Written by the company

Heritage House is the brainchild of Pete Ward. For years he has run building conservation companies, and worked tirelessly to stop the damp industry in its tracks. Pete has now all but eliminated the dreaded PCA 'Damp Wally', and has written THE industry leading Warm Dry Home book, which is available on the website to purchase. It is your bible to understanding your home, and preventing and dealing with damp issues. Pete now works with a team of enlightened Building Surveyors, who specialise in working with old homes, Listed Buildings, and generally anything that looks like it might have been built with old materials like timber frames, stone, old brick and lime mortar, thatched cottages and more! The Heritage House Survey team work all over the country from London, to the east, Midlands, Shropshire, Herefordshire, and throughout the north east, and Cumbria. Pete is one of the leading surveyors in the country of old 'black and white' timber framed buildings. The company also help educate building surveyors, architects, environmental health officers and many other professionals, in understanding dampness problems in buildings. Pete also teaches building survey at University.

Got Peter Ward to do a survey in my…

Got Peter Ward to do a survey in my house.
Cost me £1,200. Should have threw it in the fire.
All he did was b-tch and moan about damp-proof companies and Rics chartered surveyors like everybody else in the country is wrong and he is right.
But he does not give no solutions to damp problems. You're supposed to live with the damp problems.
You're supposed to live with mould and water on your basement floor. That's just so unpractical. It's ridiculous.

I ended up getting my basement fitted with a cavity membrane system and now it's perfectly dry. I knew Peter was talking nonsense after I discovered my neighbour had their basement fitted with a cavity membrane system for many years before I moved in and they said it's been fantastic. I did the same. Mine's is fantastic also.
I think he should stop b-tching and moaning about the damp-proof companies and listen to them instead of preaching wacky stories of how you should live with mould on your clothes.
Nobody should live with mould on any part of your property.

We were having serious health problems with mould. But Peter says that's OK!!!!!.

Crazy, crazy man. Do not hire!!!!!.

And he is the scammer, not the damp-proof companies or Rics or the thousands of other people he claims to be scammers.
He's the number one scammer. I asked for a report and he refused to give one.
Now he's not answering my emails or calls.
He's blocked me on everything. Stay away. Avoid.

and dont dare say this is a fake review like everyone else you scammed !!!!

Patrick. We don't have your name in our files, and have no record of anyone having paid £1200 for a survey in your name. Can you give us the invoice number please and we can take a look.

Unfortunately at this point it does appear that you are yet another fake reviewer.

Please do let us have a reply with your invoice number, date of survey and first line of the address. That will help us find it in our records.

So we have now received a response from the reviewer:

Reference number: Didn’t get a report or invoice

Email: No

Phone number: No

Name: Patrick

Clearly this response shows the reviewer is fake - We always send out invoice pre-survey, and unless this is paid, survey does not take place. The person has not provided invoice number. How can he have paid £1200 if he doesnt have an invoice.
He has not provided a name, email, or phone contact details.

Clearly this is a scam review.

One hour phone consultation was a waste of money

I paid this company for a one hour phone consultation because I really needed to speak to someone who is knowledgeable about damp in old houses.
Unfortunately, Pete spent a good deal of the call slagging off RICS (referring to them as bas***ds) and their methods over and over, which was of absolutely no use to me - he was purely venting at my expense, literally. He also spoke at length about the problems that I had and how the property hasn't been treated properly over the years without actually offering any real-world solutions. I had to constantly steer him back to the question - 'But what do you think I should do next?', however, he had no practical or realistic solutions for me. Consequently, I came off the call actually feeling more confused than before it. I had further questions and Pete told me to email them after the call and they would answer those for me; they didn't even respond to my email.

I am a structural engineer and do…

I am a structural engineer and do various surveys on buildings of all ages so have had to familiarise myself with the means of detecting damp in buildings. I had watched videos of Peter Ward on YouTube before as he goes around various old buildings and much of what he says is sound and knowledgeable. However in producing this book he has fallen into the elephant trap and waving his anti Protimeter stance to the complete absence of any professional objectivity and has become just as manic as those in the damp roofing industry who he rightly criticises. I don't know what vetting this book went through to ensure its technical accuracy, but certainly from a structural point of view he makes some howlers when saying that the expansion of steel can lift a few storeys of building is just completely wrong.
However, he saves his worst howler for only the second sentence in the book by saying "Water can apply a force of 1 tonne per square centimetre". He thus shows us all in only 11 words his complete lack of knowledge of physics and of water. A tonne is weight and not a force, force is measured in Newtons. Tonnes per square centimetre is a pressure and not a force. The pressure that water exerts is related to how deep you are in the water and how much head of water that it is applying. The density of water is 1 tonne per cubic metre. Thus at one metre depth you would experience a pressure of 1 tonne per square metre. This is equivalent to 0.0001 tonne per square centimetre. To achieve a pressure of 1 tonne per square centimetre you would need to be at a depth 10 km. I am not quite sure what to believe of his 'science' from there on if he can't get this vary basic fact correct.
It's a pity because about 60% of the book is quite sound in that we do too much to old buildings to achieve this ideal of a modern lifestyle when all we need to do is understand how old buildings work.

