Being that I have been a surveyor for…

Being that I have been a surveyor for well over 20 years, I was asked to have a look at a boundary disagreement surveyed by Guy Imray of Brown & Brand, Hadleigh.

What caught my eye immediately looking at the photo was Guy cutting off the garage side wall of my colleagues property. On walking down the road keeping to the pavement, it is easy to see both properties have their own side walls at the rear, part of the neighbours 1st floor wall encroaches midway then at the front I can see the side wall of my colleagues protruding garage lines up with their side wall at the rear.

Reading Land Registry details both properties have to allow each other easement rights to repair & maintain their own walls. Plus, keeping footings, eaves, etc, as encroachments.

Being that Land Registry doesn't show encroachments, my colleagues' property has a completely straight boundary line from front to back.

There are no other properties of similar style down this road with a protruding garage adjoining neighbours, so how can Guy say he has looked at identical properties when there aren't any?

The standards of RICS surveyors have badly fallen in the last few years. It doesn't help when mistakes like this happen.

Do not even think about using Guy S…

Do not even think about using Guy S Imray (RICS registered)from Brown & Brand, Hadleigh Essex when dealing with encroachments. He viewed my boundary line adjoining my neighbours, sent me a Land Registry plan showing a straight line from my back fence to public pavement at front, also sent me a photo he said he took (only my neighbour has since said he took the photo)!!!
With my neighbours house encroaching on my property at the front, my neighbour has drawn a red line down including his encroached wall, so cutting off my side wall completely. Had Guy read details from Land Registry he would have read on both properties we have to allow each other easement rights when maintaining our walls, eaves etc. On complaining about this, Guy informed me he is no longer dealing with the case. He also states of looking at identical properties, but there aren't any!!!! Typically he doesn't know what he is doing.
