They don‘t respond to reasonable requests for help - my entire bathroom ceiling was pitchblack with mold (looked worse than the pictures). Both me and my roommate tried to contact them via email - nothing. Then we went to their offices, talked to someone, they send a handymen who looked at the bathroom, said it’s an obvious issue (duh) and called them for confirmation of repair - they never answered, it never got fixed.
Also, When moving in, I’ve paid for the room from a certain date, the „initial inspection“ was fully booked on this date, meaning I could not move in and I had to get an Airbnb.
Please, for the love of god, don’t use this company, it’s truly terrible.
P.s. should you (i don’t know how you could After this review) book a room with them, don‘t book through LivinFrance, you‘ll just pay twice for each platform.

The rental process was smooth, but my experience after moving out was very disappointing. Out of a €500 deposit, only €140 was returned for mold already present at move-in and a chair stored in the garage.

I followed Oqoro's instructions to reopen my case, but they have ignored me again. Furthermore, the landlord confirmed they were unaware of the charges, and the "cleaning" for which I was charged €200 never took place.
Long:
The rental process and paperwork before moving in were quick and clear. However, my experience with Oqoro after moving in and leaving the apartment was very disappointing.
When I moved in, the apartment was dirty and poorly maintained. This was noted in the move-in inspection. Major issues included humidity in the bathroom and mold on the bathtub joints. Although these problems were recorded, nobody came to fix them, and we had to live with them for four months. During the Christmas holidays, the humidity was partially cleaned, but the mold on the joints was never addressed.
When I left the apartment, the same agent conducted the move-out inspection and confirmed that the apartment was cleaner and that no new damage had occurred. Still, out of the €500 security deposit, only €140 was returned. The charges were:
- €200 for cleaning mold in the shower (already present when I moved in)
- €160 for a missing chair (which was stored in the garage and not in use)
I contacted Oqoro to explain where the chair was and to dispute the unfair mold charge. It took three weeks to get a response, and they refused to change their position. It is clear that in any dispute they side with the landlord rather than the tenant—even though tenants pay for their service.
It is also worth noting that the entire cost of these supposed damages was taken from my deposit, even though four people lived in the apartment.
Overall, I cannot recommend Oqoro. Their support seems to stop as soon as the move-in is complete, and tenants cannot rely on them in case of a dispute. If Oqoro revises this case or corrects the error, I will happily update this review.

I am updating my review because, despite Oqoro’s public reply asking me to contact them via their support form to "re-examine" my case, the reality has been very different.
I submitted all the documentation (move-in/move-out inspections and photos) as requested, and after weeks of waiting, I have received no response. It seems their public reply was merely a PR move to look helpful in front of other users, rather than a genuine attempt to fix a mistake.
Even more concerning are the new facts I have discovered:
The landlord was unaware: I contacted the owner of the apartment, and they informed me they were never notified that €360 had been withheld from my deposit.
No cleaning was done: Although I was charged €200 for mold cleaning, no professional cleaner ever went to the apartment to fix the issue.
The "missing" chair: Despite explaining that the chair was simply stored in the garage (and was there during the move-out), they continue to keep €160 for it.
It is unacceptable for an agency to charge tenants for services that are never performed and for "damages" that the landlord hasn't even claimed. This is no longer just a disagreement over a deposit; it is a complete lack of transparency and professional ethics.
I still do not recommend Oqoro. If you are a tenant, be prepared to fight for your deposit even if you leave the apartment in perfect condition.

They hardly ever respond emails and charged me of things from my deposit that were never a problem and were not even mentioned on the visit to the apartment before i left. I do not reccomend it, unless you don't care about getting the deposit money back, there is a lack of honesty in the charges.

DO NOT RENT here. It is the french maffia. They charge you an amount at the end of the rent which is not justified at all while they do not have proper maintenance of their buildings. you enter a durty property so you do the cleaning for them and as a gift they charge you in the end for things they invent ... Never sign the property description!!

I lived in a shared house from OQORO until last month, and it was the worst experience ever. The room was disgusting, with a horrible, unbearable smell, forcing me to move out immediately. The photos online looked clean and nice, but the reality was completely filthy.
After moving out, I received only a partial deposit back, which is completely unacceptable. They claimed that I broke the shower door by forcing it off the rail, but it was clearly worn out and difficult to open due to normal wear and tear. Also, I stayed there for only one month! There is no way it should be my responsibility to pay for this.
How can they provide a room without even cleaning it and then demand that I pay for repairs? I have raised objections, but they simply ignored me.
This is absolutely terrible service. I strongly demand a full refund and advise anyone considering OQORO to think twice before renting from them.

Don't recommend. I just arrived at the appartement I rented. Looked so good in the pictures, seemed all new. In reality there are defects not mentioned, bad smell in the apartment, dirty a lot, broken furniture, mold in the bathroom....eww.

I’m sharing my awful experience here so it might save someone else. I used Oqoro to rent a room for study purposes. As for the bedroom, many of the furnishings were also damaged. Despite multiple attempts to contact their support service, after three full days I still haven’t received a single response. Stay away from these people – they will take your money and then disappear, leaving you with zero assistance.
They helped me and my friend during our move in processes.
All the good reviews pertaining to good customer service are fake, that I am certain of. Their customer service is non existent, you cannot call them, only send emails. They take really long to respond and are not interested in solving your problems. once you have signed your contract and have moved in thats its, they take their money and try to do as little work as possible. The apartment was unbelievably dirty when I first moved in, there was a strong smell and other things were broken. The agency takes days to respond and I don’t even know yet when they will be able to resolve the problems (cleanliness, broken things, no hot water etc). Do not expect any kind of service from them.
They can't receive international money and even if they sign the contract they don't let you get in to the apartment because they can't see it easily in their bank account so if you're international student don't use it.
Great experience with OQORO.

Ils n’ont réagi que lorsque deux nouveaux locataires ont refusé d’emménager après avoir vu l’état déplorable de l’appartement. À aucun moment ils n’ont informé les nouveaux arrivants de la situation, ni proposé de solution d’urgence.

I am currently a tenant in an apartment managed by OQORO (25 Boulevard de Larramet, Toulouse), and my experience has been deeply distressing.
Between June and December 2024, my roommates and I lived in extremely unsafe and unsanitary conditions. One roommate was openly using and dealing drugs, issued verbal threats, and attempted to assault me with a knife in November. The toilet remained blocked for weeks, there were maggots in the apartment, and the mailbox was broken.
Despite multiple reports—complete with photo evidence and police recommendations—OQORO took no action for over 4 months. They only responded when two new tenants refused to move in after witnessing the unacceptable state of the property. At no point were incoming tenants informed of the risks, nor was any emergency solution offered to existing residents.

OQORO’s management is not only negligent, but irresponsible. No concern for tenant safety or legal obligations. Legal action is underway, but this public warning is also necessary.
