Company is dragging its feet to address a rodent infestation in their semi-detached property that has been abandoned since 2022.

I am evaluating legal actions as we, the landlords cannot keep carrying the costs of this external issue.

Reported damp and mould in property and surveyer came round and took photos. Heard nothing so called housing group after over a month had gone by and there is no record of any issue raised or surveyer visit and photos. In the meantime I am living with chronic health conditions and as far as SBHG is converned because they have not bothered to log the details previously nothing will be done. SBHG are happy for tenants to live in properties in dangerous health issues and do nothing.

Absolute disgusting housing association left me with a very vulnerable son with Epilepsy who was having seizures and been in hospital with no hot water and heating For over a week and then down to the shoddy builders had to remove the boiler from my kitchen into my front room and it looks like something from Rogue landlords that you in the newspapers they have ruined my home and my mental health is through the roof they are an absolute disgrace and don’t care for vulnerable tenants at all

Had a flooding over two years ago august 2022, and still waiting repairs. Everything is unsatisfactory with these people very unhelpful, dont response to emails or calls, moved us out of the home for two and half months and still didnt complete the work, in fact the workmen came to the house on tbe weekends. I have had 4 differnt contractors in this property who have are incompetent and made a a mess and more damages. They make apointement and dont turn up. They suveroys dont know what they are doing. They all tell lies, lost keys to the house which they still havnt replaced, stated they got the house a full clean. The ring door ball shows them sitting on their phone. They were ment to make the house safe. Two years later bathroom light went nov 24 I went to change it and when i took the light cover off smelly water came down on me.

As a current T, that works from home. I am appalled that a registeted Charity has no Repair System in place, considering they know where to find you when the rent is due!
My toilet has a serious leak (now leaking to the property downstairs...stopcock jad seized and isolator not working) was told when I eventually got through...the wait for a plumber would be Friday...WOW...its Wednesday... I informed the officer that it's an emergency...said she will get someone out today before 1:30pm...its now 4pm. Had to call back repairs and waited an age. Hung up as I couldn't wait any longer. So decided to call Rents....believe it or not...call was answered withing minutes 🤔.
I hung up having been told by rents oooh Repairs are really busy...que suprie...but Rents are not??? Looks like SBHG that you need to prioritise what's important...repairs... or rents...can see why you chase rents as repairs never get done...see now why people don't pay their rent....I DO!!!! Waited 12yrs for the roof to finally be repaired.

I'm still waiting for a plumber to call...not.easy being a Houskng Association Tenant...😪😤

THEY DONT CARE!

They have been continually harassing me for about 2 years, letters wanting to gain access to my flat, nothing ever comes of the visits, that is when they turn up, if they do. The work is nearly always a mess, sending carpenters to carry out plumbing work, etc., flack re the some of the operatives.....I have been receiving unsigned mail to my address, without my name, threatening to take me to court because I do not give them access to my flat, even though most of them do not turn up. I am not in debt, have lived here for 43 years and they have been dire for about 25 years. It took them in September 2023 7 days to find a leak in my kitchen, took 6 weeks to sort it out, my carpets have not been put back properly, they ruined my oven, which was old, however working perfectly, which cost me £589, they are difficult to get in contact, due to the fact that they are working from home and half asleep, as was the person I telephoned regarding the insulting, threatening letters, I told him re the visits that some had already been carried out, and was waiting for another gas safety check on 9 February 2024, which was organized a month earlier, for which I was receiving more of these missives. The right hand does not know what the left hand is doing, incompetent

THE ABSOLUTE WORST!!! I cannot believe that they exist as an organisation when they are so incompetent. Avoid at all costs.

I have had a leaking roof since 6th November and I have emailed and called to get this fixed. Still not fixed.
It's a very stressful time of year and to have water leaking over personal stuff. That are damaged now.

Still since the last time I'm still in same situation, I have a email from mp, stating from sheperds Bush that I was getting dual housing benefit as couldn't move in to floors were done, now have notice of seeking possession for the rent that was not being paid, they told me everything I wanted to hear to the day I moved then been left now at risk of losing home care and belongings, just to let you know I'm vulnerable and disabled absolutely DISGRACEFUL

They have no regard for their tennants or leaseholders in my opinion. I am in full agreement with all the other poor reviews posted. Such inertia is quite telling, impossible to get hold off, no one calls you back-ever. Glad I do not have to deal with them anymore, in fact ever.

THESE ARE THE WORST ORGANISATION TO DEAL WITH AS A PRIVATE LANDLORD THEY DO NOT RESPOND TO CALLS OR EMAILS , ONE OF THERE TENANTS VACATED ONE OF MY PROPERTIES WHICH WAS JUST RENOVATED & BRAND NEW & LEFT IT LIKE A BOMB WENT OFF & THEY REFUSE TO REINSTATE IT .

I WILL NOTIFY ALL THE OTHER LANDLORDS I KNOW , TO STAY CLEAR OF THESE CLOWNS .

