Bought a house in Haarlem

We decided to buy the house after 2 years in the Netherlands. We had no experience with buying property here so we wanted to cooperate with someone who would navigate us through this new challenge. Despite the challenging search in Haarlem Anastasya helped us to stay optimistic. Anastasya and her team always reacted vey quickly to our questions related to the property documents review, bidding sum suggestions sometimes working after work hours, early in the mornings and during the weekends. We are happy with our cooperation and would recommend Expat Gate to those who are currently looking for the new homes.

My experience with Expat Gate Agency

I had an incredible experience with Expat Gate especially with Luba Fedunova, while purchasing an apartment in Amsterdam. From the very beginning, their team was professional, knowledgeable, and incredibly supportive at every stage of the process.

I spend several monthes trying to search for appartment by my own, unluckily my experience wasnt successful. I heard about this agency, and positive feedback from collegues, so decide to try.

They provided expert advice on the local market, guided me through each step of the buying process, and were always available to answer my questions.
Even when challenges arose or I felt uncertain, they encouraged me to continue searching, keeping me motivated and confident that we’d find the perfect place—and we did!

Professional help and personal support in every step

It was lucky to find Expat Gate and pass this way of buying a new home with them! We was from those who don't know country well, so research Anastasia offered as starting point was extremely helpful for us, narrowing down geography of future search. We even viewed one of the houses from research, it was practically useful. We worked with Ksenia and she put a lot of personal passion to help us, even telling where nearest Russian/Polish shops we may need are located 😉. Expat Gate team was collaborative and attached the viewing I highlighted I need them at. They also organized for us second viewing after agreement vas made, so we started preparation for movement in advance and saved a lot of time. At at the end it was smooth process of singing the documents! I wasn't to highlight that in each of the steps it's good idea to articulate your concerns and worries to Expat Gate team at least they are aware. And they good in adopting their interaction method to each of the clients.

Great experience with Expat Gate - Highly Recommend!

We started looking for a home in June 2024, then took a break from mid-July to mid-August. When we picked it back up, within about two weeks in August, we found an amazing apartment in Utrecht. From day one, I felt like I was being listened to, and they really took into account my needs, my style, and what I was looking for.

One thing I really appreciated was how they balanced showing me different options. Sometimes I’d see an apartment and feel like it was within reach, but the agent would tell me that we probably wouldn’t win it. At first, that made me feel like I was being limited, but in hindsight, I realize it saved me a lot of energy. If we had gone after every apartment that seemed just out of reach, I would have burned out quickly. Instead, they let me explore some of those options but kept me focused on what was both right for me and realistically achievable. It was a great balance between trying things out and saving my energy for the right place.

What really helped was how they quickly narrowed down the search to about five cities. This focus took away the anxiety of feeling like I had to explore every possible option. Instead of worrying about missing out, I could focus on the areas that really suited me, which made the whole process much less stressful.

I also have to say that Olga, who accompanied me on many of the viewings, is amazing. She’s honestly the jewel of Expat Gate—so kind, supportive, and genuinely invested in helping me find the right place. I felt like I was a priority, and even though the process can be stressful, her warmth made it feel comfortable, almost like a family atmosphere.

Another thing I appreciated was how they never pushed me into making rushed decisions. We even walked away from a couple of apartments we were ready to place a bid on. I used to think maybe I shouldn’t let go of those opportunities, but Olga and Anastasia always gave me really solid reasons to wait or reconsider, and it never felt like it was based on emotions—it was always well thought out. They reminded me that a home isn’t just about ticking all the boxes rationally; it also has to feel right emotionally. And that was really important advice, especially with how competitive the housing market is right now.

I like that Expat Gate handled the entire bidding process. All I had to do was say, “Yes, I like this apartment, let’s place a bid,” and they took care of everything else (incl. valuation). They would just update me with the result, which really took the pressure off and made the whole experience much easier.

In the end, we found an apartment that I absolutely love—it’s perfect for me, even better than I expected. The neighborhood is great, and I’m so happy with the decision. I’m really glad we waited and didn’t settle for something that didn’t feel quite right.

