There have been multiple points of failure. From not being guided by an attorney, being assured that I would be able to update the trust as events or situations changed, trying to add funeral arrangements for my trustees and survivors, and including an updated deed for an addition fee.
The latest failure was paying Estate Guru to obtain the updated deed. The deed Estate Guru obtained was delivered to me with the disclaimer "Be advised that the preparation of this deed was done by using data gathered from the last recorded deed on your property. We are not a title company, and we are not real estate attorneys. We have not verified the accuracy of the legal description of the property, nor have we utilized an official survey to acquire such legal description. It is your responsibility to make sure the legal description on your deed adequately reflects the correct property being deeded. If you have concerns about your legal description, please contact a title company or real estate attorney to verify. By moving forward with this transaction, you accept our utilization of the last legal description used for your property recorded at your county office."
