A Predatory Stay Experience
I moved in early January 2025 in Austin, TX, and left May 2025. It is currently July 2026 and I still have not yet received my $500 deposit back. This is illegal, and laws regulate that the deposit be returned within 30 days. They use the usual stalling tactics, but don’t fall for it. Take legal action if you want your money back. Harrington Housing is a company that preys on international students no longer being here once they finish their stay.
The worst renting company ever
The worst renting company ever. Stay away, don’t waste your time and money.
When I moved in they haven’t had proper cleaning for apartment, fridge and freezer was stocked with spoiled items with mold, all dirty and disgusting, after my complains and ignore for about two weeks they finally had cleaning lady to fix it. Also property manager was coming any time to show room to potential tenants without prior notice, which create discomfort and always random people which entering promises even without management. Then all the time I had issues with other people living on the property which made it unsafe as well unsanitary place to stay. Garbage and dishes were left for weeks which made this apartment having cockroaches and no one was attentive to fix it. Either people living on promises, either management fllat, which also was Harrington house and they change the name. In the contract it says that kitchen and shared area should be clean and everyone has to take care of their stuff to make it safe environment, no overnight guest allowed, it was rules in lease contract. Which was never kept. Overnight guests, loud music, disrespect and ignore of contact rules and peace of other people living in co-shared apartment. One day it was a police entering promises with guns and without prior notice knocking door loud like they can break it almost and yelling, one of the girls which was always having overnight guest had mental breakdown because she felt unsafe and she thought that someone is outside of her window, it was 2 hours with police trying to figure out situation which made all of this uncomfortable for everyone who is not even have any connection with her issues. Also one of the person living there damaged my personal belongings and never replace it, management ignored all of my complaints. On the contact in says that you should give one month notice in advance before your lease ends and let the property manager know about it by email, prepare room in perfect condition and submit photos and your bank details for refund of deposit, which I did and it’s been over a month emailing back and forth and I still haven’t received my deposit, they keep explaining this as they have problems with finance team and after a month stop replying at all. This company the worst experience, never use it and waste your time.

I moved out in August 2025, and as of June 2026, I have not received my security deposit back. For the past ten months, Fllat has continually postponed the payment, offering excuse after excuse. Despite my constant follow-ups, they have now stopped responding entirely and have failed to provide any documentation.
It is incredibly unprofessional to keep postponing a refund for nearly a year. This is a direct violation of D.C. law, which requires deposits to be returned within 45 days. I am now forced to escalate this legally. Future tenants should be extremely cautious—getting your money back from this company is an uphill battle!!!
I moved out at the end of December 2025…
I moved out at the end of December 2025 and have been trying to receive my refund for the last month and key deposit. I contacted them more than ten times by email, phone, and messages. They acknowledged the refund but have delayed it for over 4 months and missed several deadlines. Recently they stopped responding to my emails. My experience with resolving this issue has been very disappointing. They didnot take any actions until I opened an application T1 with the Landlord and Tenant Board.

Despite weeks of follow-ups, the agency has failed to provide any documentation or proof of deductions for damages. Used their Fllat.com site. Housing in Washington D.C

If I could give negative stars, I would.
This company is extremely unprofessional and misleading. I was shown a 3-bedroom apartment, but on moving day I was placed in a 4-bedroom unit with only 1 shared bathroom. At that point, you have little choice but to accept what you’re given.
Communication is nearly nonexistent; calls and emails go unanswered. My deposit has still not been returned, despite the stated 21-business-day processing time.
However, if you are even a day late on rent, they are quick to escalate matters to the Tenant Board. The urgency only seems to apply when money is owed to them; not when they owe tenants.
The unit itself was poorly maintained, dark, and overcrowded. Two of the bedrooms appeared to be makeshift additions.
Do not be misled by the photos or initial viewing. What is presented is not what you necessarily receive.
Proceed with extreme caution.

Terrible platform
Terrible platform, illegal operations... not returning people's deposits, customer service is nonexistent, seems like just robots writing the same jingle over and over again. NO phone number to address customers' concerns. Whatever you save with them, you will waste on legal fees. DO NOT RENT FROM THEM!

The company gave me 10 days notice to vacate the premises citing that the landloard of the property decided not to renew the master lease agreement. Vacated the premises as requested and still waiting for refund of rent paid. They said to expect it withing 21 days of vacating, its now been 109. BEWARE!!!!