Olga was also incredible throughout the process. She was always in touch, even on weekends when things were urgent, and I could always count on her to explain things clearly. Olga especially went the extra mile during negotiations—there was even an issue with some broken tiles in the apartment, and she made sure they were replaced by a good company before I moved in, down to getting all the documentation sorted.

In the end, looking back, I wouldn’t change a thing. I’d 100% choose Expat Gate again. As someone who’s only been living in the Netherlands for two years, I didn’t know the housing market well, but they really guided me through it all. Even small things, like explaining how building standards have changed over time here, were so helpful.

So, huge thanks to Olga, Anastasia, and the whole Expat Gate team. I really couldn’t have done it good without them, and I’d recommend them to anyone looking for a home in the Netherlands!

Fair feedback

This spring, we decided to buy a property in the Netherlands. Despite living here for over six years, we wanted professional support to navigate the process smoothly and avoid pitfalls. We found Anastasia through the ExpatGate Instagram page and decided to give it a try. Unfortunately, our experience was deeply disappointing. Here’s why:

Pre-Purchase Research:

Upon signing the contract for a full service package, we were required to pay €650 for mandatory pre-purchase research. The content of this research was basic, containing generic information about energy labels and superficial descriptions of cities like "nice city with parks." It might be useful for someone new to the country, but for us, it added no value. After receiving the report, we asked how the search for houses would proceed. Anastasia told us, "You need to search yourself on Funda to master your skill of searching." We didn’t understand why we needed this "skill" when we hired a professional to assist us.

House Visits:

Despite the lack of guidance, we managed to find a house we liked just one or two weeks after signing the agreement. During the first visit, the seller's agent mentioned we could come again before making an offer. We informed Anastasia and asked her to join, as per our agreement which stated that house viewings were part of her service. She responded, "Do you like the house? If yes, there is no need—I saw the photos on Funda." This response was disheartening, especially as a professional evaluation was part of the reason we hired her.

Bidding and Valuation:

The bidding process was informal since the sellers wanted to close quickly and would accept a good offer from the first few buyers. During our initial meeting with Anastasia, we made it clear we could only buy if the bank fully covered the bidding price (asking price plus any overbid). We relied on her for advice, and she suggested offering 7% above the asking price—€25,000 more—claiming this was realistic and would be supported by the taxation evaluation. We questioned this and suggested a lower offer, but she said we’ll probably loose. In the end, we chose to lower our bid by €10,000, and we still won the house. Later, the taxation evaluation of the house was €15,000 less than what Anastasia had estimated. This misjudgment could have cost us a significant amount if we would agree to the bidding advice we received.

Contract Issues:

The purchase contract included a section called "Lijst van zaken," listing items that would remain in the house. Anastasia initially said this section was filled out incorrectly and advised us not to sign, calling it "deeply unprofessional" and even implying the sellers might be trying to scam us. This led to 1.5 weeks of stressful back-and-forth communications. Eventually, the seller's agent explained that the form was standard, and suddenly Anastasia changed her position, saying, "You can sign the contract, everything is great," and dismissing our concerns as "being picky about formalities." For someone with years of experience, this lack of understanding was surprising and frustrating.

Final Payment:

Before our appointment with the notary, we were required to make the second and final payment for Anastasia's services. The fee listed in the notarial invoice was €650 higher than what was stated in our signed contract. When we raised this, she admitted her assistant had made a mistake in our agreement but said the correct price was on her website. She also mentioned that other clients chose "not to take advantage of this mistake," implying we were being unfair. We found this deeply unprofessional. The only legally binding document was the service agreement we had both signed, and trying to guilt us into paying extra felt manipulative.

Conclusion:

While Anastasia did fulfill some parts of her role, our overall experience was far below expectations. We felt misled, undervalued, and at times outright ignored. If we had the chance to do things differently, we certainly would. We hope this review helps others make an informed decision when choosing professional assistance for such an important process.

While you may have been familiar with some aspects, my goal was to ensure all clients, regardless of their familiarity with the country, are well-informed. As for the Funda search, I believe empowering clients to navigate the platform helps them become confident decision-makers in the competitive housing market, which ultimately works in their favor.
Don't forget at least 10 carefully picked houses, ready for viewings, which are always incuded in the research.

