I have had the pleasure of working with EDSS Construction Ltd on a few projects. The main project was a full property renovation with an extension, and loft conversion, and the others ranged from some internal and external refurbishment works on other properties.
From the outset, their professionalism and attention to detail have been exemplary. The complexity of the larger renovations was handled with impressive organisation and technical expertise. The new extensions and loft conversion were seamlessly integrated, and the overall finish across all projects reflects a very high standard of craftsmanship.
Equally important has been their communication and transparency throughout. They listen carefully, provide sound practical advice, and deal with any unforeseen issues calmly and efficiently. Their team is respectful, approachable, and consistently maintains a clean and well-managed site — something that makes a significant difference during major building works.
It is rare to find a company that combines skill, reliability, integrity, and genuine pride in their work so consistently. I would highly recommend them to anyone undertaking renovation, extension, or refurbishment projects of any scale.

A devastating ordeal — my vulnerable 92‑year‑old father was left distressed, pressured, and with unfinished work

It has taken me a long time to write this. Even now, it hurts to think about what my family went through. I feel for anyone else who has been damaged or left shaken by this company.

If you are reading reviews, please look past the glowing 5‑star ratings. Recent news reports have exposed how some companies use fake positive reviews to boost their image. After what we experienced, I believe people deserve to know the truth before trusting what they see online.

I have police statements, bank records, and photographs of the damage to my father’s home. The emotional impact of this ordeal is something my family will never fully recover from. I never want to see this man again, nor any of the workers who treated my father’s property like a dumping ground while a neighbour’s house was being built. Please also before you say "Stefan" you tried to "FIX" this DO NOT LIE MORE THAN YOU HAVE!!! I will call the police should you approach me or my family!!!

My 92‑year‑old father hired EDSS Construction Ltd and dealt directly with the company director, Stefan Vasilie. What should have been a simple job turned into a nightmare that left my father frightened, confused, and deeply distressed.

A boiler was installed without any discussion about what type he wanted or how it should be set up. When it began to malfunction, instead of helping, Stefan told my father he must be “senile” and had caused the problem himself. My father’s roof was replaced after Stefan insisted it “needed doing,” and he took my father’s reliable car and cash as payment — again, without giving him any real choice.

Throughout the project, Stefan repeatedly demanded large payments while major parts of the work remained unfinished. One of the most disturbing moments was when he took my elderly father to the bank, stayed with him, and persuaded him to withdraw his savings. Bank staff were so alarmed by what they saw that they contacted the police to check on my father’s safety. When my dad returned home, shaken and vulnerable, the police were already waiting for him. Despite this, Stefan still entered the house while the police were present. It was as if my father’s wellbeing meant absolutely nothing.

Despite receiving substantial sums of money, the work was left incomplete and in places badly done. We had to hire another contractor — at further cost — to fix and finish the job. Stefan made promise after promise that everything would be put right, but those promises were empty. He acted sympathetic when it suited him, then vanished when we asked him to address the damage — including when his workers sat on my father’s shed and caused it to collapse. He asked for photos, claimed he would sort it out, and then simply stopped responding.

My father is a gentle, trusting man. To see his kindness repaid with pressure, manipulation, and a complete lack of professionalism has been heartbreaking. He was taken advantage of at a time in his life when he should have been protected, not exploited.

Based on our experience, I urge anyone considering this company to be extremely cautious. Put safeguards in place, ask questions, and do not hand over money until you are absolutely certain you are protected. No family should ever have to endure what ours did.

Stefan was recommended by a previous owner of the house I moved into. He is professional and clearly outlines the work to be done, answers questions and works to a high quality. He and his team are punctual and also sometimes go beyond there commitments to help when a customer needs additional help. To date Stefan has created a new patio, remediated damp on the ground floor of my house and put in new electrics. I have trust in him and have now also started to leverage him for my mothers house. I happily recommend Stefan and his team.

I honestly cannot recommend this builder enough. From day one, he was extremely punctual and always on time, which immediately gave me confidence in his professionalism. Communication throughout the entire project was excellent — everything was clearly explained, updates were regular, and any questions I had were answered promptly.

The team he brought with him were highly skilled and clearly very experienced. Every worker took pride in their work, and it truly showed in the final result. The overall finish of the extension was immaculate and completed to a very high standard.

