We had a great experience with this agent initially, but unfortunately everything changed once we moved in.
The property was handed over in the same condition as when we viewed it, despite being assured that issues would be fixed beforehand. There was damp and mould on the walls and ceilings, and the garden and shed areas were left untidy. Overall, the house was not in a reasonable condition to move into.
We raised these concerns during the viewing and again on move-in day, but over six weeks later nothing has been resolved. We’ve been passed from one person to another, told the issue is “being looked into,” and that the landlord has been contacted—but we’ve received no clear updates or action plan.
Communication has been very poor. Emails are ignored and calls go unanswered.
If the property was inspected before handover, it raises serious concerns about the standards this agency claims to maintain.
Very disappointing experience, and we are still waiting for a resolution. I would strongly advise others to thoroughly check everything before moving in.
Poor aftercare too when reporting issues and take forever to resolve issues.

I let my property through Gibbs and after 4 years , I was very disappointed by the overal performance of the company , specially since the Roman estate agents took over the accounts , I had to chase up the accounts for rent arrears .they lost my duplicate keys there were holding ,
Try to avoid this agent they has caused me so much trouble by switching my supplier when my contract as landlord was expired June 2025 and they have switched my energy supplier after 7 months when my contract based on rent collection not to mention charging me over £4,400pm pa for 2 years fees taken without any explanation with their confused statements made in purposes so to confuse the landlord with invoices for example I was charged for pay guarantee each month for 2 years when tenants used to pay 6 months in advance only found when done my taxes and I was charged 4,400pm just for rent collection.
Not to mention the trouble they caused my tenants for demanding more fees for any documents even if name or small amendment in contract .
Ealing branch acted on my sale and they are the worse apart from the girls they’re hard working and polite! but the manger he just give a big talk just to make you sign the contract then you would never be able to speak to him or even reply to your emails , they also charged me over £90 for id checks this is the only agent I ever dealt with Ealing charging for ID checks not to mention failed to sale my flat for lack of experience of how to speak to the buyers !
My main concern is this they have yon can switched my energy supplier without my permission ?! when my contract was months expired and they were never managing my property!!! This is illegal and I will take legal action against it .
Please be aware of this agent specially Ealing Broadway branch I don’t think they’re professional enough also not to forget been disrespectful, you would visit their office and you would see the people whom you dealt with pretending to be polite and friendly when they do business with you when they visit your property once out they’re completely strangers that’s ok I don’t care less but not when you visit their office, this is complete rudeness! Not surprised that’s just show how they’re not professional enough !

VERY bad experience with, what I thought, was a very good company. The experience with dealing with their branch in pitshanger lane, ealing broadway had been quite ok. But the tenant in my flat seems to have been taken on without doing any checks, taking copies of id, permanent address, or guarantor, to the extent her contract had been renewed a number of times and yet none of this info was taken and checked on. I have had a number of discussions with the latest lettings manager KARAM (who proved to be very helpful in providing numerous bits of information requested by the solicitor), who was unable to provide the latest info because he doesn't have it. How can the lease be renewed without proper checks. THIS is NEGLIGENCE AND CORRUPTION OF THE HIGHEST and should be investigated. This after confidence is gained from me, by the previous lettings manager, of being "A FELLOW LANDLORD", "EMPATHY" and all that just to get the landlord to feel of being treated properly and with respect. IT'S all just ONE BIG LIE !!! I have been with this agency for a very long time……. Almost 10years. Money was taken for a check-in/out report yet none has been produced yet !

