EMAAR PORTAL & CUSTOMER SERVICE
Maintenance collection fees portal is very slow, unprofessional and I couldn't upload my passport copy. A portal that is the worst for a company that is worth billions. Customer Service is ridiculously bad: Since 2020 I gave them my new passport copy, physically in their offices, on the application, by email...and we are in 2024 and my old passport is still on their portal. When calling the hotline, each and every time, operators are promising to fix all problems and nothing happens. I sent a complaint and I receive an email stating that my case is closed and that an agent already talked to me. Nobody talked to me. It feels as if I am in the twilight zone. This is extremely bad. The incompetence of their customer service is alarming. I dread calling them and it feels I am trapped because I own many apartments. Do something about it!

Construction work for years next to…
Construction work for years next to newly sold Villas and apartments. Sound levels are way above allowed at night and they build 24/7. Last 3 days I had 7 hours of sleep in total. Had to sleep in the car in the basement parking.
They do not follow any rules, they do not respect their customers. Their communities email is the most useless joke. They just ask Chat GPT to make an email, send that and don’t do anything.
We have water damage in an all mew building, we have most likely mold / some weird smell as well in the master bedroom.
They do not care or do anything, sent them more than 40 emails. Same reply always and nothing happens.
Furthermore the general quality is so bad it would never even be approved in any european country.
So embarrassing for the owner of Emaar, cause he is quite smart. But this… his employees are ….

The security are very rude and not helpful at all. One of our customer left our rental car in Horizon -1 creek harbor apartment 2208. The customer sent the request email for accept driver entrance allow for collect the rental car . We have get confirmation from the one of the representative 800 (+971 4 366 1688). Its already more than 1 hour still our representative dint received our car. We again call the security supervisor and requesting him for needful but he was very rude and ask to wait and cut the call on our face . We cannot rent the subject vehicle which we suppose to collect before 1 hour , even though its a loss for our company because we cannot rent this vehicle to other customer due to not allow to collect the vehicle from our customer residence and the reason is only one careless , rude , delay from the security supervisor who is in duty .

Emaar is in violation of Dubai's noise regulations and is also neglecting health and safety protocols. The organization's poor management displays a blatant disregard for residents' privacy and infringes upon their basic right to peace in their homes. In Building Al JAZ 1a 3, simultaneous construction activities are disrupting the tranquility, with ongoing work in two flats adjacent to ours on the base building. The relentless noise persists from 9:00 am to 5:00 pm, making it impossible for me, especially as a sick individual, to find respite in my own home. Moreover, my son, who is preparing for his IB exams, is unable to study amidst the constant disturbance. To cope with this dire situation, we are compelled to leave our home for extended periods every day. Despite reaching out to security, no one is willing to take responsibility for this chaotic situation. This situation is deeply troubling, and it is unacceptable that our health and safety are being jeopardized in such a manner.

The worst kind of after sales &…
The worst kind of after sales & maintenance service. The people in maintenance dept would hardly pick calls, even if they do, they won't provide any solution. Buyers are left on their own to fend for themselves.
Although Emaar would be prompt in charging you for services they might not fulfill.
Better think a dozen times before investing or shifting to any Emaar property.
The icing on the cake is their Rude behaviour. Each one of the maintenance team members fight to stay ahead of each another in terms of gobsmacked behaviour with the residents, once they shift to the property.
In totality it's absolutely useless hammering your brains after buying in Emaar.
Never ever invest with this company's townships.
BTW, I'm from India ( Gurgaon, Haryana ) & is experiencing this awfull service in Emaar Emedald Floors Premier.

Emaar disrespect for health and safety
Emaar are breaking the Dubai rules of noise levels. They are also breaking the rules of health and safety. Piling machines are operating a centimeter from my property where we are at risk should anything happen. There’s no protection provided for us. We are being completely ignored by Emaar. No response, no action. Noise level is at 100 dB exceeding the level by 50 dB. Police report has been filed, complaint with DDA has been filed. Emaar continues to ignore and disrespect their own residents. It’s appalling how this can be allowed and it’s appalling how our health and safety is put at risk.

worst customer treatment I ever experienced ever.
I am left since around 1 year with a damaged window, since handover of the property in creek rise 2. The company is putting the health and safety of their customer at risk!!! Customer service is not able to take any action, is misinformed, full of excuses and lies.
I highly recommend to get leagal support when dealing with EMAAR.

Terrible - Avoid
Emaar change rules over night without notice and have started developing on amenity / common land within developments they have sold and now manage. Anyone looking to buy in one of their developments should be wary.
They will not allow you to extend your property, unlike practically all other developers in Dubai who allow extensions.
Additionally, Emaar are the only management company that do not provide audited accounts for service charges, or issue service charge bills through the official government portal. There is no transparency on any of the costs.

