We specialize in borrowers whose income does not fit a standard W-2 box: self-employed business owners, real estate investors, and veterans. Loan programs we offer
- Bank statement loans — qualify using 12 or 24 months of business or personal bank statements instead of tax returns. Built for self-employed borrowers, contractors, and business owners who write off heavily.
- DSCR loans — qualify an investment property on its own rental cash flow (debt service coverage ratio) rather than your personal income. No W-2s, no tax returns.
