I would highly recommend the Darlington team. Michelle was in charge of our sale and gave excellent advice when it came to accepting a slightly reduced cash offer back in March. Unfortunately this took a lot longer than expected for a cash purchase, however this certainly was not due to the lack of support from Michelle who was always friendly & personable. Even when Michelle was absent everyone played their part in investigating my concerns regarding hold ups (work which the solicitors were not carrying out!) even to the point of persisting with contacting the buyers solicitor and buyer when they did not answer the phone! Everyone there worked as a team and if they don't know the answer they persisted until they got an answer and updated me. The sale completed today (5 months on) and I would like to thank everyone for their help & professionalism.

Couldn’t thank them enough from start to finish, from the first initial consolation with Mark coming in was professional, got our property up within 24hours, excellent photos, excellent layout, the price he said was what we had in mind, they have a fixed fee so even better, got full price for what we wanted, we sold within 2 weeks. Inside the branch from Abby and Michelle dealing with our property start to finish were absolutely amazing, very well knowledgeable and new every step, even chased things up for us before and after hours, even when times got hard they were there helping in every way they could. John and Lee took phone calls in between, very polite and well represented a good laugh when we were stressing.
All these guys are a credit to the company and we couldn’t recommend and thank them enough for everything they did for us.

In what is one of the most stressful processes in life, Stockton Smith and Friends have been amazing. Lindsey and Claire have supported us throughout, and towards the end before exchange, Lindsey has been a huge help in a big chain to make sure it went to plan! After our first house sale fell through, choosing Smith Estates was one of the best decisions we made. The difference in their approach was immediate and significant. From the outset, communication was professional, proactive, and personal. Rather than relying on messages and WhatsApp updates, they regularly picked up the phone, keeping us fully informed throughout every stage of the process.
When we first met Richard, his reassuring manner and confidence immediately put us at ease. His proactive approach was exceptional, and thanks to his efforts, our house was sold before it even reached the open market. The quality and attention to detail that went into preparing the marketing materials and online listing were outstanding, even though, in the end, they were not needed because the property sold so quickly.
What stood out most was the confidence and reassurance that Smith Estates provided throughout what can often be a stressful process. They expertly guided both us and our buyers through each stage of the sale, ensuring everything progressed as smoothly as possible.
Once our offer was accepted, Richard handed the process over to Anna, and the transition was completely seamless. We used Smith and Friends Ingleby Barwick when buying our first home and had a great experience from start to finish. As first-time buyers, the whole process was new to us, but the team were helpful, professional and kept us informed throughout. Our House move was difficult. The sale and purchase both proved challenging, the agents we were selling with and solicitors recommended by them were lacking customer care and seem to forget that moving home is a big deal to the client and extremely stressful in our case. Claire Aitken from Smith and friends (who we purchased through) was the saviour. She was lovely, seemed to really care and simply check in with us regularly to let us know what’s happening even if there wasn’t an update to give, which was very reassuring. She was very professional but in a ‘great with people’ kind of way and in honesty she was the only person who seemed to help us through the process and explained everything in simple terms, as a family who have never moved house before it’s a huge learning curve and this was a vital part of it for us. We now wish we had sold through smith and friends too and would highly recommend Stockton high street branch, they are friendly efficient and understand what you are going through, thanks again Claire and team!

Had to drop price twice, was told corporate buyer wanted in within 2 weeks. Moved south put furniture in storage ended up £1500 out of pocket, company only interested in a quick commission. Used them previously and expected same level of service , didn't happen. No duty of care for customers.
