Further to my last comment in July our situation has not changed. Our roads have still not been attended to and Vistry don't even have the decency to reply to emails or calls.
Maybe it is different in other areas but honestly for aftercare of the estate and customer service in this area it is atrocious. Our roads are unsightly and dangerous and I only hope they do something about it before someone gets hurt.

Angel the agent made us feel very confortable and she explained everything I needed to know, even if she had to repeat herself she was very patient and kind and knowledgeable. The place is so lovely and modern. I love what they build there and it's totally away from the main road with an amazing field at the back and a lovely court with lots of plant. If you are considering buying a property at Fletton Folly (or any Countryside Homes / Vistry Group development), please read this and protect yourself. My experience, from the deceptive sales process to the ongoing aftercare, has been a nightmare. Furthermore, I know that every house on our street (Hay Lake Crescent) is experiencing severe problems, this is a site-wide failure of quality control, not an isolated incident.
Deceptive Sales Practices & A Rushed Completion:
The sales process was incredibly unprofessional. Sales staff routinely withheld critical information, documenting important details on random pieces of paper rather than official forms. We also had to fight a ridiculous design flaw: our attached garage can only be accessed from the main front gate. We asked repeatedly during the buying process how much it would cost to add a proper access door as an extra. The sales team deliberately dodged the question and withheld the pricing until we were financially locked into the purchase and couldn't back out to get the answer "we can't do an access door." To make matters worse, we were aggressively rushed by Vistry to legally complete and move in by the end of June.
Months Later: A Filthy House with 200+ Defects
Despite being rushed to move in at the end of June, here we are in September, still dealing with massive, unresolved issues. When we finally got the keys to our £409,000 home, the property was handed over completely dirty, it had not even been given a basic builder's clean before move-in. Multiple walls were not properly finished, and we uncovered over 200 legitimate defects, including major structural and safety hazards:
Structural Failures: An exterior wall built visibly out of plumb from the foundation, a severely bowed interior wall forcing the skirting boards into a massive curve, and botched roof verges.
Safety Hazards: An entirely unsupported central heating water tank, a damaged loft access board, and active toilet leaks pouring water onto the floor.
Widespread Component Failures: An independent inspection confirmed every single window in the property is defective. The LVT flooring in the bathrooms was lifting, and the supposedly "levelled" patio slabs are completely loose.
Unprofessional "Bush Fixes" & Property Damage
The aftercare is just as bad as the initial build. Tradespeople consistently arrive with no instructions, no supervision, and zero quality control.
A plumber sent to fix a loose showerhead cut a crude hole in the reverse plasterboard wall, screwed it back messily, and left the shower completely unfixed, causing entirely new property damage.
Painters were instructed by site management to use rollers to patch up walls that were originally sprayed because they "didn't want to spray the house again," leaving massive, mismatched flashing across the entire house.
Contractors sent to fix the patio drainage left a drain gate entirely unsecured in the mud, chipped the new slabs, and even abandoned a pickaxe stuck in my lawn.
Zero Accountability & Withheld Reports:
Site management is completely non-existent. The Site Manager has simply ceased communicating with me, forcing me to act as an unpaid project manager just to tell their tradespeople what parts to order. Worse still, Vistry’s Customer Service Directors are actively withholding structural inspection reports (brickwork, roofing, fencing) regarding my own home. They are attempting administrative tricks to move my file into standard "Customer Care" just to artificially close out the site team’s handover list and dodge responsibility for their breached pre-completion agreements.
A Rigged System: NHBC Failures & Taxpayer Subsidies
Perhaps the most sickening part of this experience is realizing the entire system feels like a Ponzi scheme. How did a house with a structurally bowed wall and 200+ defects pass an NHBC inspection? We were rushed into completing at the end of June simply so Vistry could hit their half-year financial targets, and the house was signed off, ready or not. As a buyer, I paid a premium for a broken home. As a taxpayer, my money is being funneled by the government to subsidize Vistry to build thousands more of these rubbish houses across the country.
Verdict
Buying this home was a massive mistake. Countryside Homes has demonstrated a complete lack of care, competence, and integrity. Do not trust their sales tactics, do not expect a finished or clean home, and be prepared to take on a full-time job managing their failures. Avoid at all costs.