Complete scam of a company
Complete scam of a company, lived with them in Vancouver for about 6 months last year, firstly they showed me the place I agreed to take it and when I was given the keys it was a complete different place which was not nearly as renovated as what I was shown. My place was infested with ants not to mention all the other things the apartment was missing. I wasn't even going to review only now after telling me my deposit was put into a que they have gone silent on me and wont return any of my emails. STAY WELL AWAY FROM THESE CROOKS.

Fllat rental in NYC
I rented from Fllat in New York City and loved it. The room, apartment, and building amenities were all very nice. I loved how close it was to the subways and my favorite restaurants as well. The staff were friendly and I felt very safe in my unit and the building. My room came completely furnished with a bed, side table, and 2 closets with plenty of space, so the move-in process was super easy.
Great Location, Even Better Management
My spouse and I have been living at the Harrington for about three months now, and our experience has been nothing short of wonderful. The building is perfectly located—right in the middle of everything—yet still feels comfortable and well cared for. The property is consistently clean and well maintained, which really makes a difference day to day.
The management team truly stands out. Rose, Alp, Husyar, and Superintendent Kadir are all incredibly attentive, responsive, and professional. It’s clear they take pride in what they do and genuinely care about the residents. Living here has been a great experience, and we’re very happy to call the Harrington home.

Fraud
I leased a room in NYC managed by Fllat.com / Harrington Housing LLC / HHousing NYC LLC from 12/01/24 - 11/30/25. The apartment, though it appeared to be newly renovated, was falling apart, literary. The roof, ceiling, doors, and connecting rooms flooded regularly whenever it rained. Customer service is either a chatbot or someone based in an offshore customer service center. Management is elusive and avoidant. When asked about early move outs or attempting to receive your security deposit back, you will be given a laundry list of reasons why there's a delay in the return of your funds. Avoid at all costs. The company operating in all the major cities in the US and no matter what name they are currently going by, the MO is always the same. If you rent from them, they are going to scam you one way or another.

On July 1, I was supposed to move into a room I’d booked through Harrington Housing, a coliving provider that rents out rooms in apartments around the city. I’d been in contact with their sales agent Sam since June 12, who confirmed move-in for July 1, sent me the address, and told me to come by at a set time.
When I arrived with my bags, ready to move in?
They had no record of a room assignment for me.
I was effectively homeless with no notice and had to find a place to live for the entire month on a few hours’ notice.
I’d already paid:
Last month’s rent
$350 deposit
As of now — two weeks later — they’ve only refunded $150 of that deposit. No full refund. No urgency. No compensation for the massive disruption they caused.
I have since discovered that this was not an accident - this is how Harrington does business. They are deliberate scamsters.
✅ Their company is structured to get your money (deposits, first and last months' rent) into their bank account to begin to make money off it (the float) while not providing the service you think you're going to get
✅ They have paralegals on staff who are regularly in housing court to keep your money (they've structured their contracts so that you have no rights under Ontario housing law)
✅ Their customer service is nonexistent because of this business model
This company operates by renting units in regular rental buildings and subletting them by the room to students and young professionals who can't afford a whole apartment. They are not professional landlords — in fact, providing affordable accommodation is NOT their business model (although that sometimes happens). It's making money off interest from deposits.
This isn’t just about inconvenience. This is someone holding your money while failing to provide basic housing they promised in writing.
On July 1st I was left homeless with a few hours' notice to find somewhere else to live for the month.
Posting this to warn students, new arrivals, or anyone desperate for housing in this brutal rental market:

Stay away from Harrington
I rented with Harrington at the Hive at Red River. It was a horrible experience on all levels.
1)Their on-site person, Nate, does not care about you once you have moved in and is highly unreliable and never shows up on time.
2)I had been promised fresh bedsheets, but instead only found a clogged drain, dirty bedsheets, a broken cupboard, a broken bathtub, and a few dead roaches in my flat. It clearly has NOT been cleaned at all.
3)Harrington Housing kept demanding payments that I had already made. Even sending receipts did not work, and I only got automated replies until I threatened them with my lawyer.
There are also issue with the Hive itself, such as weed smell, noise, mold, dirt (also from pets), unstable internet and in early 2025, maintenance request swere ignored.

One big, messy, automated system that serves noone but Harrington Housing
I paid the placement fee and the key deposit, but never paid the "real" deposit, never provided the guarantor info and never signed anything.
I also moved out through the website, just in case, but never got a confirmation of the move. And after two months where, let me be clear, I HAD NEVER LIVED THERE, they sent me an email threatening me with legal action because of missed rent payments.
I have tried contacting them through every channel I can think of (email, whatsapp, and by phone) but their entire system is automated. This makes it impossible to actually get ahold of anyone and hold them to account.
Terrible experience would not even recommend to my worst enemy.