I have emailed customer care on various occasions and been totally ignored. The response policy is 24h. There has been a time back in October that they haven’t answered for 10 days in a row no matter how many reminders I’d send. I had to call and urge them to reply. I have received wrong answers regarding our unit and contract. Nowadays I’ve been waiting 5 days before I had to call again and insist on WhatsApp before somebody replied. I have dealt with “robots”, not human beings… That’s how poor the customer service is and that’s how low the “care” for customers is (0% customer care, just words). It is a very urgent situation as it’s related to an early handover and we have nobody to talk to. All the agents speak from contracts when I’m asking to stick to the initial payment plan. When asking them to pass me on the contact of a superior, they don’t do that. When being told I’d be called by a superior, nobody calls me. When I complain that they haven’t answered in days and why do they state that their policy is response time 24h and there are people working 24/7, nobody replies. I feel and see that my questions are unanswered, are ignored, I’m not given clear answers at all, I’m just being told to pay before December 5th when my next installment was January 10th. I was contacted about the property inspection 2 weeks in advance considering that we had another trip planned just then and we cannot come all the way from Denmark with such short notice as we have jobs and obligations and responsibilities. EXTREMELY POOR service from all sides. We are unhappy! We have nobody to talk to. They either ignore us and don’t answer and time is ticking not in our favor or they answer “according to the contract, you have to pay the handover installment”. This is not what we need! We need a human being that can talk to us and advise us and help us and understand us. I’ve been part of such projects before, but there has always been somebody to talk to and agree on terms, changes etc. Here we are just talking to robots that have been trained to say “according to the contract” and ignore ALL our other messages, requests etc. CUSTOMER CARE AT EMAAR IS FAKE! Nobody cares for you! Interaction with customer care will receive -infinite in rating! Just as I noticed that it’s like that everywhere (google, trust pilot etc).

Horrible company to deal with
Horrible company to deal with, took more than 6.5 years to deliver my apartment- they said they will deliver in 3.5 years when I signed the purchase agreement. Yet no regards for the additional cost we incurred and they insist on collecting the full money on time and refer to the contract and say the delays were covered in the contract. They even charged service fee even for a period before than handover of the property. Even after paying the full amount and receiving the paid invoices their app said service fee not paid. Sent emails to customer care with no reply. Tried there WhatsApp and the waiting time is hours. I am totally disappointed with the company and I am seriously considering selling the apartment and never to deal with this company again.
CREEK Beach - what you're paying for is not what it seems
This is going to be a long list of the shocking experience of purchasing an EMAAR property @ CREEK BEACH - BREEZE. Let's get to the basics.
Charging service fees that were hidden till you're at the CS centre picking up keys.
Shockingly: 23.5AED per Sqft. No explanations. EXORBITANT
Fine, its because we have a BEACH Lagoon
++ That is why I chose to purchase here. the Lagoon and the views.
Layout of the 3 beds is the world’s most ridiculous: the maids bathroom / toilet is not ensuite but its right between the kitchen and storage/maids room and it opens RIGHT into the living room.
• WHO on earth designed a bathroom flowing + looking right into the living room?????????
• Not a care of aesthetics and basic common sense of layouts and making the best use of space… utter sheer ridiculousness.
• The architects need to go back to school
I have logged in many many calls & emails to Emaar and the community: however, NO clear solutions or answers and their timeliness is upsetting.
1. Renovations: took 1 mth for them to approve a permit which had to be PAID for. To do work in my own and OWNED apt. Painful process + paying for not being able to get a technical drawing for my apt
2. Moved in: only the service elevator works. They have chosen to lock the use of the good elevator. 2 mths in: I think finally now both elevators are functioning. Not holding my breath. It took over 8 reports to security and emrill to get this fixed. Their answer was always : elevator is being looked into and fixed
3. No trash/garbage cans in the parking areas. Had to write and call this in.. it took them 1.5 months to put in garbage cans inside the parking lots
However, meanwhile Emaar has spent a lot of our service fees on the sidewalks and they all have garbage and recycling bins every 3 meters or so! Great landscaping of plants.
WHEN NO ONE HAS EVEN MOVED INTO the area.
There is NO recycling facilty in the building. It is 2023: they didn’t think of building the garbage rooms to have recycling boxes??
4. ENTRANCE: THERE is NO entrance for buildings 2+3. And literally: NO front main lobby area or concierge. One has to go to Building 1, ask to get to building to .. maze around the outdoor pool area to a small 1 glass doorway – with NO SIGNAGE to get to Building 2.
Is this the dumbest design or structure -urban planners were obviously not sourced quality designers or their architects forgot to design in entrances for the 2 other buildings.
5, Balconies: doors have no ledge/lip or slope: water and dust backflows right into the apartment! Balcony floors aren’t levelled correctly as water pools in corners for 1-2 days as there is no slope to the drainage!
6. Why still build buildings that don’t have OPENING WINDOWS??? 3 small windows that don’t open and 1 room that has no windows
All the CREEK BEACH and Dubai Creek Harbour buildings – many have gorgeous views, Emaar just couldn’t design floor to ceiling – wall to wall windows. They put in random pillars in between and blocks and ruins the views
Common sense was not applied unfortunately nor a care for the people that will live IN the buildings
Emaar utilizes our high service fees for the EXTERNAL facades and landscaping.
7. Roads; one way in and one way out.. traffic is already bad going onto the DCH island side. Emaar didn’t learn from downtown and other areas. They had an opportunity here to DO better, yet we are in the one way roads having to go all the way down and around to get back anywhere in the area.
8. Biggest shocker: the CREEK Beach selling point was the beach lagoon: we were all sold that we would have access to this beach lagoon.. and only for Creek beach residents.
Only to find out last week: RESIDENTS are not allowed to use it. Its for the VIDA hotel guests and we learned that possibly it would open up to residents but we have to PAY for it!!!
BLINDED by Emaar’s new change of heart to now charge residents a fee to use the lagoon pool (which was part of the service fee we are paying) and sold on when we bought the apartments.
Is this misrepresentation of a sale and inclusiveness of what we bought into? YES.
Emaar has not sent out anything in writing and we are getting different storylines from Emaar reps from the call centre.
BUYER BEWARE: Emaar was known for them being a qualitative developer back in the 2000s and early teens.. not anymore. They have good locations: quality, design, urban planning is now horrific and hugely disappointing. Going cheap on resources and material has lost its luster in quality.
Super disappointed. Best to go with the likes of the boutique developers like Ellington + Select Grp.
The community management is so bad
The community management is so bad - they do not send notifications for any rectifications to be done but then they claim (no proof) that there is the 2nd warning, so comes with a thousand dirhams fine - even though you tell that this is the 1st notification received they claim they see in the system that it is 2nd. When you ask to forward the 1st notification they tell they can't as it was a system generated message!

