Joy Davis

Joy Davis. What is her secret in keeping her job? She is very rude to customers and constantly makes mistakes. It would appear she does not care to make improvements to her behaviour.
I was a landlord and had to leave Acorn because of her.

They are so incompetent

They are so incompetent. Sending reference emails to the wrong addresses. Including the wrong tenants on agreements.

We had to follow for different procedures for four different tenants to get references because they just couldn't figure it out.

They even put the wrong tenants on our rental agreements after being asked TWICE to remove them. Embarrassingly poor service.

Highly recommend - fantastic team and service!

Lamar Hamilton & Kevin Ashton were absolutely fantastic throughout our sales process! They kept us informed and always helped when it came to managing information between ourselves and our buyers. Great customer service and dedication from the team. I would strongly recommend and would work with them again without any hesitation!

Glad I changed my estate agent to acorn

I had to change my estate agent as the previous one was not great at communication for the sale of a property. Jake the team at Acorn, took over and seemed more proactive and kept you up to date even if there was no good news to share which is key. My main point of contact was Dammy who was friendly and would keep you updated. When the transaction was close to completion they saw this through to the end which was much appreciated.

I have a very good experience with the agents involved in my service. They were very helpful and patient. Especially Olatunde and Blair from Acorn Catford branch.

The agents in involved in my services were very helpful,patient with me and they listened to my needs and request. They were very attentive,informative and directive. Overall i have a very good experience with them and i am very happy with ends result.Most especially Olatunde and Blair from Acorn Catford branch.

Friendly and supportive service

I bought my house through the Peckham branch of Acorn. I was a first-time buyer. The team were friendly, helpful, supportive and efficient. In particular Colm, Mea and James made efforts to provide me with information, keep me updated and push for progress of the sale. They provided me an excellent service and great communication.

Internal and external comms need drastic improvement

We bought a property from Acorn / Langford Russell in June 2025 but the internal and external communications are an absolute shambles. We used Nested to sell our house who were amazing, constantly keeping us updated on progress. With Acorn, we were passed from one person to another and never had a specific point of contact. I have to say Nathan was really good and I would have given him an excellent rating (the only reason I'm giving them two stars overall) but everyone else we dealt with was completely clueless. One of the workers kept getting the terms 'exchange' and 'complete' muddled so I kept having to correct her (even though I don't even work in real estate). Because of this error, she panicked our sellers and told them an incorrect completion date that we'd requested, when it was actually the exchange date. Somehow, things went smoothly with the actual exchange and completion. However, I've just had a call from Acorn saying we bought our current property with them in 2021 and are we looking to move / would we be interested in a free valuation? We literally purchased the property from them and moved in two months ago...I called them to correct them and they were surprised and said there must be a problem with their "system" as it says we purchased the property in 2021. The reason I'm writing this review is to be constructive and encourage Acorn Group to offer a much more streamlined service and better training so individual staff members (and customers) know what on earth is going on when they're buying / selling houses.

The staff at the Acorn Rainham branch…

The staff at the Acorn Rainham branch are a credit to the sector, from our initial talks with Kieran through to Mark and Remmi when completing. They all went above and beyond to make sure we was fully satisfied and always kept us updated.

In this process we had dealt with several estate agents and by far Acorn Rainham were the best.

If we were to need an estate agent again. Acorn Rainham would be our top choice and would highly recommend them.

Great experience

I have dealt with multiple estate agents in the past, and I found the staff at Acorn Rainham branch exceptional. Mark and Kieran were professional as well as very friendly and easy to get on with. They kept me informed the whole time, which other agents have not.
I would use them again in the future

Great service

I found the process of selling my flat through acorn easy. Both Kevin and Lamar were very professional, responded quickly,and impressed me with their knowledge of the market in the area, and also honestly guided me on the best price.

I also found their colleague Katie really great - she kept me in the loop and was always responsive.

Will definitely use again!

