DO NOT USE

My mother, who was a co-borrower on my mortgage, passed away. I didn’t know what I was going to do regarding my mortgage since she had been paying half of it (she lived with me.) In comes Cardinal Branch via Robert Baker. He assured me he could get any illegal fees off my mortgage, lower my mortgage payment, and get me back on track. Laura Garcia was the processor on my case. They asked for 6 checks post dated for $850. They claimed the 1st check bounced so I needed to send them a cashier’s check. I did, trusting all the reviews that this was a legitimate company. Well, it’s been 2 years now and the mortgage company was threatening to foreclose, stating I had not made a payment in a year. I went against Robert and Laura’s advice that I not contact my mortgage company and did contact them. They had never heard of Cardinal Branch, had never received any information that I provided that was supposed to be going to them, but most importantly, they never received a penny for my mortgage. Cardinal Branch even had me send them my mother’s death certificate to give to the mortgage company. Big surprise, the mortgage company never received the death certificate. I’m now back on track with the mortgage company by working directly with them. Since my loan was an FHA loan, I contacted a local HUD representative who filed a complaint with the Consumer Finance Protection Bureau. They notified Cardinal Branch and that brought a bevy of texts and phone calls from Robert, Laura, and another guy, Mike Burke. Everything indicated that they wanted to talk to me about my approval from my mortgage company. Never once did they mention financial reimbursement. I was advised to only talk by texts so that I could save my texts from them. I told them that I wasn’t talking to them, period. I would, however, continue to text with them if they were offering a refund of the 6 months of $850. All of a sudden, they claimed that was what they wanted to talk to me about. Could I please call them. I said no, if they needed me to sign something then they could email it to me. They said they really needed to talk to me to get the refund process started. Again, I refused to talk to them. They complained that texting was slowing down the process and making it difficult. They even put that in their response to the CFPB. Then I got a text from the CFPB that I would be receiving a check for $2550. According to my math, that amount was incorrect. I let Mike Burke know that the amount was incorrect. He told me that the first check bounced but was covered by a cashier’s check. Then he said another one bounced, which I had not been notified of this. Then he told me that I asked them not to process the last check which is how they came up with the refund amount. The check came by FedEx the very next day and I deposited that day, a Friday. They said they could make $500 available immediately and put a 2 day hold on the rest of it. The next day I go to the bank and am informed that the bank flagged the check as fake. So we deposited it anyway with an extended 7 day hold to see if it clears. If it doesn’t, I’m being directed to the State Attorney General’s office and the FBI and the bank is going that way as well. Then I want to come after them for everything they have and wipe them off the face of the earth. They done messed with the wrong person!

Don't trust them

Don't trust them. I paid 6000.00 over a 5 month period which put me further behind and in foreclosure. Now Samanatha or Amber will not call me back and I don't know what to do.

Do not use this company it is a scam

Do not use this company it is a scam. I sent them post-dated certified checks for a total of $4,000 they did absolutely nothing to help me but put me further behind on my foreclosure after promising they can stop it and remodify my loan to a lower rate. I got nothing but the runaround and told until my house was in foreclosure there wasn't really anything they could do. When the bank wouldn't negotiate with them they referred me to another group and said it was their higher up management and they wanted another $4,000. Do not use this business it will scam you and eventually cost you your house.

DO NOT USE THIS SEVICE! Robert Baker is the person that was my contact and to reel you in and Linda Clark was suppose to help negotiate my modification or whatever and all she did was submit paperwork over to my lender? That is the same thing I could have done and saved myself 5 months of a headache and money! No I do not believe that they help people and the postive reviews are auto generated! No real conversation was had between them and my lender it was a Scam and waste of time. Once the trail months was over they sent me to another company to offer help and they Charged 4 times more! I feel like a fool for trusting them, but when you want to save your home everything sounds good and helpful. This was a waste of my time and money and still had to hire a lawyer to save my home! It is disgusting how they prey on families that just want to live and have a home. If your looking for a third party to help go through BBB or a reliable source. Or simply hire a Bankruptcy lawyer when I tell you Do not use This COMPANY DO NOT BELIEVE THEM OR TRUST ANY THING THEY SAY. It is all lies and a lines to get your money. The litigation office they use also are not accredited and will also bleed you dry! I can not wait till a Class Action Suit is on there Ass!

KYLE MOORE AND CARDINAL BRANCH ARE…

KYLE MOORE AND CARDINAL BRANCH ARE DISGUSTING HUMAN BEINGS. I was on the brink of foreclosure, made promises, told not to speak to my mortgagor and they spoke all the right language. I will post my entire story. I almost lost my house and am in bankruptcy because of these people. I don't know how Kyle Moore can sleep at night calling and saying everything is okay BUT I KEPT IT ALL - EVERY BIT OF INFORMATION AND I'M COMING FOR BOTH HIM AND THE ORGANIZATION legally. It is not over! You ruined my life. I am a disabled person who is sick and you knew it. You played on my feelings, you heard me say how sick I was. You are the biggest piece of crap I have ever experienced in m life

Fraudulent group..

Fraudulent group... ask these guys where they went to law school. Most did not. They sit in cubicles (you can hear all the background noise) and run their scams upon people who are financially fighting to keep their homes. You will be told to send them postulated checks which they will pay your mortgage holder... they insist you do NOT talk with your lender, or friends and family about the process. After you hear your home is in foreclosure, they assure you that filing bankruptcy is vital... and please do not contact lender.... what a scam. These folks with absurd false names like Alvin try to schmooze you. Great salespeople, actors, but corrupt and dishonest- not even attorneys.