I recently visited the Countryside Homes development, The Colleys in Grantham. immediately upon entering the development you can see how nice their houses are. I viewed a few plots there and the one apparent feature in the homes are the lovely vaulted ceilings in the kitchens. Unfortunately after working out distances to get to my family etc I couldn't go ahead. Grantham is a great area which has an abundance of amenities and has get transport links to the A1

Bought a new build on Rivers Edge, Warrington, this year. Sales answered all my questions made me feel at ease with what i was buying. Went to look at the house at least twice. There were definite issues that were noted before i moved in. Patio door was catching, the utility door was scraping the floor and a kitchen drawer looked to be damaged and needed to be replaced. Given the amount of time between walking around, making a decision to reserving and going through the legal processes only 1 issue was fixed; utility door. I later found as i cleaned that the drawer was just dirty, yet the patio door was a big issue. Not my first new build, yet this was the worst new build i had bought. Whoever had signed off this house, hadn't done their job properly, i wondered whether he/she signed off the wrong house or did he/she go round blindfolded OR even worse this is the standard of a Countryside built house. I listed my snagging as soon as i was able. Work was allocated to subcontractors. 2 of which had deadlines that passed, i followed up with Customer Services and heard nothing. Followed up again recently and will continue to follow up. Why isnt Customer Services following up with the Sub Contractor if they are aware of these snagging deadlines.
The build of the house is poor, i can see some of the walls look like they are buckling, where sealant has been applied it looks like it has been done by apprentices rather than professional trades people. The brick work is untidy with cement not wiped off whilst wet and same with the paint, whoever's done the work is not qualified especially when they dont cover the lvt flooring when they have been painting leaving smears and spots on the floor; paint marks on the smoke alarm tells me person was too lazy to carry a wet rag with them to wipe up as they go along. The finish of the house is shoddy. I could go on and because there is space i will continue writing. All the doors to outside have dropped and are difficult to open and close damaging the hinges each time. The balcony door although locked is not secure the top of the door doesn't sit flush to the frame, the back gate has come off its top hinge and i can see the nail and broken brick, now to get to the garage i have to go through the front door. Apart from the light switches i'm finding the fans don't work as i'm expecting and most recently the shower on the top floor is emtting an orange glow, I checked with AI and they have suggested switching this off and reaching out to customer services. i'll let the expert who comes round let me know if there are issues with the fan and shower,; I'll avoid that shower just in case i get electrocuted.
Other niggly things, my neighbours told be the developers ordered bins for all the houses yet i was told to order my own at cost. The sky lights i was told by Sales that there were no poles to open the windows, how can this be? Surely when a sky light is installed the installer will provide????? Where did they go? Did they grow legs and walk? Or has someone made off with them just like my bins. This house was dirty when i moved in, a neighbour told me that they had seen someone cleaning, there are scratches on the windows, did this person use sand paper? The windows are scratched, would this be classed as snagging?
Customer Service is non existent. I've had one visit by a person who reassured me that everything is ok, however, i dont feel reassured, i feel fobbed off. My latest experience has made me so livid i have felt the need to share my experience with the wider audience. The weather has been warm recently, i opened THAT patio door and couldn't close it again. I reached out to customer services who advised me to pour cold water on the door, which i did. I called the emergency phone number in the evening when it was cooler and still couldn't close the door. Due to the weather my issue was classed as non urgent eventhough it would in my mind it would be a security issue. The patio door is on the ground floor, an unsecured door puts me at risk of being burgled, an unsecured door would invalidate my insurance. The next day the weather was a lot cooler, i called the emergency number to be told to call the Warrington office. I called the Warrington office at 11am to get a message saying the office was closed, that now leaves me to sort out the patio door that still wont close myself. The number the person gave me this morning its the same number for customer services and the site manager both of who are unreachable. Finally, when you drive past the estate it looks nice but when you come onto the estate it is a real mess, i would be sooo ashamed to ask my friends round, i wouldn't want them to see the house that Countryside built cos they sure as hell wouldn't be rushing out to buy one. The road surfaces haven't been laid and the public areas looks like a dump.