So amazing to be free from the hands of SBHA , I said it 6 years ago and no one listened to me , that this Housing Association was rotten to the core and that they were probably the worse Housing Association in the Country.
The proof is in my historical Housing file which all tenants are allowed to ask for under the Freedom of Information Act.
And I highly recommend that if you are outraged by them put in you FOI request without delay.
When my file was handed over to me thier imcompitence was clear again as the not only sent me my file of nearly all communications but they accidentally sent me copies of thier own internal communications between different corrupted staff members and departments and emails sent from the lying tenant above my flat who was demanding my arrest.
It all made sense once that file arrived and it was clear no matter how vulnerable and sick I had become living with 4years of harassment by abusive neigbours they had decided to attack me and they used to Police to validate thier lies and the repugnant upstairs neighbours , one who believed she owned the whole property and for my entire tenancy I was allowed to be continually harassed and verbally abused , even threatened.
That was on top of the deliberate act of the neighbour causing a flood that would evolve to my home being saturated and covered in black mould.
I had all medical advisers and other outside agencies agreeing that my living conditions were unacceptable and dangerous to my life.
And even when I turned to the Surveyor at Hammersmith and Fulham.Council , but SBHA refused to co operate, they had a plan to have me arrested , to have me deemed as a terrorist at the property by providing false statements from the evil neighbours , the link between tenants , HA staff especially the dire and abusive ASB gang they had in place along with the Police , meeting all together to plan what day I could be arrested .
When it didnt happen the vile tennant emailed her bitter complaint to the asb team the morning after the meeting and the HA asb team assured her that an arrest would be made.
For 2 years my asb complaints never responded too but ignored , this lying tenants all taken seriously to enable this perverted Housing Association to form a false legal claim.against me to have me made homeless.
They got what they wanted.
And had me arrested in a humiliating way just 12 hours after being released from hospital , and they got thier day in court and were believed and I was made out to be a monster of huge proportion.
Looking back at this in the end this dismal nightmare of being held a prisoner in a home under Shephards Bush Housing killing machine , I'm so grateful it's now a part of my experience .
This is obviously still happening to many tenants and has got even worse .
Surely isnt it time that the hundreds of victims now need to form a Group get a Solucitor on your side and have this grossly negligent Housing Association with a history of neglect of abuse and corruption be brought to a stop .
And hopefully this should raise awareness to Parliment itself to intervene and opening a full outside enquiry to the practices of Housing Authorities such as this leading home wreckers that Shephards Bush Housing really are.
Dont be afraid to stand up to the Goliath they are and have been .
At the end of the day they might even threaten you with eviction and call you names because you have had the courage to confront them and even if the end result is you lose your home , trust me you will be 100% better off in the long term.
My sentence with them was a 4 / 5 year hell .
And it's about time they got thier comuppance and were exposed for who they really are.
And they have the ordasity to call themselves a charity.
A charity of deception , of hate with a history of causing greif and heartache to thier victims .

I can't explain fully in words how unprofessional, incompetent and unhelpful this housing association is!! I am saddened at the way I have been treated!

I moved into a SBHG property by way of a mutual exchange! On my first night, I was bombarded by a barrage of unwelcomed rodents! Then within the first year I was evacuated twice because of toxic fumes apparently coming through the pipes from previous works carried out on a condemned property below. This resulted in my whole family being treated in hospital and some of my children and myself coughing up blood! The fireman likened the fumes to inhaling acid! SBHG are always on a defensive and can never apologise or own up to their inadequacies!! Our family have no closure and I just don't feel safe here!! I have since been hospitalised again with breathing difficulties and I was prescribed inhalers. I am looking for another property but it is so hard to find one that suits a family of our size! Prior to moving here, the only time I had ever been hospitalised in my life, was to give birth!!

Can you imagine, I was even told by their surveyor that our home isn't adequately protected from fire because of the huge gaps under the doors and the gaps in between our floorboards wouldn't protect us if a fire broke out in the property below! SBHG have taken no responsibility for this and have said we have to replace the doors ourselves and if they assess the floorboards, they will not replace any damage made to our carpets or flooring!! I am usually a strong character but the treatment we have been given from SBHG has left me feeling anxious and depressed! At times even suicidal! I feel like I have failed my family by moving here and my youngest children are always coming down with unexplained coughs! Unless we leave all our windows open during the day and night, we wake up feeling unwell! We maintain our home well and it is a lovely property but SBHG do not accept responsibility when things go wrong! They do not care about families and their wellbeing!! And their health and safety is ridiculous!

Repairs are never completed on time and if they are completed, they are of a very low standard by inexperienced workmen!

I would never recommend SBHG to friends or family and if I could give ZERO stars, I would!! I wish I was in the position to just move to a safe and more suitable property! I feel heartbroken to say the least! My children are so important to me and I just want them to grow up happy and healthy and in a safe environment to thrive but SBHG don't care about that!!