Helpful and prompt response to review and advise

Helpful and prompt response to provide a review of a RICS survey which was non-compliant with the RICS JPS. Recognised experts in the field of Old Building fabrics and working with them sympathetically. No wonder they rile up the chemical-injection industry - they're the ones bravely calling them out. Thanks again.

Worth every penny

Heritage House completed a survey of the house we were buying in July. They offered extremely practical, useful advice on the various issues it had. Now we’re in the house, we’re using the write up as a manual and it’s proving very successful. Thank you guys! We’d definitely reach out again if we needed more advice. Also, a special thanks to Lucy who was so great at responding to our emails (and sympathising with our previous damp and timber survey which listed recommendations that weren’t appropriate for an old building).

Fake review. This is the only review SPA has done on trustpilot.

We do not charge £2400 for damp surveys, and always provide reports when agreed as part of our terms and conditions.

We do not sell anything to stop 'damp' - we have campaigned for years to stop the damp industry doing this, and quite understandably they don't like us. The same goes for the RICS - whose surveyors routinely use the same equipment as damp fraudsters to 'diagnose' damp using an electrical meter that does not measure moisture: https://www.heritage-house.org/damp-and-condensation/the-ping-prong-meter-guilty-of-fraud.html

This incompetent and unprofessional use of damp meters by RICS surveyors has led to the organisation trying to trash our reputation. We have never been members of the RICS, and have no desire to be a member of an organisation that fleeces the public constantly - this link explains a little more about its shocking record of management : https://www.heritage-house.org/building-surveys/the-scam-that-is-the-royal-institute-of-chartered-surveyors-rics/the-shocking-state-of-rics-management-and-standards.html

This is a link to the book - Warm Dry Home - which has sold over 20,000 copies and helps the public AVOID any form of damp proofing, by showing how to keep a house warm and dry :

The only scammer around here is the person writing the fake review.

If I could give 0 🌟 that's what this…

If I could give 0 🌟 that's what this company would get on lack of communication. I ordered the warm dry home book from the heritage house shop expecting it to arrive a few days later. I waited 7 days went onto the website to query my order I tried to make contact via telephone, email with no response approx 10 days went by still nothing. I was left with no alternative but to contact my bank to dispute my case. Funnily enough my book arrived 2 days after I made a complaint to my bank. I recently received a letter through the post from heritage house stating I was illegally trying to claim a non- delivery. My answer to that is yes i did request a refund of my money because 10 days had gone by without a response or my book so why wouldn't I ? I purchased a book with no update on delivery no response what so ever when I tried to make contact. Yes I got the book in the end but it had taken me to contact my bank and wait 2 weeks for a book. Its a pity you didn't put as much energy into posting my book as you did to react to a complaint you received. Moral of the story. communication is 🔑 try it some time you will get less complaints. 😊👍

We note from our online shop records that you attempted to buy the book on the 10th June. The banking software failed to approve the transaction. The bank response codes say ‘cancelled by user’.
A second attempt was made on the same day – 10th June – but did not process as far as the bank approval stage.
A third attempt to purchase was made on the 21st June and was approved by the bank – but for reasons we cannot track, the bank approval only showed up on our systems on the 3rd July, and the book was sent out by Royal Mail July 3rd. It was delivered on the 5th July. We provided a photograph of it being posted through the door by Royal Mail when you queried with the bank.
You complained to the bank on the 4th July. You then complained again on the 29th July – both times we provided evidence that the book had been sent and delivered.
We can find no evidence of any emails from you on our systems.
We would be most interested to see the letter you claim is from us – we have not written to you! Perhaps this was from the bank, explaining that we had provided proof of delivery, and that continuing to claim a non-delivery would be illegal.
We have sent out over 20,000 copies of the book and our Royal Mail service has not lost a single copy. I have no explanation as to what happened here – we can only quote what we see on our online merchandise software systems.
Thankfully you got your book, so we hope you enjoy the read – don’t hesitate to contact us if you need more help – office@heritage-survey.org. Peter

Unprofessional, offensive and unacceptable standards of behaviour

A decision was recently published by The Royal Institute of Chartered surveyors which reveals utterly unacceptable behaviour by this company. It found a failure to comply with a compensation award, racist and abusive language, and threats of unjustified legal action.

As a result they've been ordered to pay costs of £14k and had their RICS registration removed.

The decision is public information (search this company and "RICS decision") - see in particular the shocking, unprofessional and racist language used in paragraphs 16 to 19, which RICS agreed to be offensive, harassing and with racist undertones in paragraphs 45 to 48.

Needless to say, I would strongly advise against supporting this company.

We have no idea who you are, as your name does not appear in our company email logs.

You have only made 1 trustpilot review – so clearly this is a malicious post.

This review concerns a company by the name of Heritage House Surveys LLP, which does not exist as it was de-registered last year.

