Great if you love an rent increase after a few weeks

If you want to be sold a dodgy house under the illusion it was all inclusive bills and then be asked to pay an 15% increase in your rent after the first month mid contract. Then this is the company for you.

Don't trust any of them. They will lie from start to finish, delete conversations, provide you with unsafe untested gas appliances and tell you to light your oven with a lighter then delete the conversation in coho.

They will then after arguing let you leave your tenancy only verbally , however I learned this the hard way and recorded this meeting as I was sick to death with there lying.

Then months later be threaten with debt collection and once challenged they claim they never agreed to this.

Lucky I have the screenshot and recordings and have submitted these to the council and hopefully these unlawful cowboys get shut down.

I cannot think of one positive

I cannot think of one positive to say about my experience with Idealhouseshare!

Initially they were extremely thorough with requesting documentation and referencing which I saw as reassuring at the time. However I now believe this was just to make them seem credible, they have been incredibly unprofessional ever since.

I paid a deposit of £625.00 which I have in writing that this was put in a deposit protection scheme.

When I moved into the flat, I was met by another agent and not Ryan who I had been communicating with. The previous tenant had left the room very unclean and the agent advised they would clean it, which they never did.

The roof and skirting boards had lots of cracks which I flagged but nothing was ever done and the room/general condition of the house was a shambles.

Upon me instructing them I was leaving the flat when my tenancy was up. I was instructed to use COHO to communicate which apparently I should have been given access to when I moved in.

I was not able to contact anyone using COHO so emailed and was instructed they would return my deposit in a few weeks.

I have still not had this returned after 2 months. They stopped replying to my emails to there generic email address they provided.

I chased this up and called the number online. I was instructed that the delay may be down to waiting for the room to be inspected. However I responded that I had returned to the flat a few days after I moved out to collect some more items and someone had already taken my room, so I knew this to be untrue. I was then told I would need to speak to Andrea but she was away for a couple of weeks.

I accepted this and called after a couple of weeks. However my call was not connecting. I tried on a different number and spoke to another agent who advised Andrea was in a meeting and could she take a message. I advised I would be calling back. However from there all the calls have been disconnected.

It is clear that they are now just blatantly ignoring my calls and trying to keep my money which I paid in good faith and was instructed was secure.

All the reviews appear to be negative for this company, they do not have a website and only have a general email. If I were you I would look elsewhere if you are looking for a property in be area!

Terrible communication, incompetent paperwork

By far the worst renting experience I have ever had. My friends and I have been trying to rent a house in Fallowfield from IdealHouseShare since we viewed the property on the 16th of January earlier this year.

As soon as we put down a holding deposit we lost all contact with them until early February when we were notified they would 'contact us in the coming months'. From there it was an outright battle to try and get a hold of them. I have been to their home office six times and never been let in, you very rarely get through to someone by mobile and their emails are often unclear with who you are speaking to - rendering it impossible to hold a steady conversation.

Eventually, we got through to Ryan who was specifically hired to aid our move in process. However we made no such progress. From February 10th till May 8th we have been trying to clear up numerous discrepancies in both the tenancy and guarantor agreements. They were very clearly operating from a generated form that they had failed to fill in correctly. Several sections were left blank and the guarantor agreement insisted on far more responsibilities than you would expect.

We have received no contact since May 8th with IdealHouseShare and have been forced to find somewhere else to live entirely. We are unsure if we will be recieving our holding deposit back as it is non-refundable. However, given the state of their paperwork we will definitely be appealing this.

I hesitate to call this a scam, but the level of disorganization and lack of professionalism is alarming. I strongly advise against renting from IdealHouseShare.

Worst letting agents in Manchester?

The company do not communicate. Multiple issues with apartment ignored. Property was not clean when I moved in. Consistently told that someone shall call back, but that does not happen. They do not stick to their side of the contract. They use a third party maintenance logging system but do not update it or look at it. This company needs to be investigated.

One star is being generous

One star is being generous. Absolute worse experience I have ever had in my life. The house I lived in I experienced problem after problem.
To list a few:
- Bills are advertised as £30/40 pcm we paid £100-120pcm month each when we had the heating on twice a month. This was because the landlord refused to put a smart metre in.
- Thermostat was broken throughout the whole of winter meaning we could see our own breath.
- Bug infestations in two of the rooms
- Broken furniture and stains on the carpet when moved in
- Cleaners stealing from the tenants
- No cupboard space initially given when moved in
- Mould and damp in bathroom

Although the team would reply when we made a complaint, very rarely was anything ever sorted. Avoid using this agency at all costs.

Misinformation

Misinformation, described the tenants in a house as all getting along despite having had multiple complaints about one. Very misleading and created very bad living space for myself.

Love these guys!

I was with IHS for 2 years and found the staff to be really friendly and approachable. I loved my house and made some life long friends in my housemates. I would highly recommend!
