Worst Realestate company in Dubai.
They will take you money and then keep delaying the process. After taking money they stop picking your calls responding to your messages. Last year I have to search their office by myself and go look for the agent, after roaming from their one office to another somehow I got someone who knew agent and then I was able to complete my work.
So anyone who is dealing with them regarding property be aware .

agent name Akshay (works for Banke properties, abudhabi) ... he always give false promises to enguage customer first then cheat... even other managers does not support.... worst property real estate company... dont trust

I want no one to ever deal with this company where unprofessionals work, especially Kushbu Bh. She sold a property through another agent that was without documents for a mortgage buyer. She did not know the process of obtaining the requested documents from the developer and my husband and I did her job. The handover notice was requested immediately, but the developer did not even start snagging on the dates, my husband booked a snagging day, since Kushbu was not going to do her job and communicate with the developer. I also did a snagging and snagging report, after which the developer said that the handover notice will take about 8 weeks according to their rules, but my bank had already issued me a FOL and I was ready to provide the manager with cheques , but without the handover notice the bank could not issue cheques.I will duplicate again, the handover notice was requested from the moment of signing the MOU. I personally went to the developer 4 times and begged them to make an exception and issue this document earlier as FOL was already issued by the bank. My husband called the developer every day to speed up the process of getting handover notice. When we got priority from the developer, after I cried many times to the developer and begged them to issue this document, Kushboo started behaving even worse. The MOU was already expired,she extended the contract for 15 days but again made a mistake by indicating incorrect property details. She also refused to provide a copy of the security deposit cheque in my name, but it was mentioned in the contract. When my agent asked her to send a copy, she laughed and refused. I accepted this and asked her to change the property details in the contract and make a new contract, but she said that she is not available on weekends. Luckily, after a couple of days, she made a new contract. Today on the transfer day 10 minutes before our appointment she sent me an email where she said that if I do not send her commission in advance before the appointment the seller will not come. She was a full hour late at the Trusree Office and refused to come in until I sent the money. I gave her a cheque but she wanted a bank transfer before the property was officially transferred to me. By law I have to pay her commission at the time of transfer of the property but not in advance. This person has made my life a nightmare for two months. Please never deal with this agent. It is important for her and her head of sales as she mentioned, to get a commission and not to provide professional help and support to make the client happy in buying a property.

I had an extremely disappointing and frustrating experience with Banke International Properties, specifically dealing with a broker named Divya. From the start, her attitude was rude, dismissive, and unprofessional. She made the entire process unnecessarily stressful with her lack of communication and basic courtesy.

Even after payment was made under Banke International’s name, I faced a long and unreasonable delay in receiving the keys to the apartment. Divya showed absolutely no urgency or accountability. To make things worse, a third-party broker involved in the transaction took the money but failed to deliver proper service or support during the process. It was clear that there was no coordination or responsibility from either party.

When I approached Banke International to raise these issues, they completely refused to take responsibility, even though the payments and agreements were under their official name. This kind of behavior is unacceptable for any company that claims to be professional.

If you’re looking for a reliable, respectful, and transparent real estate experience — stay far away from Banke International Properties. Their brokers, especially Divya, show zero regard for customer service, and the company clearly does not stand behind their agents or transactions once they have your money.

Extremely Unprofessional – Avoid if You Expect Integrity

I had a deeply disappointing experience with Banke during a property purchase through one of their agents in early 2023. The sales agent Mr. Faizal and his manager Mr. Harry promised me a 3.5% rebate on the property price, to be paid from their commission — a promise that was key to my decision to proceed. This was later also confirmed by their Sales Director, Mr. Subroto, and even one of their admin team members.

What followed was over a year of false assurances and excuses. They claimed they hadn’t received the commission from the developer, then refused to give anything in writing citing so-called "Land Department restrictions." I later confirmed directly with the developer that Banke had indeed received the commission months earlier. Since then, the agents and management have completely ignored my calls and messages.

This shows a clear lack of professionalism, accountability, and ethics. Even if there was a delay in receiving funds, Banke should have honored the agreement and settled it from their own company funds, as any trustworthy firm would.

Avoid working with Banke if you expect transparency or post-sale support. They disappeared the moment the deal was done. I’m now left with no choice but to escalate this to RERA and UAE consumer protection.

My experience with Banke has been extremely disappointing and concerning. I purchased a property at Masaar through them, with a promised cash rebate, which has still not been paid after over two years. Despite endless follow-ups, all I received were excuses — and now they have stopped responding entirely.
After checking their Google reviews, I discovered that many others have faced the same issue. This clearly points to a pattern of unethical and misleading practices. I strongly advise anyone considering Banke to be extremely cautious and to think twice before trusting their promises. What they commit during the sales process is not what they deliver afterward.