I had terrible experience with EMAAR as regards after sale service.Me and my family has bought many apartments from EMAAR and we didn’t face such issues before.The apartment I bought has many problems as regards ceiling and AC leakage before handover and this made delay of handover for more than 3 months as EMAAR told me they will delay the handover because they discovered many problems as regards the contractor work in the ceiling and AC.After long time,handover was done after they told me everything is ok now and no need to worry about it.1 year after the handover,the ceiling became damaged again with moulds on it and AC leakage as well from the bathroom and i keep calling the customer service of EMAAR to send their maintenance to check this and fix it but they were always replying that the property is now out of warranty and they cannot do anything about it.I explained to them that these problems were already existing in the apartment before handover and they recured again because they were not fixed properly from the beginning,but they keep not taking any action.I am very upset from such experience and the response of EMAAR although me and the family are loyal customers for EMAAR and we have dealt before with them many times.But this sad experience will make us change our mind for sure and not deal with them in the future.

I purchased an appartment at Forte tower back on Dec. 2015, the handover supposed to be on Dec. 2019. Unfortunately till today I didn't receive, it seem this will never happen. They keep promising. As per their lastet updated, the orientation tentatively will be by End of Dec. 2023, so the handover over take another year.
I never expected this from huge developer like Emaar.

I am beyond appalled by the horrible customer care of EMAAR towards its residents in Creek Harbour. Allowing noisy construction works to take place at night when the construction site is merely less than 20 meters away from the occupied building is beyond my comprehension. The worst attitude ever and in my opinion management of the company should be really ashamed of being so anti-customer. You call them, they apologise, promise that it will not repeat itself and the next night yet another cycle of torture. I so sincerely can not recommend EMAAR any
longer as a good developer and worthy community. My absolute sincere disrespect to the management of the company for allowing and approving such activities to take place at night and not caring even a slightest bit what it feels for the residents staying at the building next to the site.

I have bought a unit from them in Forte Tower Downtown, and this was back in 2017 and the property was due for completion by Dec 2019.
Fast forward today, July 2023, and that property is still not handed over and getting delayed more and more, I have been promised 6 times with Handover Dates and they have not been able to commit to any of them ! My money has been stuck with them since 2017, and until today I haven’t received anything from them !!! They have frustrated me and they continue to Lie !
