office team have been extremely helpful regarding our house specifications etc so I have nothing but good things to say about them and our house !
If only all new homes teams were like Hopkins Homes moving house would be a lot easier

I was delighted to complete on the purchase of a property within the Elms Development. The good feeling started immediately in the Showhouse where Jason’s friendly, helpful and professional approach was a major element in deciding to select a Hopkins house. Through out the whole process, unexpectedly delayed through international funds being temperately withheld, Jason provided a calming proficient and confident support. His entire friendly, knowledgeable and professional approach was a major factor in my decisions to purchase the Elms property.

Great experience with the Church View development. The developer delivered a high-quality home with excellent attention to detail.
Kim, the sales agent, was friendly, professional, and always helpful throughout the process. Andy, the site manager, was also fantastic—very attentive and quick to resolve any issues.
Overall, a smooth and positive experience. Would definitely recommend.

We purchased our home in Church Farms from outside of Norfolk. Lacie’s communication & follow up left us feeling really good about the whole process of buying the house, despite not being able to visit in person easily. She was professional & thorough during the whole purchase process. Since owning the house, Lacie has continued to be a source of support and the after sales care was not something we expected. Jamie on Site has displayed similar qualities & validated our decision to buy a Hopkins Home.

I would strongly advise anyone considering a property from Hopkin Homes to think twice. My experience has been incredibly disappointing from start to finish, with a level of workmanship and customer care that falls far below expectations.
The property was handed over in a poor state, with multiple serious defects. Internal doors were split, there were leaks present, and the kitchen floor has already failed. The finishing throughout the house is substandard, with mastic carelessly smeared in visible areas rather than properly applied. It feels rushed and poorly executed.
Even more concerning is that the original plans were not followed. A key feature—underfloor heating controls—was simply not installed, leaving us without functionality we were expecting and had planned for.
The snagging process has been equally frustrating. The house has repeatedly been left in a mess after visits, with tradespeople failing to turn up as scheduled. On multiple occasions, they have left without notice and refused to complete outstanding works, dragging the process out unnecessarily and causing ongoing inconvenience.
Overall, the experience has been stressful and unacceptable. The lack of attention to detail, poor communication, and unwillingness to properly resolve issues has completely undermined confidence in Hopkin Homes. I would not recommend them based on this experience.
I wish I could attach photos so people could see the state they class a five star finish
*UPDATE*
Agreed three straight weeks for remedial works to be carried out. Our property has been damaged in numerous areas during this, half the work isn’t completed as they ran out of time and the other half still isn’t up to standard. We also now have flooring starting to fail in another room.

I purchased a property back in 2020 and the sales and customer services team were great. However, the reason for this review is that i contacted their customer services team a few days ago to ask if they had records of the tiles used in the property. I didn't expect much as its not as though they are gaining anything from taking time to deal with an old customer but Max was incredibly helpful and sent me the details of all the finishes for the house. Taking care of previous customers shows the culture of the business and really grateful to have support years after the initial purchase. Thank you, I can now add some tiles that match instead of re-tiling the whole bathroom!

I recently contacted customer services about a 'snagging' job and they were very polite and helpful, they liaised with the contractor and the job was completed to a very high standard within 4 days which is fantastic service!

I’m absolutely thrilled with my new Hopkins Home. The build quality is exceptional, and I’ve been really impressed with the overall finish and attention to detail.
Jason and the whole site team have been incredibly helpful throughout my purchase. As a first time buyer it can feel quite scary, but they put me at ease from the start and made me feel confident at every stage.
A special thank you to the Site Manager and Assistant Site Manager for their support during the home demonstration. They answered all my questions patiently and clearly, and it was reassuring to be offered ongoing help going forward, too.
I genuinely feel like I’m in safe hands, and I’m so happy with my new home. Thank you Jason, Ben, Lukas and the whole Hopkins Homes team!
