Ok so after all the reviews and comments of the company failing to pay there is now a notice on the website apologising for the service. Apparently everything stops if the ceo is unwell(?) Which seems like a bit of an excuse for real problems that they're hiding.
Furthermore the firm was no longer an authorised firm by the FCA as at the 22/08/2024 so they can no longer carry on doing any regulated services like investments.
Oh also on Google maps, their office is now Permanently Closed.
I did research on the business a few years ago and in summary they operate like a pyramid scheme. They rely on people making further investments in order to keep paying interest and dividends. It seems they always had a loan on offer to invest in. No real evidence of property ownership had ever been provided as far as I'm aware.
In summary, I'm really sorry to say, I think they've just dried up with funds to keep the pyramid scheme going. This is inevitable with these schemes. I'm just impressed they kept going for so long.
You can make a claim through the financial ombudsman service or FCA but I'm really doubtful you will recover anything I'm sorry to say.

Robbers
I've been robbed of over £1000 but think myself lucky has i had £18.000 in the account not so long ago. They seem to have just up sticks and now drinking pina colada some where on a far way shore .

I noticed that the payment had stopped going into my account so I thought the investment was completed so tried to log in to withdraw my funds but got the "down for maintenance" screen. Tried a few days later and got the same. Came here and see it's been an ongoing issue for a few months now. I think they've vanished with everyone's money.
Crooks?
It could be they have gone bust. Or it could be fraud. Given the lie that their website has been "down for maintenance" for weeks now suggests the latter.
No communication
No communication, funds cashflow stopped, capital repayments outstanding.
Ten years no major issues, other than overdue sale of properties, but they kept cash-flowing all the time.
Now suddenly gone south. Very disappointing.

investments returned
Asked for my investments to be returned to me after investment period was up to be told both houses I'd invested in had been sold and my funds would be returned to me within 8 to 12 weeks, that was over 2 years ago and still no funds returned, emailed them again yesterday to request my investments be returned to me but so far I'v been ignored, will email again today. UPDATE 17/6/24 Had all of my investments returned to me today.
NO Return on investment
On enquiring about two properties (purchased around 2014) in my portfolio which are for sale,it appears the conveyancing has stalled,I cannot ascertain that any of the Crowd2Let properties purchased for rental from 2014 onwards has been sold,so it is difficult to determine whether anyone has ever had a return on capital from this company.I would not recommend investment
Buyer Beware - Not What it Seems
The concept is good and it all seemed ok at first but my funds are now 'frozen' in delayed property sales. I appreciate this is a long term investment but poor communication, and endless 'excuses' have set off alarm bells.
Buyer beware. There are better, safer, regulated investments that will deliver higher returns
Early adopter with a very good long term experience.
I've been with them from pretty much the start and have a decent amount invested over a number of properties and projects. As everyone has said they get the rents in well, deal with issues and communicate well when you contact them.
As others have said the one downside is when it's time to sell properties. That has been a long process for me, though most of the properties still pulled in rents so it was fine for me.
My recommendation to people who can't afford to leave money tied up for years, is go with the projects. They get your regular monthly income and you can get the money back at the end of 1 year or plough it back in.
Overall I very much recommend this company and their system. I have had horror stories with property elsewhere and with management companies in particular. These guys are straight up and have given me a great return in a time when returns were hard to come buy.
