Absolute garbage company. Do not waste your money on these leads.
The sales process is completely misleading. You’re pitched by a young salesperson who tells you exactly what you want to hear—claims like “we vet leads based on your criteria,” “we confirm the investor is ready,” and “we present your offer in advance.” None of that is true.
In reality, they’re doing cold outreach to a generic list of “accredited investors” who have no prior relationship with them and have never heard of your offer. It’s a total shot in the dark. Their entire process is simply asking if someone is interested in an investment offering a certain return. If the person says “yes,” they pass that lead to you.
When you actually contact these “leads,” most have no idea what you’re talking about or clearly don’t understand the investment. They are not qualified.
I even worked with the company to improve the outreach messaging so it accurately described our offer. Once we did that, lead flow dropped to zero—which tells you everything you need to know about the quality of their list.
For context, our offer was solid: a 14% preferred return on single-family housing investments with an experienced 25-year builder. This wasn’t a weak or unusual deal—the problem was entirely with their leads.
They claim they’ll replace bad leads if you can’t reach them or if they’re unqualified. To be fair, they did replace a few—but every replacement was just as bad, if not worse.
When I requested a refund so I could move on, they refused, citing a 24-hour policy. There’s no realistic way to evaluate lead quality within 24 hours. I asked multiple times and was repeatedly denied, with promises of more leads instead—which again were useless.
Bottom line: If you enjoy throwing money away, give them a try. If you value your money, stay far away.
