Tracey and Jordan - Longstanton branch

Jordan and Tracey at the Longstanton branch were by far the best consultants we've ever come across. Thank you for all your help. Incredible support and responsiveness every step of the way, and going the extra mile to make sure things are set up good and proper. Any potential "issue" was dealt with and solved so proactively that it did not have time to turn into anything significant. The property was also prepared splendidly, very practically and efficiently, with the tenants needs in mind, lacking absolutely nothing, miles away from common attitudes elsewhere of "let's just glaze over any issues just to get it rented, and then not our problem anymore". Last but not least, made us feel incredibly welcomed. If we decide to buy in the area we will 100% work with you, no question about it.

Awful agency, unfair with tenants, terrible contractors

SAB is an awful agency; please avoid it. We rented a property from them for 6 years, and they still let us down several times. TWICE they let us down without hot water and heating in the winter (we have small children), because the boiler broke down, and they did not help with the repair. Their contractors are awful; they were rude (even shouting at us) and did a terrible job. Sometimes jobs had to be done several times because of this, which caused a lot of trouble and high costs for the landlord.
Landlords: please avoid them, they are ignorant, slow and have awful contractors. They did not relay the tenants' messages to the landlords, resulting in high costs.
Tenants: please avoid them, they let their tenants down, do not help, and they are ignorant and inhuman. At the end of the tenancy, their invoice was unfair, and they stole our money.

Reply: No, no, no, dear SAB. Your reply is incorrect and not true. You had not dealt with the boiler problem, and you let us go without repairing it twice in the winter for weeks. And the first time you did not even provide heaters for us we had to buy them ourselves. Leaving us without heating (with 2 little children) was UNLAWFUL. I have spoken to the landlady in person just recently. For days, they did not even know about the boiler problem. You did not let them know. And your awful contractor was rude and INSTALLED THE BOILER DANGEROUSLY. So it had to be changed again, a HUGE cost for the landlady. YOU DID NOT ACT quickly, the first we were left without a boiler for weeks! (Please do not lie.) For the second time, we were left without a boiler for 2 weeks. And both times, you did not even reply to our emails. DEAR PEOPLE, AVOID THIS AGENCY; they are ignorant, rude and unhelpful. Tennants did not matter to them. And they caused a lot of cost for the landlady as well.
The gardening cost was a cheat, sorry, the landlady told me that they did not ask for that much. And we were not told that we could dispute it. Oh yes, and you did not let the landlady know that there were rats in the garden, again: you forgot to forward our messages to her.
PLEASE USE ANOTHER AGENCY, EVERYONE: believe me, the SAB is incorrect. 6 years of experience.

We can appreciate it is an issue for anyone to have a boiler fail in winter. We dealt with this promptly and we took instructions from the landlord regarding all maintenance, so the landlord was informed. The boiler was under warrantee at the time, which the landlord wanted to use however once it was determined the parts required were not under warrantee we arranged for these to be replaced. Then the landlord asked for another contractor to attend to give a second opinion which caused a delay. Once the landlord approved the work, we had this done quickly. 5 electric heaters were supplied to provide heat. We always act quickly when a boiler fails however in this instance, we were reliant on the landlord approving works which were delayed for reasons beyond our control.

With regards to the deposit there was a gardening cost which the landlord requested be deducted. The tenant has a right to dispute any deductions via the TDS if an agreement with the landlord can not be reached. The amount deducted covered the gardening invoice in full.

I’ve had a lovely experience renting…

I’ve had a lovely experience renting through SAB (the Longstanton branch) since I arrived in the UK in 2018. They are always easy to deal with, have often petitioned on my behalf, and have been excellent at getting things fixed when required with great response times.

Tracey in particular has been a force of nature, helping my family get into a home in the area we wanted and making sure everything is comfortable for us (and absolutely adoring our dog Jack when she does inspections).