They handled my problem with my mortgage to my extreme satisfaction. Laura Garcia kept me focused on the task at hand and guided me to along to the goal that we had set.

Horrible company

Horrible company! They are responsive until they get your money! Once they have your money it is hard to get a hold of anyone. They really do not do anything that you can not do yourself.

I’m sure as all of you may know

I’m sure as all of you may know, San Francisco is an extremely expensive city to live in. I was doing fine until one day I fell down my stairs and broke my leg. I was spending a lot of money on doctor and hospital bills to fix my leg and while this was happening I fell behind on my mortgage. I couldn’t work and I couldn’t pay my bills so I was planning on moving back to Kentucky until a guy named Kyle called me. He understood everything I was going through and was able to get the 3 months that I was behind completely forgiven. I am still living happily at home in my favorite city!

Never spoke to my lender

Never spoke to my lender. Told me to STOP talking to my lender. I got a letter my house could be put up for foreclosure. I called my mortgage company and they had never HEARD of cardinal branch which means nobody was talking to them on my behalf. They had me write like 6 months of checks post dated for 800.00. I was able to cancel all of them but the first one. Then I revoked authorization for them to call my mortgage company and they still call me to tell me MY LENDER requested documents, etc. When I call Freedom to verify-no they have not. I almost lost my house. They will talk to you weekly until you start asking questions and sniffing around then they disappear. Won't return emails. Laura keeps calling me AFTER I emailed her that I was done with CB. BEWARE!! 6 months late your house may very well be lost. ALSO my lender said mitigation loss programs are free, and that no other company can change your APR% UNLESS THEY HAVE THE LOAN! They promised to lower mine so my payments were less than 800 for mortgage which was all a lie. Don't buy it they are super duper nice but it's all a facade.

Tanner Banks is the best

My son went to jail for 9 months leaving me in a world of hurt covering his bills, shortly after, I got sick with covid and couldn't work for 3 weeks. Bills started piling up and I was starting to lose all hope, especially with losing my house. I was 2 months behind almost 3 when I got a call from Tanner Banks. I was very skeptical at first, especially with all these scams going, but after talking with him my hope was slowly restoring. He explained everything they could do to help along with instantly seeing if I was eligible. He talked with me and my mortgage company and explained in detail what every step was and how he would proceed. Yesterday, 2 months later he informed me that I will be keeping my house, my past due was moved to the back of the loan, and my payments were lowered. I get to keep my home! I can't say enough wonderful things about Tanner and the staff at Cardinal Branch, I owe them everything. Tanner treated me like a brother was very friendly and would call to see how the family was doing and wish happy holidays. Thank you from the bottom of my heart and from my family.

Not sure if they can help, they didnt help me

I was so happy when Mr. Robert Baker contacted me from Cardinal Branch. I felt a weight had been lifted off my shoulders. We were at least almost 4 months behind on mortgage payments. But to make a long story short a year later waiting for a decision on a review after the fact they actually didnt work our mortgage for a few months due to it was going into foreclosure when if paid them my last postdated check, then they began to work on my mortgage account. Here we are a year and four months later and get a final decision from a review that denied us anything except a short sale or voluntary foreclosure. In the meantime i had inherited a piece of property my dads place when he passed. It finally sold. Im not sayn they didnt help me, they brought me this far but the months kept adding up when we were only right at 4 months behind. At this point the months were at least 15months later. They were going to appeal this for me but I made the decision to pay up to date and get my sanity back, so i did. Im not saying they arent a good company, Im just sayn i would actually love a refund of some of my money i spent getting you guys to do nothing! They are not a scam but make sure they can actually help your situation............

I was totally lost until Ken Sargent…

I was totally lost until Ken Sargent gave us a call. When he told us what Cardinal Branch could do I didn't think it was possible. But everything he told us was true. I was difficult at first because we were lied to in the past and he took his time with me and they saved our home and $278 a month. Great people!!

This company is a fraud

This company is a fraud, they take your money make promises that never happen . They tell you don't talk to your lender , let us do all the communication . They will not lower your interest rate. They will not get a lower payment . You will fall more behind because of their lies. Jimmy Cole and Linda Clark frauds . You're much better off talking with your Leander then listening to these people feed you lies. Don't pay them a dime ....

I initially left a very negative…

I initially left a very negative review. I spoke with Mike Goldberg one of the managers with Cardinal!! They bent over backwards to make sure that there weren’t any hard feelings. He responded to me in a very timely manner, a very personable gentleman and he wanted to hear my side and he actually listened!! My case was very different from what they normally deal with. We were current but I was still interested in reducing the interest rate. Unfortunately that didn’t happen. But after speaking with Mike and all that they are doing to make it fair, I do recommend their services and if I’m ever in a position that their services are needed I sure won’t hesitate to call on them.

I came into contact with Cardinal Branch, Eddy Vega took the time to reassure me. Once we decided to use them, all in all went smoothly. team Cardinal was easy too work with and always available for questions. Eddy and Cardinal Branch , a team I will always hold in high regards, went out of their way to help me. I thought for certain after 25 years I was losing my home but Eddy would not hear of such things. They truly amazed me and gave 110 percent and saved my home. These people really do care. I would and have recommended this company to anyone having mortgage issues.