Appalling service from Acorn in…

Appalling service from Acorn in Gravesend. My husband and I were the buyers, for a property, that Acorn Gravesend were marketing. My husband and I made an offer, for the property we liked and Acorn informed us that if we wished for our offer to be accepted, by the sellers, then we would need to use Acorn/Langford & Russell as our agents. As we loved the house, we agreed to proceed with this condition. Thereafter we made a second visit, to the house we was buying, and we asked the sellers if this was the case … which they stated was not the case and in fact would of preferred we used Wards (which was already lined up) as they are a lot more efficient etc.

Along side this, during our sale/purchase, we kept receiving phone calls from the Gravesend office stating we need to amend the price of our property, in order for us to proceed with the onward purchase. However Acorn should have had no involvement regarding the sale of our property because Langford and Russells’ Swanley branch were the appointed agent for our sale albeit that did not stop Acorn from pestering us and nagging us to drop our sale price! Acorn also claimed that in order for our property to go to the top of the marketing list on “Rightmove”, we need to drop the sale price by 2%, I did some research for this and also my husband being a surveyor knew that this was not the case! Acorns team lied time and time again throughout the sale/purchase and treated all parties involved in the transaction as if we are fools.

Not only were they poor with the above but also communication (never received a call back etc, when promised), care and support for the elderly couple we were buying from. Once they got their “sale acceptance” they did not do anything more, considering their high fees!

Crooks to say the least but unfortunately estate agents are not a regulated firm so they are going to do whatever they can to get their fees. Especially to vulnerable people!

Overall I would be extremely careful with what you are told and if using this estate agent then ensure to exchange numbers with the seller/buyer in order to check that what you are being told by Acorns team is correct.

Amazing Service

We recently sold our Flat and bought a new one and had a fantastic experience with Acorn. The process was smooth from start to finish, and I couldn’t be more satisfied. A special thanks to Lamar and Katie, who were absolutely amazing—professional, responsive, and genuinely helpful every step of the way. Highly recommended!

Absolutely dreadful.. acorn got everything wrong they could have. Communication was shocking, contractual agreement was wrong, late rental payment.. I could go on. Estate agents generally have a bad reputation and acorn are a classic example. I’d recommend going alone.. !

THIS COMPANY IS A TOTAL JOKE AND SHOULD BE BANNED IN THE UK FROM SELLING PROPERTY AND RIPPING CUSTOMER OFF SELLING £8000 FEE

Godefroy was very friendly and…

Godefroy was very friendly and approachable. He was very communicative and was always available to discuss the sale process and give advice. He was a great listener and had a high attention to detail. In the end he got me the sale outcome I wanted and I was very happy so thank you Godefroy for all your hard work!

What can I say... I've always sold through purple bricks as I thought it was a lot of money to give to an agent.

But after the last week you and your team hsve been amazing. This last few days with the bottom of the chain not very pro active, your team have pulled it through and it hasn’t been easy .
Your constant calls emails and communication and patience's ! has been spot on. We are both extremely impressed with the honestly of the team.
I have always known what's happening where which cant be easy with a chain.
With the way solicitors are now with being afraid of being sued, we seem to have indemnities and waivers all over the place. such a night mare.

I would highly recommend your company and above all your team with there professionalism,( even calling me out of hours on there mobile wow to keep me updated on the progress )

So Glad you cold called me that day back in February.

Unresponsive and inefficient

Looked at a commercial premises through Acorn. Kept waiting around for them to send information to me. Then, I saw it was "under offer". Didn't tell them I'd noticed this, just kept chasing them for the information, which they kept saying would be along shortly. Quite clearly, in the usual vein of the arrogant and low IQ estate agent, they were playing me, keeping me hanging on the back burner. The property has now been "under offer" for 5 months. I could of been in there by now. This seems detrimental to the requirements of the vendor but, hey, when has an estate agent ever cared for anyone other than themselves?

Acorn did a first rate job selling my house in Crofton Park

Acorn did a first rate job selling my property. The process had several twists and turns, including the loss of initial purchaser whilst the team at Acorn provided sound advice and pragmatic solutions. I was happy with their service and recommend to others. Lamar Hamilton led the transaction.