There needs to be a minus here as this HA deserves less than 0. I have had issues in my home for over 10 years and they have sent person after person to look at the same things and then nothing gets done. They are avoidant, dishonest and have no regard for the emotional and physical wellbeing of tenants. I have been in my home for over 20 years and because I put in formal complaints they sent people out who surveyed my home and recommended many different repairs and improvements that were needed. They wrote to me listing everything they would be doing and then did not progress anything. I complained again and they have written to me today stating they have carried out an options appraisal to look at various criteria to assess the viability of the property.....and to this end they will not be going forward with any future investment work whilst they assess my home for POSSIBLE DISPOSAL. They do not want to pay for the repairs or improvements so they are trying to make me lose my home, the home my children grew up in, the home I have lived in for so long and had never intended to leave. I am completely devastated and cannot emphasise how much this is going to impact my mental health and my children's stability. I will be seeking legal advice, writing to my MP and speaking to the papers and TV if I have to. They have no regard for Article 8 - a right to family life and a home and I will be doing whatever is necessary to expose them and their abysmal service. As others have said before me AVOID AVOID AVOID...........

Shepherds Bush Housing Group - is the worse service anyone could experience.

They do not care even if you complained million times or write the worse review.

Incapable of resolving complaints. Incapable of providing a safe home. Incapable of helping adults with mental health problems. Discriminatory staff who need to be properly trained and the head of this rubbish housing organisation to listen to tenants and make positive changes. I am making this known, that if a fire breaks out in the building my ill son resides in, he will not get out alive due to no fire escape and 60 stairs to get down to the exit. Instead of helping to move my son they referred him to the safe guarding team who won't be able to do anything because it is a housing issue that only these fools at SBHG can resolve.

If there was an option for zero stars, i would have selected that.

they sold me a flat, knowing full well the building is under investigation for dangerous cladding, but they didnt tell us about the dangerous cladding till me, my wife and two young children spent all our savings moving into the flat and are now stuck in a horrible position facing heavy bills for something we certainly cant afford.
ontop of that, they have zero compassion for any of the residents, should your bike get stolen or you have any issues - forget it, deal with it yourself, they are not interested. so you have no choice but to bring this into the flat or risk it being stolen.

I have been in the flat for just under two years and the lifts have been broken more than working. imagine having to trek up many flights of stairs, with bikes, shopping etc because Shepherds bush housing wont fix the lifts or any maintenance to the building for that matter.
Oh and whilst everyone is dealing with Covid, losing jobs, family members, loved ones etc, they feel they have performed so well that two rent increases have taken place - with no consideration to peoples current situations and ontop increase service charge... for all the services they haven't done!!!
So imagine this, you cant leave your bike in a safe storage, because its very likely to get stolen and no action taken. You cant use the lifts, because they are both broken, so forget shopping or moving furniture into the flats. The bins cant be replaced because the lifts are broken. The building stinks of trash. Doors coming in and out of the building dont close properly, which ends up with non residents running around the building in the middle of the night and police coming to sort it, AND YET they want an increase in rent and service charge!!! please someone wake these jokers up! what have they done in the last two years?? nothing!!! but they want more money!!!

if i could do this again or had the chance to go back in time, i would certainly not deal with Shepherds bush housing association and would run a mile!

If I could give zero or below zero points, I would. The most incompetent housing association I have ever heard off. They are not dealing with the issues raised in a timely manner, often provide misleading and ambiguous answers and constantly postpone even urgent matters by sending holding letters and emails. We have been having issues with our building's main entry door for a decade. The door was replaced in June 2019 and converted to a magnetic door in July 2020, however even that has not ended our endless problems with the door. At the moment the door is not in a working condition since 5th January 2021and still we are waiting for it to be fixed. Obviously, it is a serious safety and security hazard.
Also our lift is constantly in disrepair. Currently the lift is not working since 13th January 2021 and we continue getting holding emails from the housing association regarding the lift repair. It is causing lots of inconvenience for elderly, residents with young children and residents with mobility issues.
Apart from the above-mentioned issues there are many more, for example service charges and gas works. Everything remains just empty promises provided by the housing association.
I do not wish to receive a usual response from the Shepherd's Bush Housing Association: 'We are sorry that this happened and for the inconvenience caused. This is not reflective of the service we want to offer and we are working hard to improve things.'
It is time to act. I would urge everyone having problems with Shepherd's Bush Housing Association to raise a formal complaint and then contact a local MP.

Cowboy landlords is what these people are, money oriented and dont like fixing issues with the flats had the same problems for 4 years (since i moved in) mold, damp, and silicon sealant coming away from every window, on top of that they are a bunch of liars aswell been told numerous times its going to be sorted and still hasn't been have black mold and wood rot happening in the property and have a athematic 3 year old a autistic 5 year old and a 14 week old child and the issues are not that important to sort
