Professional staff

I’m looking for a property to rent and I felt to write this review because I was really impressed about politeness and professionalism wich they proof today, considering another agents . Is not an easy time and makes a lot when Sarmad , understood and provided best customer service. Thanks

Raymond Douglas

I had a fantastic experience with Raymond Douglas of Abby Properties. He was incredibly responsive, knowledgeable and professional. His role as a bridge between both parties was instrumental in facilitating a smooth transaction. He also provided valuable advice on maintaining the property and offered practical ideas for interior design. His efforts, knowledge and assistance were greatly appreciated, making the entire process seamless and enjoyable. I would definitely recommend Raymond to others. Thank you, Raymond.

Awful for neighbours

As the downstairs neighbour of a Abby Property letting, I can say they are have terrible communication skills.
There was a leak in the property above, and it took 6 calls to get a response from them where they didn't apologies for the late response, didn't give us any update on the repairs and stated they wouldn't share insurance information saying it wasn't the flat upstairs insurance we should claim against for the damage in our flat.
More emails later from us and no more replies and the email address they gave us for their Director Ryan just bounces.

Fraudulently marketed my property…

Fraudulently marketed my property without any consent or ever speaking to me.
Violated copy right of my actual agent who worked on marketing the property a couple of weeks prior to Abby plagiarizing their work. (Literally took my agent's pictures and removed watermarks/logos...)
Unacceptable low-life approach to competition.

Non response and dishonest to tenants

Very poor letting experience and wholly disappointed at the way I was treated as a tenant. Here are a few of my worst experiences with Abby Properties...

1) I moved in and the flat was dirty including with a filthy toilet which took hours to clean - the last thing you want to do in a new flat.
2) When I moved out they took £200 out of my deposit as the place was "not clean". It was head and shoulders cleaner than when I moved in and they had assured me this wouldn't happen when I first notified them about it being dirty when I moved in.
3) They are slow to respond to urgent and non-urgent maintenance requests, my food melted as they ignored requests to fix freezer seal. They also did not arrange legally required safety checks to be done before renewing my tenancy agreement and refused to reply to my emails for over a month. Then to add insult to injury when they wanted something they would still not contact over email and start chasing me via WhatsApp.

100% would not recommend renting through Abby Properties or trusting your property with them.

Dear William. Very sad to see you had to resort to leaving a negative review despite always being open to dialogue with you. The property was professionally cleaned when you moved in as evidenced by the checkout report with some areas I agree requiring further attention. However when you moved out you failed to do any cleaning whatsoever and left the property in a disgusting state. Wet clothes in the washing machine and food in the fridge and freezer are just a of few of the comments on the check out report. Had you not agreed to this fact then you would not have accepted the offer of £220 for cleaning and replacing missing items. You deposit was held in the TDS who always offer the opportunity to challenge a decision when it comes to repayment. With regards to your comment regarding maintenance. We have on several occasions explained that your landlord insists on making all decisions regarding any maintenance issues at the property, this is of course not how we manage the vast majority of our properties and subsequently yes there was some delay in getting some issues sorted but ultimately always got there in the end. I don’t understand your comment regarding tenancy renewal as your tenancy was never renewed. We have come to the conclusion that your negative review is purely out malice and done with the intent to cause us to lose business. We will take all your comments on board but will be reassured that 99% of our clients are very happy with our service as witnessed in our majority 5 star reviews

Useless- especially Austin

Useless- especially Austin. I scheduled a viewing for 401 St Davids Square and the agent kept leading us on, making us wait 30 minutes. Really shocked that they are providing such low quality service for the landlords, driving potential tenants away.

Overall it was ok until it got to the end of Tenancy

It was disappointing because Paul and Ryan promised to refund the carpet professional cleaning service fees that I paid subject to comparison of end of tenancy report (before moving in and moving out). There was no response to my emails or callbacks on this, as it was clear in the tenancy report that the carpets were not professionally cleaned when I first moved in. I had to pay and never got the money back

Excellent, Friendly Service

Ryan at Abby provided an excellent service when viewing properties. He was polite, friendly and the viewings felt entirely un-pressured. Most importantly he was on time and very flexible with second viewings which is more than can be said for a lot of the larger London agents.

Friendly, helpful and prompt services

We had a pleasant experience during our entire stay at the property. The people at Abby properties are accessible and quick to respond when there is a need. The few times we had some issues , their response was prompt and the issues were resolved to our complete satisfaction. Our moving in and moving out was also facilitated quite smoothly.

