Legal fees paid upon completion, blaa blaa BS.
Offered these the time to get a survey, put the house in auction or on open market and even allow viewings. Ahead of date I wanted to complete. All we had to do was exchange contracts and they pay 10% deposit. Tying us both into agreed sale price.
I asked them to survey property, gave permission for them to advertise it ahead of fixed completion date, even allow potential buyers to view.
Need to sell quick put your house in auction at the very least speak to an auctioneer before dealing with anyone like these.

I’m am writing this review to warn others about using Buy-my house A.K.A Imperial Acre Estate’s.
I am the executor of my late aunties estate, which includes a property valued at £175,000.
I first contacted them in August 2020, and they offered me £155,000 over the phone and said that they could complete within a week. I accepted this.
They then sent someone round to view the property and take photographs, they then changed their offer to £140,000. I declined this offer.
A week or so later they phoned me up and offered me £145,000, once again I declined their offer.
They continually cold called me, they raised their offer to £147,000. They told me that they would take care of all solicitors fees associated with the seller, that they were a cash buyer and would complete within one week. I accepted this on 18/11/2020 and everything was set in motion.
Once I had accepted I completed all relevant forms in a timely manner, but there was constant delays on their side. Then on 18/02/2020 (3 months later) they were in a position to complete the sale- I signed the final contract and transfer of deeds. I then heard from my solicitor that BMH could no longer proceed at the agreed price of £147,000 but could now only proceed at a new price of £132,000. I declined this offer and the deal broke down.
I have wasted 4 months, I am now left with solicitors fees of £900 and have had to re-market the property.
My family and myself have been left very distressed by our dealings with this company and I would strongly advise everyone to not use this company as they will prey on your desperation and naivety.
I am currently seeking legal advice and have reported them to the property ombudsman but although ‘gazundering’ is unethical it is not illegal. Buy My House or Imperial Acre obviously know this and judging by other people’s reviews it seems to be their business model.
If they reply to this review I expect the reason they give for the low ball offer to be that there was uncertainty with the housing market due to COVID. COVID has about for a year prior to the agreed sale. We are now in may and the housing market is still in a strong position.
For anyone reading this there are many other reputable companies that will buy your house for cash, so please for your own benefit stay the hell away from this one!
Despicable!
Price agreed, multiple calls to confirm the price won't change, emails from their in house legal representative chasing the sale, solicitor fees paid for, but ONLY UPON COMPLETION! This is very cleverly worded and they know exactly what they are doing.
As others have stated, they take advantage of your desperation, they push to exchange and complete on the same day.
Then on the ACTUAL DAY of completion, midday, they send an email via their solicitors :
"Given the current situation of the market, we are cancelling or suspending any further transactions until clarity on how far prices will fall, however we are willing to purchase at revised offer, if agreeable we are in funds to complete today".
Their revised offer was 12% below the agreed price.
My counter offer was 12% above the agreed price, of course they aborted as their scam didn't work.
Now left with a hefty solicitor's bill.
They have 100% 5 star reviews on another website, all FAKE!
WARNING AVOID
Last year these people offered to buy my house for £85000 including costs. The house was valued at £100,000 but for quick sale I accepted. However like many others who have left 1* reviews on the day of exchange they said they would only pay £70,000. I told them were to stick it despite the hardship that would and did cause me. They did offer to pay half my costs but after threatening them with a complaint to The Property Ombudsman (which I checked they are a signed up with) they paid my costs in full. 4 months later I sold my house for £113,000. I understand a company needing to make money but this company listens to what you tell them of your situation and then exploits it when your most vulnerable and committed, exchange day. Just to show to make a point at the time of this their Trustpilot rating is 3.6 yet they still show 4.5 on their website and don't link it to Trustpilot

Also they have many different names of companies and please do not trust them. Time wasters. And they are talking like they are multi millionaire but when it it come to buy the property they bargain your house like a dog cadge. Basically they are not property investors, they are buying your property to sell it in the auction. It is waste of time and you can go to direct to the auctions and pay £500 auction fee and sell your property for good price.

Everything negotiated within a week (we were well into 2 months of national lockdown by then), assurances are given and they push to exchange and complete, this is by design.
The BOE forecast for the economy is very positive.
I am now in the process of selling to a genuine buyer for very close to the actual market value, survey just returned very positive and suggests a great buy.

I am very surprised at the amount of 5 star reviews for Buy Myhouse.
I had to sell my house and accepted a lower than market value offer.
After Buy Myhouse changed the purchaser and solicitor, they dropped the offer by £15,000. As time and money was running out I had no option but to accept this offer. They sited brexit and the slowdown in the housing market for this lower offer. I have since found out that they have sold on the property for £40,000 more than they paid me.
Their communication skills are non existent.

Contacted BMH in October 2019 as I needed to sell my house fairly quickly due to ill health and giving up work in early December. I was completely honest with their agent about the condition of my house and I was offered £240,000 over the phone, then had an email confirming this. This was offered without them viewing the house first. They then sent someone to do a drive by viewing and still offered me the same. I agreed to sell at this price.
Took a while to get things moving, thought all was going OK, then was informed they were sending a photographer out to 'make sure the house was definitely empty, no squatters and the house was a 3 bed semi'! I did explain that not every thing had been removed from the house and I still needed to clean it. Was told not to worry, they have seen worse! The photographer came, expressed he was surprised about the amount I was offered without the company viewing the property first.
Fast forward a few days later, an email is sent to me on December 9th 2019 from the company's Solicitor informing me that because of the state of the property they couldn't pay the agreed offer and were now offering me £220,000! £20,000 less!
I rang their agent and told him, he appeared shocked at this, said he had no knowledge that this was going to happen and would speak to his 'boss' about this.
In the email it stated that my house was given a score of 6/10, I don't know who this came from as no one had viewed the house and no survey was done. The agent rang me back and told me that this was the final offer, and as stated in the email I had to decide by the end of that day whether I was going to accept. I spoke to my solicitor and other people and felt that I had no option other than to accept the revised offer as I had already retired from my job on December 7th.
I do not feel that I was treated fairly by this company and because they knew I had to give up work due to my health issues this was used as a way to revise their offer.
I have also found out that the house is on the market now for offers over £325,000!
How can they do this? The revised offer was because it would cost thousands for renovations and also the state of the Brexit issue was mentioned. No renovations have been carried out at all.
How can my house had only been worth £220,000 but they've put it on the market for £325,000 an increase of over £100,000? I feel very upset, angry and let down by this company. Maybe I was too honest about my situation and shouldn't have told their agent all about it.
Since I wrote this review the house has been sold by auction for £250,000.