Bought a shared ownership property through local housing association developer is Countryside homes and rectifying snagging issues is at their discretion.
I purchased a shared ownership property and, based on my experience after only two weeks, I would not recommend it.
Before I completed my purchase, I was assured that the snagging issues identified during the walkthrough would be reported and rectified. I was also told that if I noticed anything else after receiving the keys, I should report it to the aftercare team. I relied on those assurances when making one of the biggest financial decisions of my life.
After moving in, I discovered that some of the issues identified before completion had not even been included in the snagging report. I then reported further defects, only to be told they would not be rectified because they had been reported after I moved in. I was also informed that the person who carried out the walkthrough had simply recorded “generally poor decoration” rather than detailing the individual defects. That lack of detail was not my fault. Despite following the process I was advised to follow, I have been left in a difficult position, and it has caused me a great deal of anxiety.
As a disabled and vulnerable customer, I feel completely let down. I do not have the money or the physical ability to rectify these problems myself. I trusted the assurances I was given before completing the purchase, but my experience afterwards has been entirely different. Had I known this would be my experience, I would never have proceeded with the purchase.
My advice to anyone considering buying on this development is to ensure every snag is documented in detail before completion, insist on copies of all reports, and get every promise about remedial work confirmed in writing.
If you are told, “Don’t worry, our aftercare team is pretty good,” I would encourage you to make sure every assurance is confirmed in writing. I would hate for anyone else to find themselves in this situation. After speaking to a couple of neighbours, I understand they have also experienced issues with the snagging process.

Alfie and Martin came round today and were so helpful, all issues have been resolved!!
We’ve put every penny into buying this house, we are not fussy people but really have been looking for a family home for years and finally found one.
The house would be lovely if it was finished.
It took ages to get keys for us to even be able to look at the house. I spent a lot of time and energy trying to find out when the keys would be with the estate agents which was met with uncertainty.
We finally got the opportunity to look round about 2 months the after the sale process begun.
We noticed several snags when looking around and was assured by the estate agent the would be completed.
Again I spent a lot of time calling to ask about the progress on the snags with unsure responses.
We had given notice on our current property and when I called around 3 weeks before our set completion date I was told rather flippantly they weren’t sure again.
I contact my solicitor and asked then to contact the sellers solicitor who came back saying the work would be completed before we completed.
We got the keys.
The work was not done, we are now living in an incomplete house. Some of the issues actual quite dangerous with a toddler running around.
For example bath panel missing leaving exposed plumbing and dangerous crawl space for little one to try and get into also the worry of the wood getting wet and rotting because it’s exposed.
Kickboards not attached little feet are at risk of having heavy wood fall on them not ideal.
Bath handle not properly attached my child actually slipped because of this and nearly crack his head on the bathtub. Very worrying.
It’s been a total slog and in a time that should have been happy for us it has been stressful.
Finding a new home and moving in is supposed to be exciting but it has been tainted with the total lack of care and concern regarding these issues.
It feels like now this company has the money they don’t want to help.
Constantly being passed and told to contact other people it really should not be down to us to chase for these issues to be resolved. It should be the companies.
It’s simply not okay.
I am sure I will get a generic response to this review.
Instead of some half baked response about speaking to customer service I would prefer dates of when they can come out and finish the work on my property.
Let is get on with our lives and come and fix these issues please!!

Today i was contacted by Alfie at the bexhill site, He came round with his handy man Martin and installed the bath panel, They also supplied a HIU cover and attached the kick boards to the kitchen floor.
It turns out it was the estate agents causing all this aggro with mis-communication etc but once they got in touch the work was completed today.
I just want to thank alfie because he has taken a-load of our minds and relieved a load of stress and worry, He was apologetic and great to speak to, thank you so much.

We had to do all the chasing when it came to updates, No-one contacted us, The house we were moving into Has some issues and we were assured they would be done by completion and someone was on site that week to sort them and come completion nothing has been done.
The estate agents tell us to contact Their after care team who will take care of any issues but when you ring you are told to contact the developer and when you do they make a report and nothing still happens, So basically there is no aftercare team.
The issues we have had is Our bath had a bath panel and now it is missing with all the plumbing and piping exposed, We have a 4 year old who could easily climb under their so this is a major hazard. The bath handles are also not attached properly on one side and our son slipped on it last week and if not for us would have smashed his head on the bath.
Our air source heat pump is missing a cover which when you open the cupboard shows a load of exposed wiring and tubes etc. The kick boards in the kitchen are not attached at all, The main bedroom’s wardrobe doors are not aligned so the doors do not close and swing open with a gust of wind.
Who have they got making these house? Because this is totally unacceptable selling incomplete houses, If we missed a payment i would guarantee you they would be straight on the phone to us.
Honestly, AVOID for your own sanity.