We’ve been with Sab Longstaton Branch…

We’ve been with Sab Longstaton Branch for 4 years now and all I can say is that Tracey,our lovely agent,has done everything for us to ensure we have all we need to call the property a HOME.All our issues are sorted is such a short time and she has been available for us 24/7.Longstaton branch is a company we really hope to collaborate years to come and we highly recommend Tracey and the team!

If you would like to be singled out and treated as if you’re not human, then this is the place for you…Awful people whom lie and cheat the system in any desperate way they can. They will try to take your money anyway they can….scumbags.AVOID THIS LETTING AGENCY.

We are saddened to see a negative review, and we would welcome the opportunity to investigate a complaint. We do not appear to have received any communications aligning with this and the name of the reviewer is not registered in our database. We follow legislation to ensure that we do not charge tenants or applicants any fees so as an agent we have not taken anyone’s money. If an applicant does not proceed with a tenancy there are reasons compliant with The Tenant Fees Act 2019 allowing for the withholding of this, notably if the reasons relate to the applicant withdrawing or failing references which has entailed time and costs to process. If it refers to deposit deductions, these are requested by the landlord not us as the agent and any deductions will not be paid to us. If a tenant disputes deposit deductions their deposit is protected by TDS and an independent review determines the deductions.

We’ve been with St Andrews for many years and they’ve always gone above and beyond to sort out any issues, though few. They’ve been easy to contact and always been prompt in dealing with any problem we might have had. Good service and support

Renting a property can be time consuming and stressful. Abbie Hewson at Saint Andrews Bureau gives me full support on finding, managing and dealing with my tenants and property maintenance. SAB also make sure I am aware of the legal side of property rental which has changed quite a lot recently. I have used SAB for over 3 years now and I am happy with their service.

Wonderful experience

I have been renting with SAB for 4 years, and it was a truly great experience. Ariuna Richards, our agent, was very responsive and helpful at every step, she would respond within an hour most times. There were no conflicts during our renting period, and any issue we had was solved very quickly. I cannot compare with other agencies, but I do not know how anyone else could top SAB's performance.

Excellent service for over 20 years – Highly recommended

I have been a client of SAB for over 20 years as a landlord in Cambridge, and their service has been consistently excellent throughout that time.

As legislation in the rental sector has become increasingly complex, SAB has been invaluable in keeping me fully compliant. Their team is incredibly thorough and proactive, ensuring that nothing slips through the cracks.

What stands out most:

Expert Guidance: They navigate ever-changing regulations with ease, giving me total peace of mind.

Reliability: Rental payments are always timely; in two decades, I have never encountered a single issue.

Communication: Their updates are always clear, concise, and professional.

Awful experience

As a tenant, I expect a basic level of support and professionalism, but unfortunately this agency has not met that standard. I’ve left feeling frustrated and extremely stressed rather than reassured. I wouldn’t recommend them to anyone looking for a responsive or reliable service. Barely anything was fixed while in tenancy while rent kept increasing. I paid for regular window cleaning and bin cleaning for the entire tenancy and yet they had the audacity to deny this and take my deposit for this.
Upon moving into the property I had asked about maintaining a hedge on the side of the house and was informed it was maintained by the council. Yet when I left, I have been informed another chunk of my deposit will be taken for not trimming the hedge.
When a storm damaged the garden fence, they kept saying they would get the landlord to fix it. Yet when we left, sab told me that I was to be charged to fix the fence as we had broken it! They would waste my time by coming for regular inspections but never dealing with any issues. I could go on and on with how poorly sab have treated us as tenants. I would not recommend this agency to any tenant. Please don’t waste your money and find another letting agency.

We are always saddened to read a review where a tenant is not satisfied. This is not an appropriate platform to respond to the details but we are waiting for a reply following the checkout so the deposit can be resolved, as thus far no deductions have been made. The landlord has stipulated a list of deductions they wish to make but nothing has concluded as we have not yet received a reply from the tenants. As the managing agent we are reliant upon information given to us by a landlord which we then supply to tenants, and we require the landlord’s instructions to proceed with repairs. We appreciate there can be frustrations at times, as landlords and tenants do not always agree. We tried to assist as much as we have been able to in our position and this has included numerous calls made by us to provide necessary information and assistance and staff taking time out outside office hours to assist more than once recently. We would deal with any complaint about SAB seriously should we receive one.

