As renters of over 5 years with many different agencies and no issues whatsoever - we have never had such a poor experience than with Goodchilds.
They were never the most helpful during our time as tenants, however the issues we faced during our End of Tenancy were horrendous.
It’s like they do everything in their power to make what should be a simple process, as hard as possible.
Without delving into every detail, they unfairly withheld our deposit money as mentioned in previous reviews due to “council tax” which we PAID, as confirmed by Stoke on Trent Council, and met us with nothing but unprofessional and unreasonable responses, particularly from Bradley (Stoke on Trent branch) who really doesn’t care about providing good customer service to say the least.
Honestly to any renters out there, it’s not worth it! Do some more digging and go with someone else, learn from our experience as we would never reccomend them to anybody and are glad to be away from them.

Bad management of my property as a landlord
I entrusted Goodchilds with a brand-new property to manage. After two years, I noticed they were not properly maintaining the property. I instructed them to evict the tenant, and that's when the problems began.
The tenant had caused significant damage, including burning the cooker hood in a fire, cracking the glass on my French door, and breaking the cooker knob, which led to a gas leak. Repairs cost me over £350, and the total damage exceeds £1,000.
Despite charging 14% of my monthly rent, the agency has been completely unhelpful and refuses to take responsibility for the damages, they are asking me to sue the tenant who they provided for me instead. I would not recommend their services – I could manage my property far better on my own.
An absolute disgrace!
The review is about the Goodchilds branch in Brown hills! This estate agent is an absolute disgrace: zero integrity and they just lie, lie and lie some more - especially Rebecca the lettings manager. Rang them to ask for a viewing of a rental property the moment a suitable rental property in Aldridge came onto their books. Was told the property "wasn't available for viewings at the moment but I will contact you as soon as it does become available". About a week went by and I emailed Rebecca several times and each time the same answer - not available for viewings. The next thing is the property is removed from their books. I was in the area and called in to enquire about the property only to be told the property has been let (probably to one of their mates?!). I was in a very strong position to rent as we have an excellent credit score and I would have been more than happy to pay 6 or 12 months rent upfront as we are in a position to do that having just sold our house, but they couldn't even be bothered to show us the property and give us a fair chance. My advice re this estate agent is avoid, avoid, avoid at all costs. I have sold and bought several houses in the past and this is the worst estate agent I have ever come across. Go to Paul Carr or one of the other estate agents in Brown hills High Street if you want a decent estate agent!

Avoid this company, we moved out due to going from renting to buying we went way above and beyond with myself on days off from work making sure in the months notice I went back and cleaned the place we handed the keys back and as per with estate agents they try conning you out of your deposit they gave a few points on things they wasn’t happy with and asked us to come back and collect keys to re do or quote us for them to find someone I rang and spoke to a women who did the check out who clearly has no idea on how life works with property’s and I have all the evidence I need in order to chase them to make sure we get our money back we left the place spotless yet was told we hadn’t even cleaned 3 of us went in and cleaned the house top to bottom worst company ever top this off when we did rent they responded to emails badly sometimes waiting 10 days for a reply that should of only taken a few days max I can’t fault the customer service with regards to when your face to face with them but when it comes to them replying to emails and now I’ve found how poorly they do check outs something needs doing.

Subject: Urgent Complaint Regarding Unresolved Issues and Lack of Repairs
I am extremely disappointed and distressed by the appalling conditions of the property managed by Good Child's Castle Management. Despite assurances that the hole in the roof would be repaired before our move-in, it remains unresolved, leading to irreparable damage to my daughter's ashes.
Rebecca, seemingly the sole employee, has repeatedly assured us of repairs through numerous emails, yet no action has been taken. Her lack of customer service skills and refusal to address the necessary repairs are unacceptable. True Pilot reviews highlighting her poor performance are indeed accurate.
The property exhibits severe issues, including a worsening hole in the roof, a persistently running sink, poor plumbing, and unbearable dampness. This renders the home uninhabitable, a fact known from a previous complaint by Dan in Walsall housing complaint.
I am left with no choice but to pursue legal action against Good Childs, Castle Management and Michael for this egregious experience. Rebecca's consistent lies and fraudulent behavior need to be addressed, and her termination is warranted.
This ordeal has been emotionally distressing, and I am committed to making this a costly suit to hold responsible parties accountable for their negligence and mistreatment of consumers.