Assisted in helping my non tech parents get a nice place

Quite unsure why the last two reviews were 1 star, but my recent experience has been more than amazing. Then again, I figured a satisfied customer would unlikely review whereas an unsatisfied would definitely let the world know how they feel!

My case is very unique, but Ryan Wilson remotely has helped my elderly parents find and get the property they needed. Since my parents are not really tech savvy, I actually had to deal with time difference, and so did Ryan, to help coordinate and get the viewing that my parents would like and now I know they are in a nice place they love and would visit the UK to visit my parents and Ryan.

The worst in London. Petulant, unprofessional and incredibly rude.

After the below review was left on the 10/07/2017 by my friend, I received a phone call from Ryan Wilson which lasted almost 5 minutes.

During this phone call he proceeded to question why we had left a one star review for this company, something that is quite clearly outlined below (he was late, he didn't listen to us, and continuously tried to up sell). He refused to let me speak or defend myself throughout the conversation and would constantly talk over me.

This conversation consisted of him shouting at me down the phone, stating that we were lying and that we should have spoken to him about this in person. As consumers, we have every right to review companies online; he has no right to attempt to keep us quiet when we're unhappy with the service.

He stated he was going to follow up with us about the properties we had viewed, but had "124 emails to read", if he hasn't read through his emails, how did he have time to read a random review online, and phone me for almost 5 minutes to complain about said review?

Towards the end of the conversation, he shouted "well reviews mean nothing anyway", if this is the case, then why was he so upset? I for one think reviews are highly important, and judging by past reviews where Ryan has been mentioned, we are not the first people to come under attack from his poor attitude and awful people skills.

The fact that he phoned me up, when I hadn't even left a review and criticised me, demonstrates how arrogant, rude and unprofessional Ryan is and I would warn anyone away from dealing with this company.

I would like to put a formal complaint in against Ryan, however I am worried that I'll come under attack again. We have also emailed Chase Evans detailing our experience, and that we won't deal with their company, as they appear to be heavily involved with Abby Properties.

Arrogant agent put us off the company as a whole....

Had a viewing booked for 11am on 8th July and arrived fifteen minutes early. The appointment had been confirmed the evening before. At 10:50am I received a call from the agent we were meeting, Ryan, who informed me he was on his way and would be ten minutes. I stated this was fine.

I continued to wait outside the property patiently and later received a call from Ryan at around 10 past 11 to say there was a diversion and that he was at the local station and would only be a further 5 minutes. Ryan finally arrived, at 11:30, half an hour late. He did apologise, however if he knew he had an appointment at 11:00 he should have pre-planned his journey and should have left the office before 10:50 when he contacted myself from the office.

Ryan then showed us two properties in the same building, both of which were nice. However when going to the 2nd property Ryan approached the wrong door (on the wrong floor also) and attempted multiple times to put the key in the door and open it. Luckily no one was home in the property he attempted this at.

After seeing both properties Ryan then asked if he could show us further properties in a different area that he had found. We told him we were unable to go to these as we had a following appointment at 12:00 which we were going to be late for due to Ryan himself being late. However even after telling him this Ryan continued to push and push this even though we said no multiple times.

Ryan also does not listen to the customer- we informed him of our top budget and said we would not go over this in any circumstance, we informed him of this on the phone when booking viewings and multiple times in person, however Ryan continued to push more expensive properties.

The two properties we saw were really nice, however the arrogance of Ryan completely put us off renting anything from Abby Properties. I would suggest if you wish to be a successful company, that your agents arrive on time, they are not arrogant and pushy and that they listen to the customer.

STAY AWAY FROM ABBY PROPERTIES. DISHONEST CROOKS!!!.

I had a viewing booked for 10.30am on Monday for a flat listed at 280pw, which had been booked the previous week. On Monday morning I sent Ryan Wilson (the lettings agent) another email to reconfirm if the flat was still available and if I should come, to which he said yes. After I arrived at the building he called me saying "Luke you have to pay £290-300 for this flat" so I responded saying "come meet me, let's do the viewing and discuss this" to which he very rudely started demanding I agree to pay 300pw. I told him "I'm open to paying 300pw if the flat is good enough" but that what he was doing was unethical and dishonest and that he should at least allow me to view the property as agreed. He then responded "I don't like your attitude" and slammed the phone down. I called Abby properties office and spoke to another person who called himself "the manager", I told him what happened and he said "I'll call you right back". I spent the next two hours standing outside the building and they never called me back. I'm shocked this kind of blackmailing and fleecing of customers still goes on amongst lettings agents. Be careful of this company, or better yet, stay away altogether!!!
