Dont count on Mold dog to determine there is no mold in a location.
We hired the mold detection dog before we bought our house, me and other family members are reactive to it and very sick because of Mold
The dog did not find anything and the handler did not find anything, The same day we moved in we found a bunch of mold in the laundry room behind a Bookcase.
the following 7 months we also found substantial mold in the attic, In both bathrooms and in a additional place in the laundry room as well as the Petri dish tests in the living room and kitchen indicating unsafe levels of mold colonies and the dust sample also found unsafe levels and a multitude of different species in the living area.
We also used this service to check a rental rowhouse and the dog did not find anything but we later found mold in that place as well.
we used the same dog for 3 additional apartments, one she found mold, and the other 2 she again found nothing.
But when we lived in one of those apartment I showed symptoms of mold exposure. The current People living there now (mold sick) seem to also experience continued symptoms of mold and we will most likely do Dust or air testing there soon.
I know this Mold dog was also hired to look through a family members house ( mold sick) and the dog "marked/hit" in the top floor and basement. When moving out the owners did find mold in the top floor but the new owners that pulled everything out of the basement for renovation found no mold.
when i contacted the Dog handler through email about the mold we found in our house the explanation was that because it was likely "dormant" mold the dog could not detect it. However Dormant mold can go to active mold in the span of 24h and even if Dormant it still will shed mycotoxins that make people sick. I also spoke to another Company that use mold detecting dogs in USA and they said at least there dogs also detect "dormant" mold.
I still think its a service that should exist and the handler and the dog is lovely, but i would recommend anyone that use there service to also do additional testing with Petri dish or dust sampling. Don't expect the location to be clean just because the dog don't find any hits.