I've been a tenant for 8 years

I have been a tenant with this agency for over eight years. Every time there was something wrong in the house they were very quick to fix it, I never felt like I needed to chase them to get things repaired which made my life much easier.

Awful as leaseholder im still waiting…

Awful as leaseholder im still waiting for repairs after 3 years..

They have now joined with Sabre estate management, 2024? but same awful service.

I have photos and many emails and would post them if possible one window had wood hardener splashed over it!

They tried to fob me off saying they were not responsible, then they havnt the money, for the record ive been paying service charges for 27 years!

The listed building frontage has also fallen into disrepair. Its starting to look like a slum, 3 years of complaints requests and now they have said they have accelerated my complaint to Head Office lol
One of the persons is actually a director! I have little hope.

Ref the windows im very suspicious they are waiting for them to fall out then say its my responsibility to replace.

Some windows have been replaced on other flats, but the company will not supply me with relevant planning permission for a property in a conservation area and a listed building, im really not sure if the plastic replacements are legal under article 4 .

I am left to think why?

The only option left is the ombudsman and any other legal body and of course social media, which I shall use with abundant enthusiasm now. .

Whilst we understand your frustrations, please be reminded that the decisions to carry out repairs and redecoration are the decisions of the Management Company, not SABRE so we are not permitted to make the decision. We as the Managing Agents then action any works we are instructed to. All works are dependent of sufficient funding being made available and you have been kept regularly updated with regards to decisions that have been made. Annual budgets and accounts are provided to each leaseholder and will show all expenditure for that year which allows you to see the services in place, these are the services that the service charges cover. The other properties on the estate made the decision to replace their windows at the cost of each property as window replacement is not covered under service charges, you declined to proceed in that direction. It would be inappropriate for us to provide you with information relating to the planning permissions that may or may not have been provided in relation to other properties, however, this information would be available on your local Council website. You have been advised of our official complaints process and should you provide an official complaint, it will be processed accordingly.

I do not recommend this agency

I do not recommend this agency. They are very good and quick when it comes to finding a property, but when it comes time to leave the property, they are completely unprofessional. I left a property with them on June 20th, and to this day, a month later, I have not received any response about my deposit. It's completely ridiculous because I've always paid all my fees on time, and now I have to deal with this. Besides the lack of communication and not responding to my emails, find another agency!

We have maintained communication since the checkout to ensure the tenants were aware of the landlord’s intentions. There was an initial delay whilst the landlord gathered quotes for the deductions proposed. Once we received these, we passed them to the tenants who did not agree to the amounts. The landlord did not agree to an offer made by the tenants and on 7th July we received confirmation from TDS that the tenants had started a claim for an independent adjudication, therefore leaving the decision on deductions to TDS. This has been an ongoing claim in the hands of the TDS since 7th July. We have replied to all communications from tenants and TDS promptly, the only delayed reply was during a week when the Property Manager was on leave, they had an out of office message set giving an alternative contact that was not used by the tenants during that week, and the Property Manager replied upon their return. The deposit belongs to the tenant and deductions must be agreed by the tenant before it can be processed. In the event the landlord and tenant do not agree, the TDS is used to provide a fair resolution. This process must be followed by law and SAB have complied. We appreciate a tenant feeling frustrated when this process is used as the TDS work to their own time scales, but this is outside our control as an agent.

Recommended without hesitation.

We moved to SAB for two properties after working with a different agency in the same area. The difference has been an astounding improvement. The focus at SAB is on a top quality end-to-end process. We feel that our needs are properly recognised and are professionally executed to extremely high standards. Claire, Kane and Lauren have helped us so much over the years since we bought the properties in 2013. They and SAB as a team are recommended without reservation.