After renting a property for 1 year…
After renting a property for 1 year paying rent on time and keeping the house immaculate, there were numerous problems on a monthly basis- from wasp nests, mice, loose floorboards, leaks etc. It became a second job just reporting the issues and having to follow them up. Their contractors, particularly the plumber would take his time fixing an issue and if not chased, I would be left waiting a further 3 weeks before parts were even ordered.
I raised two complaints due to the low level of customer service received when dealing with issues. I always had to chase for updates which became tiresome while working fulltime. There was no apology or understanding just excuses. The second time I raised a complaint, I was met with such rudeness and unprofessionalism from Bradley and was issued with an eviction notice (despite no breach of contract) whilst pregnant. The notice was then revoked demonstrating this was a power trip. Only after revoking the notice, I received a slight change in behaviour, but this was too little too late.
When moving out, despite leaving the place immaculate (a better condition than what was left for me when moving in) and the external company even stated it was the best checkout they’d ever seen from a tenant, they still attempted to deduct £100 from my deposit from damage which existed in the property before I moved in (as proved from earlier dated photos). In addition, there was attempt to even delay receiving back my deposit by stating I needed to show proof of paying council tax before receiving my deposit. After mentioning this to Stoke City Council over the phone, they immediately asked if I was renting with Goodchilds and explained this was ILLEGAL for them to withhold a tenancy deposit before seeing Council tax proof, and that they had previously spoken to Goodchilds about this. They even advised me not to rent from them again! Beware of this letting agents!!!

Goodchilds, Brownhills have managed our 7-8 rental properties for several years and overall the service has been mediocre to poor, but we have put up with it as we have had other business interests taking up our time.
Our circumstances have now changed, freeing up us up to take on some of the property management ourselves. Unfortunately, the Goodchilds Terms of Business effectively lock us into their services indefinitely due to punitive cancelation fees.

Called the Brownhills office 30th June 2021 as regards to viewing 50 Broadmeadow Lane Great Wyrley to rent for my mother in law !
All good dealt with a Leanne bent over backwards for us at 1st , she already had viewings booked in but she got us in 1st as now I will explain ,,,,,,
My mother in law who is 80 years of age & of poor Mobility suffered a horrific fire at her own house on the 20/06/21 it is her own property so Leanne pushed us through first. Great 👍 appointment for viewing 12.45 pm she was late !!! She rolled up at 1pm we viewed the house, mother in law was grateful as she needed her own space after living with us for nearly 2 weeks.
We poured our heart out to her as regards a lot of personal stuff too . She was very obliging at the time !
She said to myself & mother in law it’s yours 1st come 1st served 👍 my mother in law was so happy bless her !
We had the documents to complete & sign they came through to my email at 13.10pm. So Leanne said to us upon leaving it’s YOURS 👍
I then had to take my mother law for a doctors appointment etc etc plus get back to work 🙈 I arrived home to fill out the forms & pay the £150 holding fee, this was around 3.45pm ?
The Goodchilds office had blocked me from the documents at 15.13pm ??? Why ???
I then called the office to speak to Leanne who do the viewing & she said you didn’t get the paperwork in on time WHAT !!!! No time scale was given at all. I had every intention of getting it all in before the end of the business day !
When I looked at the emails I had received paperwork at 13.10 pm & I was blocked by 15.13 so they gave me 2 hours that’s all 😡
Leanne said that another persons had come forward & sent the application in before me ! ?
Now all she had to do was call me & say
“ Mrs Ward are you still interested in this property as another applicant has come forward ?
She just disregarded an 80 year old woman & left her homeless 😡
Can’t describe what this firm did to us yesterday. Never dealing with them again 😡

Goodchilds Sales Telford
We recently sold our house through Goodchilds Telford. Sold quickly and then there seemed to be a lack of communication and we felt as if it wasn't going to complete in time with the stamp duty holiday. We had a really difficult solicitor in the chain (read - useless), but Lorraine stepped in and was amazing. Her knowledge and ability to get the chain moving and complete before the end of June was amazing.
I would recommend Goodchilds, especially Nick, Connor and Lorraine. We didn't have dealings with anyone else.
