Avail is a good basic tool but lacks a commmitment/history to improving the product.
Lacking:
1. Seperate linked bank accts for Security Deposits (SD) vs Rents (add payment get reported on 1099 when SD are refunded)
2. Lease extension process is not integrated with Date Change to lease
3. No auto reply to listing inquires
4. Many more

Typical of the bait and switch approach adopted by so many sleazy companies online. FREE tenant screening quickly becomes $55 after they think they've scraped all your info. Just say you're going to try to gouge the tenant and screw the landlord upfront. It would save all parties a lot of time.

This company completely abuses the tenant reference process. They don’t care about whether the tenant they place in your property is qualified, they only care about hooking in their next landlord. I received a request for a reference for a previous tenant but most of the reference request was asking about my business and whether or not I was still looking for a tenant. Once I clicked submit, I was immediately sent a marketing email trying to sign me up for their services. Clicking on unsubscribe took me to another page where I found out they had signed me up to a dozen of their spam email lists. I will NEVER respond to another tenant reference request from Avail. If Avail.co cared more about placing qualified tenants for their current clients than they do about getting their next one they probably wouldn’t have to work so hard to find their next client…
*Notice in their response below they indicate that they will continue to abuse the concept of requesting a tenant reference. I already received a second request from them to verify another tenant which I ignored and will continue to refuse to provide references for previous tenants that come from Avail until they stop abusing the privilege of requesting references from their peers to turn it into a spam list marketing opportunity.

This company is extremely irresponsible and unprofessional. Their tenant background check is a joke. I trusted their background check and rented my property to a guy who was later found to have several court records of failure to pay rent plus eviction and domestic violence. I ended up losing almost eight grands because of this terrible tenant. When I reached out to Avail, asking why their system didn't find any court records of that guy, they just shrugged their shoulders and said that their system can't check my state's data base and their fine print says that they are not responsible for any loss due to incorrect background information. Are you kidding me? If your system can't check those critical information for my state, you should at least warn me!

I’ve been using for them-over 6-months and have had no success. The leads go nowhere and the applicants don’t seem to comprehend the pre-qualification process. Which leads me to believe they are not applicants at all. Just fake responses coming from them. I’ve emailed their support team multiple times butc get the same response each time. I was guessing at first they were sending all the good leads to agents, but after reading the reviews it seems agents are not fond of them either.
I’m a private landlord with just a few rentals that my husband manages. It shouldn’t be that difficult to find tenants. Zillow has found several tenants in the past. However, they aren’t doing so well, lately. The property’s are within the range for rent in that area, and are clean and units are in good condition.
The properties were under several management companies over the past 30 years and we recently stopped using them a couple of years ago. We had used several in the area but they were not pushing them as they were others.
We noticed businesses with more properties were getting rented much faster. Also, the management companies would allow people access to our properties by providing a key once they gave $40 and provided their drivers license. I’m sorry, but that’s not good enough for us and it’s not safe to give out keys like that to anyone, nowadays.
I didn’t appreciate that way of handling the process and refused to use anyone who treated my property with such disrespect. This day and time there are scammers who will gravitate towards this type of leniency. I would advise against this practice. I spent many years in loan processing/credit and collections management and seen how properties had been destroyed by those who were angry with the process required. Not to mention, other issues that can go wrong.
Renting your property through a management company takes away most of your rights as a homeowner and leaves you vulnerable and them blameless.
Trust me we would rather use a reputable company. My husband does not want to manage them. Unfortunately, just not able to trust any of them in that area after what we went through. Not until they change their practices!
From my experience, if you do choose to use a management company, Read the contracts completely and make sure you understand it well. Seek out the advice of a real estate attorney if you don’t.

Horrible. Not open on weekends. No way to escalate issues with their customer service. Takes days to get info(only via email) to fix issues from someone with authority. Can’t get anyone on the phone that can actually fix an issue. Customer service reps that field calls can only read scripts and not actually do anything(what’s the point of fielding calls if they can’t actually do anything?)
If I could give 0 stars I would. Because that’s about the level of support. ZERO!

I have been using Avail since 2018. It is a good website/app that could be great, but they don't seem interested in improving the user interface.
I love the lease creation system, this is actually the only reason I still use Avail. This process is straightforward, easy and professional, kudos Avail.
Other user interfaces, however, are so frustrating and confusing I want to tear my hair out! For instance, to find out if a tenant has paid rent, but it has not hit your bank account is impossible to figure out. Why not just put a notification in your inbox that payment was intitiated. You have to search and search and search and then finally in a buried area of the website you can figure it out, so frustrating.
Another issue is that a tenant recently moved out, but there is absolutely nowhere to tell avai the unit is now vacant and to stop drafting their bank account. It is maddening!!! The tenant got a draft after he moved out and I had to Venmo him his money back.
In my opinion it's as if the designers of the website don't actually use the software. The intentions are good, but execution is mediocre. Please, please please just make it simple and straighforward guys. When Zillow gets its lease creator tool going, I'm outta here.

Horrible for tenants....
Landlord took bogus photos and uploaded, highly exaggerated dare I say doctored photos. Made me fill out a application prior to scheduling an interior walk-thru so I revealed delicate, confidential information paid the $$$ and when I went to the home all smoking mirrors. Worst of all REALTOR.COM is an bought Avail. Bottom line landlord/owner took the opportunity to veil themselves behind the trusted established name now my credit was pulled. Having all this personal data when fraud is at play is not a good for anyone. Naturally Avail takes no culpability do not give your information to organizations meant to defraud.
