INCOMPETENCE, ARROGANT and acted like COWBOYS — that sums up my experience with both the solicitor and Horler estate agency. Throughout the process, it felt like there was little to no regard for the duty of care they owe to their clients, which is deeply concerning when dealing with something as serious as a property transaction.
The solicitor’s handling of my matter was shockingly poor from start to finish. Communication was almost non-existent when it mattered most. Emails were ignored, calls went unanswered, and it was virtually impossible to speak to the solicitor or anyone in their team for weeks. Then, once I raised concerns and tried to withdraw, I was suddenly flooded with calls instead of receiving clear, accurate written responses.
To make matters worse, my file was passed between four different solicitors, including trainee solicitors. Each time, I had to go through the same lengthy explanations and provide the same information again, with no improvement in service or understanding. This constant change of handler showed a complete lack of continuity, accountability, and proper supervision.
Agreed timelines were not respected, clear instructions were ignored, and the overall handling of the transaction demonstrated a serious lack of professionalism. Even basic tasks were not carried out correctly — including a mortgage redemption calculation, which was wrong and resulted in a significant overpayment to the bank. This is a fundamental part of conveyancing and should never be mishandled.
Despite the poor service, I was charged additional fees for so-called “supplementary” work that I do not believe was properly explained, justified, or delivered to an acceptable standard.
Horler estate agency was equally disappointing. They recommended this solicitor as their “approved partner,” yet offered no meaningful support when issues arose. Instead of helping resolve problems, they appeared disengaged and allowed the situation to deteriorate further. The lack of accountability and coordination between the estate agency and the solicitor only made matters worse.
The overall attitude across both parties felt dismissive and arrogant, with little regard for the client’s position or instructions. The entire experience was stressful, chaotic, and entirely avoidable.
My advice: do not sign anything on their online platform without extreme caution, and think very carefully before using this solicitor or accepting Horler estate agency’s recommended partners.
I would not recommend either to anyone looking for competent, professional service.

After a previous sale with a different solicitor where I often felt out of the loop and found communication difficult, working with AVRillo was a completely different experience.
From the start, their communication was excellent. The online portal is easy to use, regularly updated and shows a full case history of emails and documentation in and out. Even when you haven’t received a direct update, it’s reassuring to be able to see that your file is actively being worked on.
I also really appreciated that there is a team handling your case rather than relying on one individual (a special mention to Ella, Emily and Tom). The call surgeries were particularly helpful when you just needed to speak to someone and talk things through.
It genuinely felt like a collaborative effort between myself, AVRillo and my estate agents, all working towards the same goal. We were able to exchange a leasehold within 11 weeks.
The only small change I would suggest is that some emails and documentation can be quite lengthy and a little overwhelming at times and the automated emails could perhaps be filtered more efficiently. That said, this is a minor point compared to the overall quality of service.
Overall, I would highly recommend AVRillo to anyone looking for a proactive and communicative conveyancing team.

Unfortunately this is the second time I am leaving a review regarding AVRillo despite having an earlier issue that was resolved. I was recommended this conveyancer via a friend who had a good experience but I had faced quite a few difficulties both at the beginning and at the end of my property purchase timeline. I will specifically focus on their terms and conditions which outlines the Notice of Assignment. I had purchased a flat property with leasehold. AVRillo had initially claimed that the landlord of the management company had requested funds as part of the Notice of Assignment however upon completion, I got direct correspondence from the landlord that he had never raised any funds and had gotten threatening-like emails and letters requesting for his bank details so money could be transferred. When emailing AVRillo directly about this and asking to refund the money I had already sent as part of the completion, I was given another reason that it was not my landlord who requested the funds but it came from the solicitors representing the management company. They also charged me a higher amount on the completion statement for the work they had done for changing the name on the deed (charged me £80.40 when the terms and conditions price states £67), and it was not clear the management companies solicitor was charging twice for the notice of assignment. Both myself and the landlord agreed the firm has a strange way of working and found their reasoning and correspondence not clear. Overall this, alongside previous reasons which had already been addressed, my personal opinion is to not go for these solicitors and for future property purchases will go elsewhere.
**I have edited the review after reading the reply** - On the terms and conditions received there is no wording to indicate the £67 cost would include VAT as per this copy and paste: "Our fee for drafting and serving the notice is free for a Notice
of Assignment as we will only charge for subsequent notices, if any, at £67 per notice, such as for a Notice of a Deed of Covenant (if applicable); Certificate of Compliance (if applicable); Share Certificate (if applicable). If you have a Management Company, they may also charge separately for them to accept service of your notices and our charge will be £67 per notice
if applicable".
Edit edit: I have now since resolved the issue with AVRillo as they were willing to work with me to find a solution and were patient enough to give me time to think what would be the best way forward. I have updated my rating to reflect this also.

Absolutely awful - Avrillo use a Dashboard which is supposed to be updated with any new information received, which is a really good idea if it was updated - unfortunately in my case it was not - an example of which was they it stated I had not completed Anti-Money Laundering checks for over a month after these had been completed -

A.V.Rillo were proactive from the outset and gave daily updates on progress, (or sometimes the lack thereof and the reasons for those). Fees are many and varied but the choices are clear and you get what you pay for. The total time from engaging the conveyancer to completing the purchase was considerably less than expected.

Once you get your head around submitting everything online it was overall a fairly pain free experience. It’s expensive but they did a fast exchange and completion, sometimes found not being able to speak to a human a bit frustrating. Would recommend if you want fast conveyencing.
