Stay away from First Service Residential. They don't care. Paris this lady was a lier told me l was a great cleaner which that was a act and l try reaching out for help from her and never receive any help. She has no heart of helping anyone but her self . There is micheal the property manager who show his true colors. l thought he was a nice guy but l was wrongt all he does is talk and never helps when u ask too. when l was there he said the other company well help me but it was lie, saying the board members did not want us that's not true l don't believe that. lts Micheal he did not want us. He wanted to keep his own kind. They r hiding lots of things that they won't tell us the truth. Trust me they lie and treat u like crap..This company well get Karna back at them. Unethical and incompetent
Unethical and incompetent. FSR has a proven history of harassing residents that report issue snd/or expose illegal activities. They destroy the quality of the buildings they run. Property mangers and supers lie, gaslight and bully residents. Doorman are involved in illegal parking violations eg accepting bribes from residents to avoid alternate side parking laws. They do not get competitive bids for services and as a result residents are over charged for poor quality eg lobby closet door for $14k that is uneven and doesn’t match. Or the lobby couch that disappeared and the property manager says they’re trying to locate it. The super illegally rides his bike in the hallways. And harasses the staff. FSR was kicked out of at least 2 buildings last year for poor service. Do yourself a favor avoid any FSR run buildings
Insane document handling fees for home closings
We have dealt with this company for three neighborhoods, including having served on a board that used this company as property management, and now our most recent experience with FirstService managing our HOA. I would never hire them to manage properties for me based on the most recent HOA experience. They go through admin employees like water, and always pass the buck onto the next person when you have a question. Tickets for maintenance would be left open for weeks, and approvals for construction (even just a play structure being added to a yard) took months with no response (we just built anyway). The staff are nearly incapable. What really gets my blood boiling is that they have charged us $920 in the last two months just to get digital documents sent to our closing company regarding the recent sale for a home in Minnesota that uses them to manage the HOA-- Docs that contain info that is already public about the HOA, including bylaws, and dues. These are outrageous fees for digital downloads of files they already have, as part of the fees we already pay for them to operate our HOA. Calling or emailing to discuss the matter will get you nowhere. They will direct you to the only option, which is to pay these enormous fees on their website, where you cannot control what individual docs you will receive, so if you only need one-- you have to pay for all of them or you cannot close on your house. Our particular HOA is run by two HOA boards, so the fees then automatically doubled on FirstService's website, and they would not allow us to choose one or the other-- had to buy both sets of docs. Then, as if that were not enough, they charged us another $120 for a one page doc stating NO FEES DUE at closing... $120 to state there is a zero balance. The irony and stupidity of this alone, that you would pay a fee to show that you owe zero fees, but especially after we'd already paid over $800 for the "full" disclosure closing packet last month. They needed another $120?? What a shame. This experience would prevent me from ever buying a home with an HOA run by FirstService ever again. This is essentially an HOA buy-out, whether they intended that or not-- and they did not disclose these fees to us at any point before we agreed to become a member of the HOA. This is a dirty way to make money off of people.

Worst property management company ever! We have had them for 5 months and discovered 20 of our bills that have been paid late and we have been charged late fees and they refuse to acknowledge it and reimburse use for their mistake!

This company does not care about condo owners. You are on your own if there is a problem. I requested the correct key to a new mailbox after our mailbox was vandalized. The latest key given to me by the association manager did not work. I was told to call a locksmith. Service is not friendly or solution-oriented.

I lived at Grant Park and FirstService took over as property management a few years ago. Grant Park was a luxury building and sadly no longer is. The carpet is torn and could be repaired but not. GP had beautiful flowers and landscaping - 1st service removed the flowers and shrubs and replaced with plain black dirt. Torn chairs in the party room. They would rather have the HOA have a captial expenditure rather than repair the items. Sad Sad Sad

No wonder this HOA reviews are in the toilet.
I am with so much regrets and miserable being in this unreachable community HOA. They sent you one-way email. When you sent/reply them email, they never respond you. When you call them over the phone, it went to someone to leave a message to schedule a call with them. And have to wait for a week for them to schedule for a call. Over a week, still no one call. When I called again, I was told that they have not scheduled yet. W-T-F are they? Seriously!!
No action for more than six months after customer's request to fix an issue
Requested to remove a bee hive in front of our house. FSR kept on agreeing to remove but never removed it. Now its active again and becoming a problem for the tenants living closeby.
FSR did not provide a reason for not removing it and keep promising to remove it. No schedule, no firm dates come from them.

3. **Misleading Information:** Employees might not get the right training on handling customer payments and could get in trouble for doing things by the book. These issues show a serious lack of integrity and honesty at FirstService Residential HOA.
Conclusion: I strongly recommend being cautious about getting involved with this company until they fix these problems and start being more transparent and fair. Look for places that treat both customers and employees better. Your well-being and trust matter.
Mismanaged a major building project
They manage a Tower Condo in Tampa and mismanaged an expensive paint job at nearly $1M, in conjunction with an Engineer that the board hired to oversee the paint project. Resident and common property damage resulted that the paint company got away with and all allowed. Nice on site manager but regional representative lost respect for how problems were handled.

They looked after one of our properties for 10 years. We trusted them to care for it so never visited the unit. When we took it over to manage ourselves, it was filthy, covered up damage, poor paint job, chipped stone counters, leaky faucet that damaged the cabinet, the kitchen cabinets were chipped in several places.
I sent emails and phoned several times to speak to them about this and received the silent treatment each time. A very unpleasant experience and costly for us. They basically lied about the care for the unit and hid from us when it was time to be accountable. Two months of renovation work and it is near completed.
Do not permit this company to care for your property in any way!