The RICS undertook what was clearly a co-ordinated program of commercial harassment following its botched attempts at promoting a conflict resolution company – CEDR. This is the link to CEDR trustpilot reviews:

https://uk.trustpilot.com/review/cedr.com
CEDR google reviews are even worse.

Rather than boring anyone with the facts on here – this is a link to a proper explanation:

Most unhelpful

Most unhelpful, opaque. I asked for a sample report to understand the level of detail they go to- which I needed for my purposes. Emailed them and called them several times, they wouldn’t get back. Eventually they just said “we don’t have a sample report for you” in a rude demeanour. I am going with their helpful, polite competitor right away. Avoid!

I have just read their reply. I am astonished! They lie through their teeth. I asked for a survey and not a consultation. And they quoted me accordingly, including the report. I wish I could attach the emails exchanged- it would expose them right away. Now I can confidently add to my review that they are DISHONEST.

Reply to reply. We hope that you find a good resolution to your damp issues. kind regards

This lady asked us for a personal consultation, not a survey! We don't issue reports when we undertake consultations - whether these are on the telephone, or in person, on-site. Our building survey reports can be over 100 pages long, filled with information, photographs, diagrams and more. We cannot send out example reports for consultations that might range in topic from 'I think I have a damp problem on the front wall of the lounge', to 'I've just bought a 17th Century timber framed cottage and need some advice as to how to plan the renovations I'm going to be doing'. We told the lady in question that if she needed more information in a report, a survey would be more appropriate, and would cost accordingly. A consultation can take an hour, or a day, depending on what it is, and how arranged. Our office manager patiently explained this, and told her several times that there would be no point sending an example report for a service that does not result in a a report! We have, on occasion, provided bullet point notes following a particularly long consultation - but these are usually arranged in detail before the even takes place - so that everyone knows exactly what they will be getting.

The lady was sent a quote for an on-site consultation, not a survey. She went elsewhere. We tried to help her. We are glad she found someone who could help better than us.

Amazing customer service

Amazing customer service. I applied to Heritage house to get a damp survey. They took my details but explained my property was not the sort they dealt with. However they asked to read my level 2 survey and gave me lots of helpful advice. The advice put my mind at ease and proved correct in every detail. Lucy at Heritage house spent a great deal of time helping me out even though the company knew they would not be getting my business. Thanks again a truly generous company, who care about honest surveying not pound signs.

Non-Existent Customer Service

If I could give zero stars I would because it would accurately reflect their customer "service".
I ordered Hot Lime Putty. They sent a premixed lime mortar.
If you phone, there is a message telling you to email. If you email, they do not respond. Facebook Messenger will not accept messages.
I returned the product with a letter after posting in his (Peter Ward) FB group. He did not reply to the letter, nor did he refund the money. He did however ban and block me from the FB group, thereby blocking the only form of communication left!
He then went on to alter the website listings to include both the putty and mortar. Either way, he sent me the wrong product and refused to refund it when I returned it. So I am out of pocket for the original order plus return postage.

We constantly update listings on the site, as mixes change, and availability changes. A big issue has always been people's understanding of the difference between hot lime mortars, and hot lime putty. Most folk don't understand the differences, and we've updated the descriptions several times to try to make this clearer. It is unusual for someone to buy putty unless they fully understand - as it can really only be used for making limewash, or mixing with your own aggregate for a very specific purpose. Yet again we have updated the descriptions to emphasise these differences so people get the right product. We also send out more detailed instructions with the product that make the differences very clear!

Still waiting, still cut-off

Still waiting and listening to irritating music - each time I am then cut off. They say only open from 9-12. We tried emailing with detailed photos since May of 2023 regarding an important Regency Building in Leamington Spa. Can anyone else help us please?

Apologies for this - we can't find any reference to this building, although Pete has surveyed several Regency buildings in Leomington, both for pre-purchase, and as consultations for restoration projects. We do hope this was sorted out for you.

Read their write up on rising damp

Read their write up on rising damp. Somewhat informative on the issue albeit having multiple rants about the industry which turned me off. My advice stick to the issue, facts and solution rather than chastise every thing. It does not come across as professional so will not be using.

We are sorry you think we are having rants - the fact that Pete's book on the subject "The Warm Dry Home" and available on the Heritage House website, has now sold nearly 20,000 copies must say something about the fact that he has hit a raw nerve in the industry. Sometimes facts just don't resonate with people. Pete coined the term 'Damp Wally' and the term is now mainstream and seen all over the internet when used to describe anyone that has claimed to 'survey' for damp, and sell damp proofing. Pete now uses the term 'RICS wally' as we encounter hundreds of complaints about RICS surveyors who simply do not understand the basics of the science of water. As a result of his 'rants', he's been asked to help several major Regional Authorities with their residential damp issues, and teaches at University on all things related to surveying.

Horrible Initial response

Don't bother contacting these people. I emailed them around 2 or 3 times but no response. Spoke to someone called Michelle twice, trying to respond to my email to proceed with a damp survey. But she seems to be busy even to attend the call. Every time I request a response for my email, the response I get is "I am extremely busy". Perhaps they should consider having additional staff.
