Try to make you pay for things that weren't your fault - keep the inventory handy when you move out!
The very first thing abode did was lie to us about the white goods in the house we were about to rent costing us hundreds of pounds in rentals.
The property they rented us was not fit to live in and was, quite literally, crumbling away. Abode did not care despite us reporting issues several times. The only time the appeared to notice was when we were moving out and they inspected the property before our last day (and before we handed our keys in) and they tried to suggest they hadn't known about any of the issues and that it was our fault. It was the worst experience of renting I have ever had and I once shared a student house with some slugs.
Abode are so incompetent that after we moved out they refunded us our deposit twice and didn't notice for 6 weeks. If we had made this mistake we would have been charged a fee. But somehow this doesn't apply to Abode and can do what they want without penalty.
If you are unlucky enough to rent a property through Abode remember to write down every little issue and take photos. If you are looking for someone to manage your property I would run away very fast. They are utterly useless.