The underfloor heating was done perfectly and works beautifully. The skylights were installed flawlessly and have completely transformed the space. The kitchen was finished really nicely with great attention to detail, and the garden panelling was done neatly and professionally, adding a lovely finishing touch to the whole project.

This was a big job and it was handled smoothly, efficiently, and with care from start to finish. I am beyond pleased with the outcome and would 100% recommend this builder to anyone looking for reliable, high-quality workmanship. Thank you to the entire team for such an amazing job.

We had Stefan do work on our bungalow. We had no issues and it was a smooth build. His quote was not the lowest but also not the highest. He was approachable and very easy to deal with during the build as we ended up adding and changing a few things and was glad he didn’t add extra to the quote. We especially liked that he was easy to communicate with via WhatsApp and always willing to discuss what his next steps were. We did; rear extension 6m, side extension, loft, and full internal alterations up to finishing, this included 3 bathrooms, 5 bedrooms, kitchen, underfloor heating all over inc loft and laundry room. So it was a big project. We were happy with his team who were all professional at what they did and always left the site clean and tidy. Very happy with end result. Thank you.

Over 4 Years of Delays, Excuses, and Unfinished Work – Avoid EDSS Construction

I hired EDSS Construction Ltd in early 2021 for a full property renovation. Over four years later, the job is still unfinished. Despite paying a substantial amount of money for labour and materials, I’ve been left with an incomplete property, ongoing stress, and now face tens of thousands in additional costs to get the work done by new contractors.

Throughout the project, the company would disappear for long periods, miss deadlines, and ignore communication. Each time they resurfaced, I was given new excuses and hollow promises to “finish everything soon.” When I finally asked for completion or a refund, EDSS suddenly claimed I owed them £80,000 for “unpaid labour and VAT” — a figure never once mentioned before. This was followed by threats of legal action.

This is not an isolated dispute. The director previously operated another company, SIMVIK Ltd, which has since been dissolved. Reviews for SIMVIK remain online and describe similar problems with delays and unfinished work. Readers should be aware of this history when assessing EDSS today.

It is also worth noting that EDSS’s original Trustpilot profile was shut down after negative reviews, and they are now operating under this new profile.

EDSS have also misused photos of properties they didn’t work on, including my neighbour’s house and my own interiors, uploading them to their website without permission. Other homeowners have raised the same concern.

Whilst the company likes to portray itself as reputable, my experience — and that of several other recent reviewers — shows a consistent pattern: delays, excuses, intimidation for money, missing goods, and work left unfinished or defective.

If you are considering EDSS Construction, please do your research first. Look up SIMVIK Ltd, read the reviews across platforms, and ask for genuine recent references. My advice: save yourself the financial loss, the wasted years, and the stress.

Disappointing Experience – Would Not Recommend (this company has multiple accounts, I wonder why ?)

I hired EDSS construction for a full home renovation including loft, kitchen extension, driveway, outbuilding, and garden. The original project timeline was 17–19 weeks but extended to over 16 months, with several key areas still incomplete or unsatisfactory.
While there were some changes to scope and delays (e.g. tenant moving out late), the lack of project management and missed deadlines became a major issue. There was no clear schedule, and expensive materials like kitchens and bathrooms sat unused for months, impacting warranties.

Throughout the process, I experienced repeated requests for payments at inappropriate times, and there were long absences without notice, which delayed progress further. On an occasion, a future EDSS client was brought to view my property without my permission.

The quality of workmanship fell short in many areas. For example, drainage issues led to multiple visits from Thames Water, and I eventually had to hire another company at significant cost to correct problems with the pipework. The garden, driveway, and outbuilding were left unfinished, and poor sealing allowed rodents access to the property.

Despite ongoing issues, I was pressured for further payment, even where work remained incomplete.

The contract was cancelled because the owner tried to charge 1k for services without telling me the price first and wouldn't come back unless I paid 1k yet I was left without a basic functions such as drainage working adequately with toilet waste leaking into the garden, and there was ample time to remedy issues and he had access from Feb 2024 until June 2025. I've reported this company to Trading standards via citizens advice and have asked for compensation for costs which they have refused to pay, it cost me over 10k to fix all the isssues he left behind. I also have all the evidence of threatening emails and pictures of works not completed to standard and the missing materials and damage. The owner will come and dismissed all claims and say he has references etc about his excellent work but I have emails and whatapp message where he accepts responsibility for his mistakes especially the drainage and am happy to send to Trust Pilot to verify if required.