The one star sticks in my throat. The team at Uxbridge are less than useless and are overpaid for doing sweet nothing. Let us down at every turn as landlords. I recommend Andrew’s instead, they seem to be more than capable of doing what they’re paid to do

We both sold our flat and bought our house through Gibbs Gillespie and we were quite disappointed with the service both times.
Our flat sale was clearly not a priority to them and they struggled to organise any viewings without dropping the price significantly since their initial valuation. The communication was poor and gave our keys to a surveyor without our permission who turned up while we were in bed one Saturday morning.
When we put in an offer on our house, we only did so because they assured us there was only one person in the chain above and that the sellers had completed all the paperwork and all it would be waiting on was our solicitor to do the checks. This turned out to be a complete fabrication, the chain was a lot longer than we were led to believe and we were waiting a further 10 weeks months after we in a position to exchange until we finally completed. We were staying in temporary accommodation during this period and their customer service was extremely poor throughout this process with no sympathy regarding the fact they had effectively left us homeless for several months.
Wouldn't recommend this agent.

I had a very disappointing experience with this agency.
I paid a holding deposit and provided all requested documentation, including full and accurate details of my income. Despite this, my application was declined following affordability checks. While I understand that referencing decisions can vary, the issue arose when I requested the return of my holding deposit.
I was initially informed that the deposit would be refunded, but despite this confirmation, the funds were not returned within the required timeframe. I have since had to chase repeatedly, which has been both frustrating and time-consuming.
Based on my understanding of the Tenant Fees Act 2019, holding deposits must be refunded within 7 days if the landlord decides not to proceed, provided all information supplied was accurate. In my case, I acted in good faith throughout, yet, after one and a half month, the process has not been handled accordingly.
Overall, the communication and handling of this matter have been poor. I would advise others to be cautious and ensure they are fully aware of their rights before proceeding or STAY AWAY!
I hope the agency improves its processes and adheres more closely to its legal obligations in the future.

It was never going to be an easy sale as the property was going on the market as a probate property. As none of us live close by, we approached several estate agents for evaluation and advice, but settled on Gibbs Gillespie after an impressive conversation held with Nick Walker, who offered sound advice and an outstanding knowledge of the housing market in the area. In addition he was approachable and we felt that he was someone we could have rapport with.
The property sold relatively quickly but we still had to navigate our way through the probate pathway, which proved to be exceedingly difficult.
during the 18 months it took for this process to be achieved, Nick was always on hand with advice and updating us on the buyers thoughts. When the water was muddied by the length of time taken gaining probate, he was calm and reassuring.
We are delighted say that the sale finally went through this month, with our original buyer!
This is testament to the patience and integrity of Nick, and we would have no hesitation in recommending him personally (or indeed Gibson Gillespie) especially if you have a difficult sale, or even one more straightforward!!

I am very disappointed with my experience with Gibbs Gillespie.
Following the end of my tenancy, there was a significant and unnecessary delay in returning my deposit. Despite multiple follow-ups, communication was slow and caused avoidable inconvenience.
Additionally, there were attempts to attribute various issues to me that were not my responsibility, which felt unjustified and appeared to be an effort to make unwarranted deductions.
Overall, this experience was frustrating, and I would advise others to proceed with caution.

Sales team specifically Mateusz and Aqib were very supportive and compassionate (there were moments…). They are calm and friendly while efficient and professional. They helped us with our purchase above and beyond. They are honest and don’t use «pushy» tactics. Definitely recommend!
I wish I could rate this company zero. I heard a lot about this company and hence I choose this letting agent over others. I had horrible experience with all my property managers. They changed three times in one year tenancy. I and my tenant both complained about mis communications. I was given incorrect advice multiple times. Tenant leave dates was agreed without land lady made aware at timely manner. Regular property inspection which was promised was not done correctly and I found a wall with mould when tenant was leaving. I was then advise to deduct money from the tenant’s deposit. There was damages to the property, tenant left the rubbish in the property all this was not added on to inventory check out and when this was raised I was again told to go to the small claim court. Why do I need this if agent was supposed to regularly inspect the property and also supposed to be doing the inventory check in check out. I personally feel a good relationship with the property manager with both land lady and tenant would have definitely help. This was my first property I rented out using agent and hence a good support and guide would have helped.
