Extreme Bias, Collusion, and Appalling Communication
I strongly advise caution when dealing with Rob Tancred at Capital Estate Agents. My experience involved documented professional irregularities and a complete failure by Capital Estate Agents to remain neutral in a multi-party property sale.
Potential clients should be aware of the following verifiable facts:
• LACK OF COMMUNICATION: From the very beginning, Rob Tancred and Capital Estate Agents have only communicated with me on very rare occasions. Bizarrely, the property has been abruptly removed from the market without my knowledge or consent. Meanwhile, Capital Estate Agents hold undisclosed discussions with the other parties and facilitate unannounced visits to my home, completely bypassing me as a 25% legal co-owner.
• EXTREME BIAS & COLLUSION: Internal WhatsApp messages provided by Rob Tancred reveal that he colluded privately with one party against me. In these written messages, Rob Tancred used highly unprofessional and derogatory language about his own client.
• COMPLICITY IN FABRICATED EVIDENCE: Capital Estate Agents act as joint agents alongside Pullen Estate Agents. By operating together, Rob Tancred is fully complicit in these exclusionary tactics. Shockingly, their joint partners at Pullen Estate Agents even provided falsified call logs (claiming I made 23 calls when phone records proved only 8) to manufacture an excuse for excluding me. Capital Estate Agents continue to work alongside them despite this documented fabrication.
• RETALIATORY BEHAVIOUR: When I dare to complain to Capital Estate Agents about being excluded and kept in the dark, they respond by complaining about my behaviour—punishing me for simply asking to be kept informed.
• IGNORING COMPLAINTS: I sent a detailed 20-plus page formal complaint to Capital Estate Agents outlining serious breaches of contract and codes of practice, which Rob Tancred has entirely failed to address.
(There have been numerous cases of harassment by the other parties over the years. Just one example is the disgusting rubbish routinely dumped near my front door and in the front garden. This demonstrates the hostile environment I am facing at the property. It is appalling that Rob Tancred and Capital Estate Agents are working closely with the very people responsible for this behaviour, while entirely excluding me and ignoring my legitimate complaints).
Unfortunately, various relatives who had lived in the property over the last few years have died. People who could have offered their support to me, and told the truth about what is going on are no longer alive.
If you are looking for an estate agency that acts with transparency, honesty, and treats all parties equally, look elsewhere. Do not use Capital Estate Agents.
