This management company is very…bad
This management company is very unprofessional. They rarely respond to any requests or actually complete service requests. It is hard to actually speak to them. They tell the board they are working hard and placate them -- but for the masses ZIP. I wish there was a zero rating.

If your Association is looking for actual "Management" FS Residential is not your company. #Path of Least Resistance They will automatically defer to the Board even when their input is warranted.
If your Association is looking for actual Management meaning providing value and knowledge to the Homeowner's Association this is not the Company. You will get months if not years of unanswered basic questions and "Who's On Third" type of Management "style". Even when Board members have exhibited behavior that needs addressing, they have recommended that the VERY Board govern themselves. Truly outrageous. You WILL find the path of least resistance with FS Residential. In my expert opinion this is a glorified Accounts Receivable organization.
NO Accountability - Lacks Professionalism
My recent encounter with FirstService Residential, spanning over five decades of dealing with various companies, has been nothing short of a nightmare. Regrettably, their account manager Barry's unprofessional conduct left a lasting negative impression. Finding alternative assistance within the company proved futile, further highlighting their lack of professionalism.
In my interactions with FirstService Residential, I was astounded by Barry's lack of integrity and basic courtesy. As a customer, I expected a certain level of respect and professionalism, which was sorely lacking in my exchanges with him.
Attempting to resolve my concerns with FirstService Residential proved to be a frustrating endeavor. The company's unresponsiveness and absence of accessible channels for customer grievances exacerbated my dissatisfaction. This lack of accountability within the organization reflects poorly on their ability to manage residential properties effectively.
Overall, my experience with FirstService Residential has been disheartening. Barry's unprofessional behavior and the company's failure to address customer concerns leave much to be desired. I hope that FirstService Residential takes these criticisms constructively and works towards a more professional and customer-centric approach in the future.
Abhorrent company
Absolutely the worst organization I’ve ever dealt with. Site managers are rude, condescending and sarcastic. Never take the residents at their word and take over a year to fix general maintenance issues. Would give them a zero if I could.

They have a Karen driving around handing out ridiculous violations when the grass is cut once a week and in the summer months of 100 degree weather and water restrictions they expect the home owners to keep their grass green completely!!! While the from of our neighborhood has dead trees plants and overgrown grass and WEEDS !!!!!!!
In seven years I never received a violation for pettiness of the kind Karen who works for the HOA taking pictures of nothing unusually to fine you!!

This is worst management company I have ever seen. I live at 2016 Main Condominiums. This is a 26 story high-rise with over 350 units and one functioning elevator. We have had one elevator broken for over 2 months and the other elevators break down everyday. This management company is useless. Kendall, the concierge, is amazing in his willingness to go the extra steps to make sure I have everything I need to park and get items into my friend's place. Stephanie, the housekeeper, is so amazingly sweet and sincere. She remembers me after only seeing me a couple of times.

FSR hides behind nuance and changes position with the wind. I have autopay set to "pay full amount" in the awful clickpay portal for all dues and assessments. Yet, it doesn't autopay the full amount of the special assessment on time so I get charged a Reminder Collection Fee, a Late Fee, and Interest all before ever even receiving a notice that the autopay didn't attempt payment. Call customer service and all appears to be resolved only for the local manager to change course and pretend they can do nothing. Do better.
Renter beware
I've rented in Aqua in Airdrie for 5 years. This year by June 10 2023 no gravel pick up in underground or parking lot, no window cleaning, cutting but not watering grass and trees, no repair on ceiling collapse in April. They are in violation of the landlord and tenant act and may face legal consequences. Renter beware.

My name is Tamila Jervalidze and we recently held an event at the Renaissance clubhouse in Manchester, NJ. I am writing on behalf of our organization and we would like to acknowledge Cara Van Woudenberg who is the Lifestyle director at this location. Her guidance and support led to a very successful event. Her assistance with the event was greatly appreciated and her extra effort did not go unnoticed. Cara is a very kind and patient person and she was very easy to work throughout the whole event.
We would also like to extend a heartfelt thank you to all the residents at the Renaissance who attended our event. Their presence and participation helped to make it a memorable and engaging experience. We hope the residents found the event informative and enjoyable. We hope that they gained valuable insight on our Georgian culture through the food, wine, and entertainment we provided at this event. We hope to have more events in the future and continue to educate people about the Georgian culture and lifestyle.

Never hire this company
Too bad I can’t give zero stars. This company over charges for their services. Offers their preferred subcontractors which they mark up do the homeowners pay premium for services. Last straw for me was that they would not provide us the cost to transfer our condo certificate prior to our accepting an offer now the difference is $5000!

FSR - THINK TWICE BEFORE YOU HIRE
FSR was hired to managed our community, Villages at Rancho El Dorado. They did a very poor job. They rarely had anyone in the office to be the Community Manager and the when they did, they allowed their CM to be berated by several Board of Directors. One CM even had to seek psychological intervention. There was a revolving door for ACM because they were handling all the issues that came into the office. The regional Manager, Kirk Krowikowski, were contacted numerous times by a group of concerned citizens, even via ZOOM. He took notes but did not follow through on any of them. From a financial point, they collected their fees but did not come close to complying with their contract. I would caution any HOA to think very hard, check with other HOA's that have fired them and why.
Parking
Ok first of all if I can give this terrible company zero's I would I have lived at my property for 16 years yes, I'm a home owner. I have called management Raina & Jazmine Monzon about the neighbors who are 2 people only, they park 2 of there cars open space across the street that's not the problem I'm having the problem is they never park in there drive way or in the front of there house WHY? I have called the HOA First Residential several times and have got NOTHING. Jazmine said they are in compliance? Really Proof? My husband works from home and never sees one car in front of there house and no car in the drive way both across the street. with an open spot either in front of there house or the drive way????? Jazmine sent me an email stating something about an rental sign ? Not even the topic. Jazmine didn't even read the email I email sent. RENTAL SIGN ? TERRIBLE COMPANY

The customer service is awful
The customer service is awful, especially if your HOA chooses the package for 24-48 hr response. they take it seriously and respond - sometimes. Sometimes they don’t respond at all. And we were in a luxury condomium. i am sure they will bring the community’s vision DOWN. NOT “best in class”, not even GOOD.