Unfortunately, my experience was stressful and costly. Based on this, I would not recommend EDSS Ltd for any renovation projects. If you look at the reviews on here there is a consistent pattern of behaviour and if you Google reviews of the company (which has been shut down) or mybuilder.com or the next-door website or the previous company (Sim Vik Ltd) associated with the Director you will not want to take the risk, there are so many horror stories. There are many of my neighbours he has caused so much stress too, honestly would avoid at all costs.

If anyone ever wanted to get in contact via Trust Pilot I would happily share my details and would show 4/5 references where this company has caused significant stress and issues and all the horrible emails recieved, be warned, avoid at all costs.

I've managed to now move on with my life and have peace from the EDSS nightmare, even though it has cost me several thousand pounds to fix.

Thank god the projects over! Late arrivals and not the best quality of work. I was glad when they didn’t finish the project so I could get in professionals! Anyone who thinks this is a fake review there are videos pictures and messages available!

I didn’t hire EDSS Construction but did meet Stefan for a quotation. The price he gave me was unreasonably high, and when I questioned it, I was told it was the “last price” with no willingness to explain or negotiate. The whole interaction felt pressuring and unprofessional, which is why I decided not to go ahead.

I also want to address the false claim made in EDSS’s recent reply to another reviewer — that I was somehow encouraged or told to post a negative review. That’s simply not true. I had my own experience and wrote about it independently. I stand by everything I said.

If this is how EDSS treats potential clients, I’m relieved I didn’t proceed further.

We recently had EDSS Construction build an extension for our home, and we couldn’t be happier with the results. From the initial consultation to the final handover, the team was professional, reliable, and transparent throughout the process.

They managed the entire project efficiently — everything was completed on schedule and within budget. The workmanship was excellent, and the attention to detail really stood out. Communication was clear at every stage, and they were always happy to answer questions or make small adjustments along the way.

The finished extension has completely transformed our space, blending seamlessly with the existing structure. We’ve had so many compliments already! I’d highly recommend EDSS Construction to anyone looking for a trustworthy and skilled team for building or renovation work.

EDSS will always shy away from the truth, this is a 100% genuine review. The response from EDSS is prefabricated and has been used multiple times before. The company has refused to engage directly which is why legal action is being taken. I would be very suspicious of any company that has a pre-written response denying accountability ready for submission.

Monies were requested (demanded) well in advance of commencement of future work for both materials and labour. Once that money was received work on the original project became so sparse and dreadful that it was no longer practical for the contractor to continue due to legal reasons. This left me with an incomplete project and tens of thousands out of pocket.

I'm so grateful to Stefan and to Elvin for fixing up my bathroom and making good on damage caused by leakage. It was a small job for them, but they were so professional and reassuring, and were attentive to every detail. Tidy, polite, professional and friendly. I have no hesitation in recommending their work.

We had a new kitchen and a bathroom refurbishment, and Stefan did a fantastic job with really great attention to detail, communication was excellent and felt reassured throughout the whole process. So pleased with the outcome. I highly recommend.

We redid our kitchen and living room and also needed to divide a room. We went on various sites to find a contractor and were obviously nervous about who we'd find. Stefan and the team were proactive, conscientious and professional. They worked with us and seemed passionate about delivering quality work. We felt very lucky to have Edss as a supplier.

I feel so lucky to have found Stefan and his team! Stefan sincerely cared about the project, wanted everything to a high standard and did the due diligence I would normally expect to do myself. He bought in all the right tradesman at the right time and managed everything, taking a huge weight off our shoulders. We agreed the price upfront and the payment in agreed instalments. Stefan was really flexible and understanding when things went wrong unexpectedly and did everything in his power to help us. He also was flexible around our living arrangements making it as easy as possible for us - for instance cleaning up all mess, sometimes changing working hours so our baby could sleep. We were grateful to have a team so considerate in our home for the extended period of time they were with us. They did carpentry, electrics, removed walls, built walls, removed and replaced floor, removed and replaced the kitchen. He was true to his word and delivered the work for the price agreed up front even when changes came about. He was available round the clock for questions and helped guide us on what to buy when we needed it. Renovating is stressful and I’m just so pleased we found the right builder for the job to make it a better experience. I wouldn’t hesitate to recommend this company.
