An “independent” report I had to pick apart myself

My experience of Dock Inventories was frustrating because I could not rely on the check-out assessment without going through it carefully and challenging several of its conclusions.

I expected a clear comparison between the property’s condition at the beginning and end of the tenancy. That means taking the original descriptions seriously, considering the period of occupation, and explaining why any difference amounts to a cleaning issue or damage. In my view, the report did not do that consistently.

What particularly undermined my confidence was the repeated attribution of cleaning responsibility. The presence of a mark, discolouration or a worn surface does not, by itself, explain what cleaning is supposed to achieve. Where I considered an observation to concern an existing defect or deterioration through ordinary use, I wanted a reasoned assessment. I found several of the conclusions unconvincing.

The check-in descriptions were there in the same document. Yet I repeatedly found myself questioning whether they had been given proper weight in the check-out findings. A comparison is only useful if the starting condition actually informs the conclusion.

I also challenged descriptions that I did not believe were adequately supported by the photographs provided. Wording matters in a report of this kind. A definite description can carry considerable weight when someone later considers deductions from a deposit. I expect that level of certainty to be supported by equally clear evidence.

I submitted detailed written objections through the managing agent and asked for them to be considered before the report was relied upon. That took time and effort which, in my opinion, should not have been necessary to this extent. It is deeply irritating to receive a professionally presented assessment and then discover that you have to work through its reasoning yourself.

I was not expecting every observation to be favourable to me. I expected conclusions that were clear, balanced and properly substantiated. I would have far more respect for an adverse finding supported by convincing evidence than for a confident statement that leaves basic questions unanswered.

For me, this report failed the most important test: whether I could trust its assessment. The presentation could not compensate for the weaknesses I found in the substance.

Thoroughly disappointing. I would not choose Dock Inventories or recommend them to anyone looking for a careful, dependable assessment.
