I have been dealing with this law firm for the past three years regarding property sale and purchase documents, contingencycharge refund arrangements, land registry paperwork, and related matters. Unfortunately, the experience has been extremely frustrating and time-consuming.

Almost every document required countless follow-up emails because there were always careless mistakes in important details such as names, addresses, or amounts. On top of that, the staff handling my case changed constantly. Nearly every time I followed up, I was passed to a different person. Although automatic emails would say another colleague would take over the case, in reality nothing was properly followed through.

I spent an unreasonable amount of time chasing updates by phone and email, despite paying very high legal fees for their services. The handover process within the company is clearly very poor, and it honestly makes me question why staff turnover is so frequent there.

What surprises me most is the high rating this firm has received here. In my apartment building, the majority of property transactions are handled by this same law firm, and many of my neighbours have experienced similar issues.

Overall, the service was disorganised, inefficient, and far below the standard I expected from a professional law firm.

And I am still chasing my money after 2 years…

I don’t normally write reviews, but in this case the service I received from Child and Child was absolutely outstanding and way beyond anything that I could ever have imagined.
While buying my first property Lisa and her colleague Ermelisa responded so quickly to my questions and reacted swiftly to our infuriatingly slow seller’s solicitors and unraveled layers of complications presented by them.
On top of that when I pivoted and put in an offer on another flat, they didn’t bat an eyelid and helped me negotiate on both flats at once. These were complicated bank repossessions but Lisa cut through the jungle (also negotiating a price cut) and brought us out the other side and I am now the proud owner of a three bed London property!
I wholeheartedly recommend Child and Child. They’ve been around for 176 years and I’m sure they’ll keep going for another few hundred.

It’s unfortunate that I have to give this firm even one star in order to leave a review. I strongly advise anyone seeking real estate legal services to look elsewhere — unless you’re happy to pay an extortionate amount of money for extremely poor service.

I’ve never written a negative review before, but I feel genuinely compelled to warn others. My experience was deeply frustrating from beginning to end. Key issues included:
• Extremely poor communication – They are very difficult to reach, and you’re left constantly chasing them for updates.
• Lack of follow-through – They don’t take ownership of tasks, and you’re left doing all the follow-up work yourself.
• Unprofessional and rude – Particularly disappointing behaviour from Zack Reynolds, who was both arrogant and dismissive.
• Irresponsible handling of critical stages – They went on leave during the middle of my property sale without notifying me or arranging any cover.

This level of service is unacceptable in any context, but especially in legal matters involving property transactions where timelines and communication are critical.

Avoid this firm at all costs.

Working with Paolo Barbato has been an absolute pleasure. Efficient, structured, insightful and calm. As always it is such a relief to work with true professionals.

If only one could give zero stars! My 92 year old mother has now been waiting, over three and a half years for Child and Child to complete the Land Registration associated with her purchase of an apartment on the 6th January 2022. When my father died in January 2024 we were assured during probate by Child and Child that the registration was in process and that because of the delay a new title number had been allocated. On the 25th May 2024, they assured us of Child and Childs intention to complete their engagement with my Mother in accordance with its terms. Two months ago, they assured us that they were dealing with the matter and that we would be kept informed of progress. For the last month they have stopped responding to our emails despite the widest internal circulation. We are currently in the process of trying to raise a complaint with the Omsbudsman.