House Visits: I regret that my response regarding the second visit was misunderstood. My evaluation based on the listing and available information was meant to save time and effort, as I had already assessed the property thoroughly. However, I understand that my intention to streamline the process could have come across differently, and I apologize for any confusion.

Bidding and Valuation: The advice I provided regarding the bidding process was based on my understanding of the current market conditions at that time. While I recommended a competitive bid to ensure your offer stood out, I fully respected your decision to go with a lower bid, and I am glad you were successful. Variations in valuation are common, especially in such a dynamic market, but I regret if the difference caused concern.

Contract Issues: The concerns I raised regarding the "Lijst van zaken" were based on the information provided at that stage. My primary focus was to protect your interests and ensure clarity before moving forward. Once the necessary clarifications were made, I encouraged signing, as there was no longer any risk to your position. My advice was in line with standard practice, and my shift in recommendation followed the resolution of the identified issues.

Final Payment: Regarding the discrepancy in the final payment, this was an administrative error that I immediately addressed upon discovering it. I was transparent about the mistake and followed up with a solution. At no point did I intend to pressure you, and I respect your decision regarding the contract terms.

In conclusion, I approached every step of this process with your best interests in mind, and I stand by the professionalism and thoroughness of the services I provided. While I regret that our collaboration did not meet your expectations, I am confident that the advice and support I offered were tailored to protect and guide you through a complex housing market.

During some of our most challenging…

During some of our most challenging times, we were fortunate enough to meet Anastasia, who helped us navigate through numerous difficulties! Now, as we sit in our cozy and spacious home, we are immensely grateful to write this review for our wonderful agent.

From the start, Anastasia devoted a lot of time to answering all of our 1,000 questions! She personally visited us to inspect the location and to get acquainted. Throughout our collaboration, we maintained a friendly atmosphere, and even in stressful, emotional situations, Anastasia responded adeptly and offered effective advice. She thoroughly explained the intricacies of the Dutch market to us, and then helped us develop a strategic plan that guided us towards our goal. Of course, we constantly added our own wishes and made adjustments, but Anastasia knows how "our" people think and impressively endured our many requests 😂

My partner and I spent about two years searching for our dream home on our own. Realizing at a certain point that this process wasn't progressing, we decided to turn to a real estate agent. First of all, I would like to note Anastasia’s attitude and constant attentiveness during the process. I didn’t have to ask for an update every time; they were given automatically and on time. The second thing that undoubtedly became the decisive factor was going to the local area, since it was difficult for us to navigate outside of Amsterdam and previous experience worked out that life outside the city is not so comfortable. In general, Anastasia broke several of my stereotypes about buying a house - one of them was the expediency of buying a new property, the second was how to combine the countryside and office work in Amsterdam.
Due to a confluence of factors, adjusting expectations and the constant support of Anastasia and a financial advisor, we very quickly purchased a house in a wonderful area near Lake Twiske. From the conclusion of the contract with Anastasia to the signing of the agreement of intent to purchase, 2 weeks passed. I could not dream of this even in my wildest assumptions.

My husband and I were puzzled about buying an apartment on mortgage after living in a rented apartment in the Netherlands for a year. In the long term, owning our own home seemed more advantageous.

We had recently moved to a new country, were unfamiliar with the nuances of the market and the specifics of the legal component. We decided to turn to brokers.

We do not regret at all that we chose Expat Gate, because it was a personal warm approach from the very first contact! The process went smoothly for us without any problems or difficulties. Everything was transparent during the selection, viewings, and closing of the deal.

They also helped us choose a mortgage advisor. This turned out to be the right decision, as all the mortgage issues were resolved faster. Anastasia and her team were always available for any questions in the shortest possible time, provided us with a detailed report-statistics on the chosen location, districts, and features of the apartments in our price range, explaining why it is worth investing in housing or why not.

Anastasia offered options that completely met our criteria. Moreover, she personally came to the apartment acceptance and the deal with the notary.

We would like to express our great gratitude to Anastasia and her team for their work! And definitely recommend Expat Gate to anyone who is unsure about choosing a broker.
