Easy to use with robust functionality

I am an accountant and have worked with many different financial softwares. Doorloop is one of the best I have seen. It is easy to use but has all of the functionality needed for managing long-term rental properties.

DoorLoop has great customer service

DoorLoop has great customer service. I am able to ask questions about all kinds of concerns from recording unpaid rent from a termed tenant, to setting up the journal entries to record the mortgage payments that include escrow payments for property taxes and insurance. They have gone to the length of reaching out via email to ensure my questions are answered.

The simplicity of the software is a…

The simplicity of the software is a huge plus. let me clarify:
1. Simplicity in the software navigation.
2. Simplicity in the learning curve due to tutorial and interactive nature of it.
3. Simplicity even though it performs complex and required functions for Property Management.
4. Affordability is a true asset.

Lastly, I say this having used much more expensive software program in my career (Boston, Yardi, Realpage).

The full property management solution

I would recommend DoorLoop to anyone that hasn’t tried out property management software before. We went from using nothing but Excel and Quickbooks to having an entire suite of features on DoorLoop that made every task so much faster and even erased the need for many tasks due to the automation it provides. While there are always some challenges that come from transitioning to a new software, DoorLoop made it smooth and quick to get on board with.

OK software, poor support, training and implementation help.

Update May 2026. Have not received any of my deposited rents since April 2. No reason, no communication. No deposit. Of course it's hard to talk to a live agent but in the meantime they thank me for my patience and understanding as they look into it.
Update April 2026. I need help doing something that should be fundamental to someone in the property management business. They act like I'm asking something unheard of. If you want to talk to someone on the phone you have to wait for HOURS for a callback.

Update Feb 2026. Customer service is dismissive and awful. The charges to the tenants are not fully disclosed, they're treating our tenants like their personal piggybank. No response to my concerns.

Update: Fully implemented and the software seems to be working OK. Their customer service seems to be focused on making sure me try to solve any issues myself so they don't have to talk to me.

Update: Still in implementation. I was just informed for the first time that there is a charge for text messaging. After 3 sales pitch conversations where they never mentioned it.

Original Post: I'm still in implementation. I did have a live call with a person, and it went well, we got through his checklist pretty fast. But the rest of the time I was on my own, trying to set up my system with the help of their AI assistant, and it's been a trainwreck. Tons of incorrect information leading me to waste a lot of time. The two times I have tried to get help from staff... once I was told I needed to get help from an onboarding specialist, none available and the other time I was told no one will be in until 3 days from now.
When I did the demo I was assured that it would not be like this, they would be there every step of the way. It has not happened so far.

A Game Changer! Seamless transition and incredible features.

I cannot say enough good things about our experience with DoorLoop. We only signed up this past October and we are already 100% up and running. The onboarding process was incredibly seamless.

What we love most:

Centralization: We manage different entities with multiple properties, and this software brings it all under one roof. It has simplified everything.

E-Sign: This is a breeze to use. We can prepare leases and amendments and get them signed faster than ever before.

AI Tools: The AI feature is a legitimate game-changer for our daily workflow.

If you are looking for efficiency and a user-friendly experience, this is the software to get.

DoorLoop is very easy to navigate

DoorLoop is very easy to navigate, and has most of the reports needed for HOA or Residential or Commercial management. Very few issues with clients signing up. Quick response from the Door Loop team, and setting up the transition was very easy with the help of some amazing Employees from Door Loop. We have tried other platforms, and they just did not perform as promised, were not finished, or didn't offer everything needed. Having an understanding of the basics is important. Doorloop delivers. As a management company, it makes our lives a lot easier and less frustration from our clients.

DO NOT USE THIS COMPANY

Update 3/16/26: I cancelled my account back in January 2026 and just noticed an annual charge today from.....you guessed it. They can't even cancel an account properly. 100% side show with these people.

Update as of 1/22/26: Issue was never resolved. I've since had other major issues and recently cancelled their contract. What a complete waste of money and time. Terrible support and interface system. Live and learn.

Active user who would NOT recommend them. Just lost a potential renter due their application link not working. No idea why. Error message didn't make any sense at all to me or the potential tenant.

This property management software company will frustrate you beyond belief. If you attempt to call for support, you'll hear how "your call if important to us" for at least an hour before you decide to hang up. If you attempt to chat with their clunky AI bot thing, you'll be directed to their "help center" to read articles that have nothing to do with your specific problem. As a busy business owner, I can't think of anything else I'd rather do than read articles all day. I've tried calling, emailing, and the ridiculous AI chat bot. Nothing. Nobody. Ever. This is just the latest problem I've had.

DoorLoop has made property management possible!

DoorLoop has made property management possible for my company. I never wanted to dive into property management because I didn't have the budget to hire 2+ people to manage everything but DoorLoop enables me to do everything I need just by myself! It has so much built in that I barely even use the tip of the iceberg so it is great for a small company but has the tools to handle a larger one as well.

The UI is not intuitive

The UI is not intuitive, I would not use this platform for managing your accounting. It is decent from a management perspective, but they nickel and dime you for everything on the platform. There are free products out there that actually provide the same level of service. The response times on customer service is abysmal, and often requires direct phone calls in order to resolve any issues(which they charge more for). Now they have a new product to help with maintenance management issues, and surprise, its another fee added in. Onboarding was a mess for us, but that was 2 years ago, they may be better now, but that is hard to believe considering the problems we have had with reaching customer service. They have blamed staffing for issues, which is frustrating, because that isn't an excuse for me, as I still need to run my business. Our struggle is the pain of changing platforms is felt not just by us, but by our tenants.
